I wrote a review here about 4 years ago giving it 4 stars. DO NOT, I repeat DO NOT move into this place. Management will lie and try to convince you what a great place this is. My lot rent is 700 dollars a month. FOR A TRAILER. Yard has been flooding for years. Management refuses to fix a single lot. If it rains heavy u better wear your swimming trunks and go barefoot because it will be 6 inches above the concrete pad. Refuse to explain their mystery charges on your bill. Used to be water, sewer, trash, plus base rent for your bill. Then last year they raised rent by nearly 40 dollars and then a mystery 25 dollar maintenance fee was added to our bills. So in reality it went up 65 dollars. What's the maintenance fee for? Been here 6 years and never had that before. It certainly isn't for maintenance because they don't maintain this place at all. On top of that the maintenance guy works more than the manager and not only do they not pay him squat, they don't even offer him a discount on his rent when he lives in the park. Shame on them. If u want to pay 1300 dollars a month to live in a trailer in the next 3 years, this is the place for you! That's right the rent is 700, but u have to buy a trailer to love here, the mortgage is 300. That's 1000 a month or 12000 a year. Will shortly be putting my rent in escrow if the issues with flooding and speeding aren't fixed asap.
Dec 06, 2024 · Drew KukloI lived here for about 3 years. As a stepping stone, it's not so bad. If you have kids, I wouldn't recommend they remove the playground and basketball hoops. They don't want you to have a hoop or even plant trees or flowers without permission. There are more rules than living in an HOA. The lot rent is higher than any other park around, and when you have an issue and make a report, nothing is ever done about it. All the yards flood everyone it rains, and the streets are barely ever plowed in the winter.

My "Lot rent" is almost $700/month every month. Why? Oh that includes the nasty water that we get to use and sewage. Doug, who is the newly appointed manager with the new company is a complete jerk to deal with. If you already live here, he doesn't give a damn about you.The pad on which my mobile home sits is completely destroyed and it's ruining my home. I've contacted them several times, even corporate to no avail. This place was better before impact and gemstone communities were here. If you want mysterious fees on your rent, and no one to talk to in management, this is the place for you.All I can say is run away, stay away, and save yourself some hassle. And if you speak the truth you will be blocked from their Facebook page. Sounds kinda like what they do in dictatorship countries.

Our rent is continuously increasing yet we're not able to drink the water because it smells and tastes like mold. We also have to pay for water and sewage despite the fact we cannot drink the water. I think it's crazy they're offering a measly $25 for a positive review in a community where the management talks about how they're going to fix things but nothing changes. Save your money and fix the water. *The water line ownership was retained by the park and does not get flushed yearly like it is supposed to. Trumbull Co supplies the water but is not responsible for maintenance. I have in fact complained about this issue to the previous owners and the new manager. *
