Spartan Village Introduce
Are you currently searching for "RV parks near me" in the Wrightstown, New Jersey area? Spartan Village, located at 511 Sykesville Rd, Wrightstown, NJ 08562, presents itself as a mobile home park that may also accommodate RVs, offering a potential living or temporary stay option within the local community. This introduction aims to provide an overview of what Spartan Village might offer, drawing from available information to help local users make informed decisions. Please be aware that online reviews offer contrasting perspectives on this property, which should be considered as you explore further.
Understanding the Environment
Spartan Village is situated in Wrightstown, New Jersey. The environment of a mobile home or RV park can significantly impact the living experience. Typically, such communities offer a more structured setting compared to traditional campgrounds, often with longer-term residents. The landscape might include paved roads, individual lots or spaces for mobile homes and RVs, and potentially some communal green areas. The specific layout, landscaping, and overall aesthetic of Spartan Village would require direct observation or up-to-date visual information. However, based on the address, it is located within New Jersey, suggesting a Mid-Atlantic climate with four distinct seasons and a generally green and wooded environment in the surrounding areas. Local RV parks often benefit from the natural surroundings of their location, offering a blend of community living and access to regional attractions.
It is important to note that one online review describes the location as a "beautiful spot," suggesting some positive aspects regarding the physical environment. However, this contrasts with other feedback concerning the management and upkeep of the community. Potential local users should aim to gain a comprehensive understanding of the current environment through visits or recent, unbiased reports.
Potential Services Offered
As a mobile home park that may also function as an RV park under the category of "RV parks near me," Spartan Village is likely to offer a range of services to its residents and visitors. Standard services in such communities often include:
- Individual Lots/Spaces: These are designated areas for placing mobile homes or parking RVs. They typically include utility hookups.
- Utility Hookups: For RVs, this usually includes connections for electricity, water, and sewer. Mobile homes generally have more permanent utility connections.
- Roads and Infrastructure: Paved or well-maintained roads for easy access within the park.
- Waste Management: Regular trash and recycling services.
- Mail and Package Reception: Facilities for receiving mail and packages.
Depending on the nature and size of Spartan Village, additional services might include:
- Laundry Facilities: On-site laundry rooms with washing machines and dryers.
- Restroom and Shower Facilities: Communal restrooms and showers, particularly relevant for RV guests.
- Community Areas: Clubhouses or recreational areas for residents to socialize.
- Maintenance Services: Basic maintenance of communal areas and potentially individual lots for an additional fee.
However, it is crucial to consider the negative feedback from one reviewer who mentioned a lack of responsiveness from management regarding maintenance issues, specifically citing a ten-year wait for tree removal. This suggests that while certain services might be advertised or expected, the actual delivery and quality of these services may vary. Local users are advised to inquire specifically about the availability and reliability of services at Spartan Village.
Features and Amenities
The features and amenities of an RV or mobile home park contribute significantly to the quality of life for its residents and guests. Spartan Village might offer features such as:
- Landscaping: Trees, lawns, and other greenery within the park. One reviewer noted a "beautiful spot," indicating some positive landscaping aspects, although this is contradicted by the tree removal complaint.
- Security: Measures to ensure the safety and security of residents and their property.
- Pet Policies: Regulations regarding pets, including size and breed restrictions, and designated pet areas.
- Parking: Designated parking spaces for residents and potential guest parking. One review highlighted inconsistencies in parking enforcement.
More extensive amenities found in some RV parks could include:
- Swimming Pools: For recreational use during warmer months.
- Playgrounds: For children.
- Fitness Centers: Exercise facilities for residents.
- Wi-Fi Access: Internet connectivity throughout the park.
- Cable TV Hookups: For residents to connect their televisions.
Given the mixed reviews, particularly the strong negative feedback regarding management and inconsistent enforcement of rules, local users should exercise caution and seek detailed information about the current features and amenities directly from the management or recent, unbiased sources. The discrepancy between a "beautiful spot" and complaints about neglect suggests that the features might be present but their upkeep or the overall community management could be areas of concern.
Promotional Information (Seek Current Details)
Promotional information for mobile home or RV parks can vary greatly and may include incentives to attract new residents or short-term visitors. Potential promotions at Spartan Village could include:
- Reduced Lot/Space Rental Rates: Special discounts for new residents or for a limited time.
- Move-In Specials: Incentives such as waived application fees or reduced security deposits.
- Seasonal Offers: Discounts during off-peak seasons or for longer stays.
- Referral Programs: Incentives for current residents who refer new occupants.
However, in light of the negative review mentioning consistent rent increases without corresponding improvements or services, local users should be particularly diligent in understanding the full terms and conditions of any advertised promotions. It would be prudent to inquire about any hidden fees, the history of rate increases, and the actual value provided for the rental costs.
Considering the Reviews
The provided customer reviews paint a concerning picture of Spartan Village. The strongly negative review alleges mismanagement, including consistent rent increases without improvements, long delays in addressing maintenance issues (such as the tree removal), and inconsistent enforcement of community rules regarding parking. This reviewer strongly advises potential residents to "stay away from Spartan Village."
In contrast, another review simply states "Beautiful spot, no rentals, staff polite but distant," which offers a more positive perspective on the physical location and staff demeanor, while also indicating that rentals might not be an option, potentially suggesting a community primarily for owners. The "disappointing visit" review lacks context but further contributes to a mixed perception.
Conclusion for Local Users
As a local user searching for "RV parks near me," Spartan Village in Wrightstown, NJ, presents a location with potentially appealing environmental aspects, as suggested by one reviewer. However, the significant negative feedback regarding management practices, including rent increases and lack of responsiveness to resident needs, raises serious concerns. The inconsistencies in rule enforcement, as described, could also impact the quality of community living.
Given this information, local users are strongly advised to conduct thorough due diligence before considering Spartan Village. This should include:
- Visiting the property in person: Assess the current environment, infrastructure, and overall condition.
- Speaking with current residents (if possible): Gather firsthand accounts of their experiences with management and community living.
- Inquiring in detail about all fees and rental terms: Understand the full costs involved and the history of rate adjustments.
- Clarifying the availability and reliability of services and amenities: Do not rely solely on advertised features; seek confirmation of their upkeep and accessibility.
- Investigating recent, unbiased reviews or reports: Look for consistent themes in feedback from multiple sources.
While Spartan Village might offer a local option for RV or mobile home living, the publicly available reviews suggest potential challenges that prospective residents should carefully evaluate to ensure it meets their needs and expectations for a comfortable and well-managed community.

Spartan Village Reviews
Nobody can be desperate enough to live in this place. We have the biggest slumlord in the state of New Jersey that runs this place. He does nothing but jack the rent to line his pockets and does absolutely nothing to help anybody out. I was in the office one day and there’s a woman who’s been on the waiting list for 10 years to have trees removed that are touching the top of her mobile home. 10 years? Why Steve Coyle? Some people are allowed to park on their grass for weeks at a time up to three or four vehicles. However, there are others that are not allowed to back their vehicle up to their shed to unload it without getting a nasty letter from Marianne and Steve. They’re pathetic here. Every single year, our rent for space is raised. Every single year. Does not matter that there are people on fixed income here Steve Coyle does not care. Stay away from Spartan Village.

Apr 27, 2025 · John SheehanPros: The majority of the residents here are nice and everyone’s yard is well maintained.Cons: Rent increases every year.Trash pickup days are inconsistent. The speed bumps are ridiculous and they keep adding MORE instead of removing them. Going over them multiple times a day every day is bad for your vehicle and if there was ever an emergency trying to get EMS/fire services through the park is going to take precious time. The mail office is only open for a few hours and getting mail is impossible if you work 9-5 during the week which means there’s only Saturday... I don’t understand why the building is locked and we don’t have a key. I’ve never lived somewhere where the mailboxes are inaccessible and it’s really frustrating, especially during the holidays. Now I have to pay for a P.o. box to avoid dealing with it.The address itself is miserable and often too long to fit into computer systems which causes issues with shipping. Trying to give a friend or a delivery person directions is a nightmare between the speed bumps, the confusing layout and the way parked cars only leave a narrow path to drive down. The homes are shoved right up to the sidewalk so if you want to walk you have to walk in the road. Parking space is an issue because most homes don’t have driveways and there are lots of homes with 3+ cars.Power goes out more frequently than anywhere else I’ve ever lived. There’s been constant construction ever since I moved in. It’s right by a military base and there here loud aircrafts taking off constantly. All of these issues could be offset by a fair price but it just keeps getting more expensive each year despite the renters not gaining anything except more speed bumps and less space.
Jan 27, 2025 · anon ymousWe bought our home here five months ago. We love it here! It’s very quiet, clean and our neighbors are very nice and helpful. Everyone keeps their homes well maintained and yards clean. We don’t know why there are some reviews that say otherwise but never have we felt thier were drug addicts here and our mail and packages never looked opened and resealed. The women in the office Has been there many years and is very nice and answers any questions you may have. The lot lease is not expensive under $500.00. We wanted to live a simple, affordable, peaceful and quiet life and here is where we found it. We love it!
Aug 19, 2022 · Lee JI spent the best part of 15 years of my life growing up here. It was a great community and still is. I still have family here. With a family of my own on the way I chose to cross the river just inside Pennsylvania. Wanted something a little different. I will definitely miss this place. Glad I could call it "Home" for a little while.Thank you for taking care of me and my family!
