Based on the available online reviews, Sterling Estates appears to have a generally positive reputation as a nice community with caring management. One reviewer specifically highlights the positive aspects, stating that the management seems to genuinely care about the residents and the property. This suggests a responsive and attentive management style, which can contribute significantly to a positive living experience for residents.
The same positive review also mentions that Sterling Estates offers the option to either buy or rent a home within the community, providing flexibility for different housing needs and financial situations. This dual option can be attractive to individuals seeking both long-term ownership and those preferring the flexibility of renting.
For families with children, Sterling Estates offers the feature of small playgrounds within the community. This amenity provides dedicated spaces for children to play and socialize, contributing to a family-friendly environment. The presence of playgrounds can be a significant draw for families looking for a community that caters to the needs of their children.
The reviewer also notes that the roads within Sterling Estates appear to be well maintained. This is an important aspect of the community's infrastructure, ensuring ease of movement for residents and visitors and contributing to the overall aesthetic appeal and safety of the park.
Furthermore, the community manager is described as easy to talk to and helpful. This reinforces the positive impression of the management and suggests that residents can expect approachable and responsive service when they have questions or concerns.
However, another review brings up a specific concern regarding the maintenance of empty lots during winter. This reviewer points out that the sidewalks of empty spaces are not always shoveled, which can create hazardous conditions, particularly for children walking to the bus stop on icy surfaces. The reviewer suggests that since lot rent is raised annually, the park should take responsibility for maintaining these empty lots, especially ensuring safe passage on sidewalks.
Considering the platform category 'RV parks near me,' Sterling Estates offers a different model of long-term accommodation. While RV parks typically cater to temporary stays in recreational vehicles, mobile home parks like Sterling Estates provide a more permanent residential setting with manufactured homes. However, for individuals searching for a community with a caring management, family-friendly amenities like playgrounds, and well-maintained infrastructure in the Adrian area, Sterling Estates presents a potential alternative to traditional RV parks for those seeking a longer-term living situation.
The positive aspects highlighted in the reviews, such as caring management, the option to buy or rent, playgrounds for children, and well-maintained roads, suggest a community that values its residents and the upkeep of its property. These features can contribute to a comfortable and enjoyable living environment.
The concern raised about the shoveling of sidewalks on empty lots is an important point for prospective residents to consider, especially those with children or mobility issues. It highlights a potential area for improvement in the park's maintenance practices. It would be beneficial for interested individuals to inquire with the management about their winter maintenance procedures for all areas of the park, including empty lots.
Currently, there is no specific promotional information available for Sterling Estates based on the provided reviews. Individuals interested in learning about any special offers, current home sales or rental opportunities, or lot availability should contact the management directly at the provided phone numbers. Inquiring about lot fees, community rules and regulations, and any additional amenities would also be beneficial for prospective residents.
In conclusion, Sterling Estates in Adrian, Michigan, appears to be a nice community with caring management, offering the option to buy or rent manufactured homes. It features playgrounds for children and boasts well-maintained roads. However, a concern has been raised regarding the winter maintenance of sidewalks on empty lots. For local users searching for 'RV parks near me' who might be interested in a family-friendly, longer-term residential setting with a supportive management, Sterling Estates is worth considering. Prospective residents are encouraged to contact the management directly at (517) 263-8380 to gather more detailed information and address any specific concerns regarding maintenance and community policies.

Sterling Estates Reviews
Overall not a terrible place but I do think it’s unfortunate that the sidewalks of the empty spaces don’t get shoveled and the children are expected to walk to the bus stop on ice. If the lot is empty it should be the responsibility of the park to maintain it since the lot rent is raised every year to “fix” things.
Feb 16, 2025 · Tiffany WeeksWhat a nice community, the management seems to care about the residents and the property. You can buy or rent a home. There are small play grounds for kids, and the roads seem to be well maintained. The community manager is easy to talk and helpful.

Jan 14, 2025 · Connie GuentherDON'T APPLY TO LIVE HERE! worst trailer park ever! All the 5 star reviews are from current or former employees of sterling Estates. All of the trailer park tenants hate Becky (manager of trailer park) because of the way she treats them and threatens them. The manager, Becky, is a (beep beep) horrible person, horrible attitude, loves to take advantage of the tenants and steal their rent money then say they didn't pay rent. Gives wrong information and talk down to people as if she's better than everyone else. She's always threatening the tenants with suing them for every little thing that she can, when people don't bow down to her. The management company is no better. They think she's a saint and can do no wrong. They act the same snotty way as her. As if she were their daughter. Everyone says Becky previous stole from the town at her previous job and was taken to court for all the money she stole. The trailers are way over priced. $38,000 for a trailer is too much. For that price you can buy a house. WORST TRAILER PARK EVER!!!!!
