StrawBerry Ridge Village Introduce
For local users searching for "RV parks near me," it's important to also be aware of the various residential options available in the surrounding areas, especially those catering to the 55+ community, such as StrawBerry Ridge Village. Located at 3419 State Rd 60, Valrico, FL 33594, USA, StrawBerry Ridge Village has historically been known as a nice place to live with a strong sense of community and numerous activities. However, recent customer reviews indicate a concerning trend regarding maintenance, management, and escalating lot rents, which potential residents should carefully consider.
According to a long-term resident, StrawBerry Ridge Village was once "a very nice place to live," where "the residents are still by and large nice and willing to help each other when needed." This positive aspect of a supportive and friendly community remains a significant draw. The reviewer also notes the presence of "many clubs and activities," suggesting an engaging social environment with opportunities for residents to connect and participate in various interests.
However, the positive aspects are increasingly overshadowed by concerns related to the park's upkeep and management since its acquisition by Cove Properties two years prior to the review. The reviewer states that the park is "going downhill maintenance wise as the lot rents go up every January." This suggests a disconnect between the increasing cost of living in the park and the level of maintenance being provided.
One specific example of a promised improvement that has not met expectations is the "new gate security system," which was installed over a year ago but reportedly "only works half the time if that." A malfunctioning security system can raise concerns about the safety and security of the residents within the community.
Another significant issue highlighted is the aging water system, which "breaks often, lately one to three times per week." While the water service is usually restored within the same day, there have been instances of longer outages, including one lasting three days that was not weather-related. Frequent disruptions to essential utilities like water can severely impact the quality of life for residents.
The management under Cove Properties has also faced criticism regarding financial matters. The reviewer mentions that shortly after the acquisition, Cove demanded a $600 payment from all residents, claiming it was for back taxes owed. This unexpected financial burden likely caused distress and frustration among the residents.
The most significant concern raised in the reviews is the dramatic increase in lot rents. Initially stated to be between $1000 and $1200 per month with a planned increase in 2026, a subsequent review indicates that lot rents have already risen to "more than $1,200 per month." This substantial increase is reportedly causing a mass exodus of residents, with approximately "four dozen homes are for sale" at the time of the second review. The reviewer questions the management's motives, wondering "WHY management is driving residents out with outrageous lot rents."
The combination of high and rising lot rents and declining maintenance has led to a situation where "homes are not selling well" within the park. This can create a challenging environment for residents looking to move. The long-term resident who initially loved living in StrawBerry Ridge Village now states that they "could not with good conscience recommend it to anyone" due to the current conditions.
While StrawBerry Ridge Village may have once offered a desirable 55+ living experience with a strong community and numerous activities, the recent reviews paint a picture of a park facing significant challenges related to maintenance, unreliable infrastructure (specifically the water system and gate security), and rapidly increasing lot rents under the management of Cove Properties. These issues appear to be negatively impacting the residents' quality of life and the overall stability of the community.
For local users searching for "RV parks near me" who might also consider a 55+ mobile home community for a longer-term stay in the Valrico area, the information regarding StrawBerry Ridge Village presents a cautionary tale. While the sense of community and activities may still be present to some extent, the reported decline in maintenance and the substantial increase in lot rents are critical factors that cannot be ignored.
Prospective residents are strongly advised to conduct thorough due diligence before considering StrawBerry Ridge Village. This should include contacting the park management directly at (813) 689-9423 or +1 813-689-9423 to inquire about the current lot rents, the status of the water system and gate security, and any plans for addressing the maintenance concerns raised by current residents. It would also be beneficial to speak with current residents firsthand, if possible, to gain a more direct and unbiased perspective on the living conditions and management practices within the community.
Given the significant concerns raised in the recent reviews, it would be imprudent to highlight any promotional information or specific services without a clear understanding of the current state of the park's maintenance and infrastructure. The primary takeaway from the available information is the need for extreme caution and thorough investigation for any potential residents considering StrawBerry Ridge Village.
In conclusion, while StrawBerry Ridge Village in Valrico, Florida, may have once been a highly regarded 55+ mobile home community with a strong social fabric and numerous activities, recent reviews indicate a concerning decline in maintenance, unreliable infrastructure, and rapidly increasing lot rents under the management of Cove Properties. These issues are reportedly causing a significant number of residents to leave and are making it difficult for homes to sell. Prospective residents are strongly advised to conduct extensive research and due diligence, including direct communication with the management and current residents, to gain a comprehensive understanding of the current living conditions before making any decisions regarding StrawBerry Ridge Village.

StrawBerry Ridge Village Reviews
SR was a very nice place to live, the residents are still by and large nice and willing to help each other when needed. There are many clubs and activities. But, it is going downhill maintenance wise as the lot rents go up every January. Cove Properties purchased the park 2 years ago promising grand improvements which we have yet to see. The new gate security system was put in over a year ago and only works half the time if that. The water system is old and breaks often, lately one to three times per week, it is usually is back on within the same day, but not always. Last summer we were without water for 3 days once, the outage was not weather related. When Cove took over they demanded $600 from all residents, claiming back taxes were owed. The lot rents are now $1000 to $1200 per month and will go up again in 2026. Because if the high lot rents and general conditions of the park, homes are not selling well. I used to love living here, but at this time could not with good conscience recommend it to anyone.
May 08, 2025 · Deborah AdamsLot rents are now more than $1,200 per month. Residents are selling in droves. As of this date, about four dozen homes are for sale. One has to wonder WHY management is driving residents out with outrageous lot rents.
Apr 14, 2025 · David CoryThings are good here. My Sticker works, so I can drive through the gates. My problem had been about 2 managers ago.Tina helped me. I really like her. She is Always pleasant with a pretty smile.I like it here. But it ain't a 5. Maybe 43/4. Nothing is perfect. 😄
May 07, 2025 · Deborah PhairMy mother-in-law lived here for 3 years and the residents were really cold to her. She kept getting harassed by the management there too. This place is not friendly. I didn't recommend having your loved ones settle down here.
Nov 11, 2024 · Jenah WinklerCurrent owners have allowed this once beautiful community to decline! Advertised as a gated community, untrue. Have been without gates for over a year, clubhouse roof leaking, water is constantly shut off due to cheap repair, trash pick up spotty at best and pool often closed due to maintenance issues.
