Sugar Valley RV Resort by Rjourney Introduce
When searching for “RV parks near me” in the Van Vleck, Texas area, Sugar Valley RV Resort by Rjourney presents itself as an option located at 10833 TX-35, Van Vleck, TX 77482, USA. You can reach them at (346) 395-5747 or +1 346-395-5747 for inquiries. Based on available customer reviews, it’s important for prospective residents to consider a range of factors when evaluating this RV park for their needs, whether for a short stay or a more extended period.
One positive aspect highlighted in the reviews is the spaciousness of the RV sites. Guests have noted that the sites are large and not too closely packed together, which can contribute to a more comfortable and less cramped living experience. This feature is often a significant consideration for RV owners who appreciate having ample space around their setup.
Another area receiving positive feedback is the cleanliness and functionality of the laundry facilities. According to one reviewer, the laundry facilities were very clean, and all the machines were in good working order. This is a crucial amenity for both short-term and long-term residents, as access to clean and reliable laundry services can significantly impact their overall comfort and convenience.
However, the reviews also raise several concerns that potential residents should be aware of. One recurring issue pertains to the emptying of garbage receptacles. A guest mentioned that the garbage bins were full during their stay in the current year and also during a previous visit the year before, suggesting a potential ongoing issue with the frequency of garbage collection. This is an important factor to consider regarding the overall cleanliness and maintenance of the park.
A more significant concern raised by a long-term resident relates to the park’s water treatment. The review states that while the water is supposedly recycled, it is not being treated adequately, resulting in a sewage-like odor when the sprinklers are in use. This is a serious environmental and comfort issue that could significantly impact the quality of life for residents, especially during warmer months when sprinklers are likely to be used more frequently.
Another significant point of contention for long-term residents appears to be the inconsistency in billing practices. The review mentions that the rates for long-term stays have been subject to frequent changes. One month, all bills might be included in the rent, while the next month, residents are required to pay for electricity separately. This lack of consistent billing can create financial uncertainty and frustration for those planning to stay for an extended period.
Furthermore, there are concerns regarding the management and communication at Sugar Valley RV Resort. The review indicates that the office hours are not consistently adhered to, with the office closing earlier than the posted times. This can lead to issues such as the accumulation of undelivered mail. Additionally, the reviewer suggests that the on-site management primarily focuses on collecting rent and is unresponsive to complaints, directing residents to contact the general manager. However, attempts to reach the general manager via the provided phone numbers have reportedly been unsuccessful, creating a barrier to addressing resident concerns effectively.
Finally, the review provides a comparison with a newer RV park located just ten miles away. Sugar Valley RV Resort charges $425 per month for a site on gravel pavement, while the newer park offers concrete pads for $400 per month. This comparison highlights that there might be more modern or better-value options available in the vicinity, which prospective residents might want to explore before making a decision.
In summary, Sugar Valley RV Resort by Rjourney offers some benefits, such as large sites and clean laundry facilities. It may also be a convenient location for construction workers, as mentioned in one review. However, potential residents should carefully consider the reported issues concerning inadequate water treatment leading to unpleasant odors, inconsistent billing practices for long-term stays, unreliable office hours, difficulties in communicating with management regarding complaints, and the availability of potentially better-value options nearby. It is advisable to contact the resort directly at the provided phone numbers to inquire about these concerns and gather the most up-to-date information before making a decision about staying at Sugar Valley RV Resort.

All went as expected. Sites are large and not packed together too bad.Garbages need to be emptied more often. They were full last year when we were here also.No issues with frozen pipes. Laundry facilities really clean and everything worked well.
Jan 25, 2025 · D RWell let’s just say the place ha great opportunity . It is a good location for construction workers. However they are supposed to treat the water here as they recycle it but they don’t, so when the sprinklers come on it smells like a sewer plant. They change the rate on the long term people constantly. One month it’s all bills paid next you must pay electric. The office closes earlier than the hours posted so mail received builds up. The folks that manage the office all they do is take the money. Any complaints they tell you we have to call the general manager. After a week or two they ask you to to call the general manager’s office but none of their phone numbers go to them to hear your complaints. Now the rent here is 425 a month on gravel pavement. Down the road 10 miles away a new Rv park opened and it 400 a month and on concrete
Mar 10, 2023 · Brian McDougaldBEWARE!!Corporate doesn’t care about this park.We stayed for about 7 months. There has been about 7 vehicles stolen while we were there and one was ours. Our buddy had his stolen this morning. The cops and the managers working there are trying their best but it’s just ridiculous at this point. It’s a beautiful park just unfortunate it’s ran by a big corporation that doesn’t care.
Jul 03, 2023 · Chelsea VollingGreat place to stay! The staff is super friendly and does an amazing job at helping with whatever you need! The park is clean and well kept as are the laundry mat & shower houses. They have an on site convenience store and they keep a lot of essentials stocked! The sites are good sized, we have a 43' 5th wheel and we are able to park it and two vehicles with no problem! Plus the yards have plenty of room for the kids to play! I would highly recommend this park if you are ever in the area!
Oct 29, 2020 · Kohnie KennedyVery friendly staff, know your name the next day. Clean and quiet. Small laundromat, also a bigger one about 5 minutes away. Bay City close with all the big stores and food. Nice lots and a lot of green areas for dogs. Paved roads and padded spots for your trailer. Store and ATM on sight and able to get mail of any kind. Can bring your golf cart and the scenery around is beautiful. Very appreciative for the staff.
