Pros:1) Location is the best attribute. Close to everything around the center of Tucson. Two to three miles away from a noisy freeway, but close enough to hop on to get to other attractions around Tucson.2) Rose is very polite and friendly.3) Sites are pretty level and with gravel and concrete slabs.4) Pricing is reasonableCons:1) Made reservations in early January for a weeks stay on 3rd week of March. Paid an extra $10 "Lock Site Fee" to ensure our site of choice. Get here and our site was given to someone else. Rose said we were suppose to be there one day before, and gave site to someone else. We showed our reservations that clearly stated our arrival date and Rose realized she made a big mistake. She told us to go into another site and went outside the office and she didn't realize someone was already in that site as well. She assigned us to a third different site that was probably a little too small for us, but we made it work. She did refund the "Lock Site Fee".2) There is only one private bathroom with one sink, shower, and toilet. The sink doesn't have any running water. The toilet never had TP the whole week we were there. The shower did have running water, but I wouldn't advise using the bathroom as a whole because it was very dirty and poorly maintained.3) The multiple trash cans were over flowing until picked up by the city on Friday. Behind trash cans is a junk heap of old construction materials and miscellaneous trash that is very unsightly.

I love the peaceful atmosphere, and the location is perfect—close to shops and attractions but still quiet enough for a relaxing stay. Highly recommend this park to anyone looking for a comfortable, clean, and enjoyable place to stay. Five stars all the way!

Upon arriving at my site, I was struck by the numerous cigarette butts littered across the ground, making it feel as though I were walking in an ashtray. It was so overwhelming that I put on rubber gloves and picked up all the trash in my vicinity. The trash bins are situated right in the center of the park, making them unsightly and unpleasant to smell. Furthermore, the drain for gray water and sewage is located on the opposite side of the drainpipe at the back of the lot, which appears to be a common practice overall. Unfortunately, my tube wasn't long enough to reach it. The park's bathroom is typical of public parks: overused and poorly maintained. The only redeeming quality of this RV park is its very convenient location.
