Rillito mobile home park Introduce
Located at 522 W Rillito St in Tucson, Arizona, Rillito Mobile Home Park offers a residential setting where individuals own their mobile homes but lease the land. Situated on West Rillito Street, this community provides a specific type of long-term housing within Tucson. For those exploring the category of "RV parks near me," while Rillito primarily caters to mobile home owners, understanding the park's environment and management history, as described by its residents, can offer insights into the potential realities of long-term community living in Tucson.
The available customer reviews for Rillito Mobile Home Park paint a concerning picture of the park's management and overall condition. One long-term resident, who purchased their mobile home eight years ago, provides a historical perspective on the park's management. They recall a period prior to their purchase when a management company from California reportedly worked to clear out problems and clean up the park. This initial effort suggests that the park may have faced significant issues in the past.
However, the reviewer notes that this initial management outfit, which oversaw multiple parks in Tucson, was ultimately deemed "the worst ever," characterized by internal disagreements and tenant favoritism. Subsequently, a second on-site management took over and was considered even worse than the first, allegedly reintroducing the "nonsense and unnecessary" that the initial management had cleared out. Currently, the park is under the management of a third, newly established company. The initial impression, according to the reviewer, is that this new management may not be adequately addressing the park's ongoing issues.
The long-term resident expresses a pessimistic outlook, stating that the mobile home park is declining to the state it was approximately nine years prior. They suggest that the park may be viewed primarily as a "tax write up" for its owners, with a lack of investment in necessary repairs and maintenance to sustain it as a viable community.
Another review is even more critical, directly naming "Mar management" (presumably the current or a recent management company) and accusing them of inaction regarding essential maintenance. Specific examples include the failure to repair driveways, perform landscaping, or clean up weeds around the park. The reviewer also raises a serious safety concern, describing the alley within the park as a fire hazard. They claim that Tucson Code Enforcement has issued multiple notices to "Mar Corp" and the owner, "Phem Mobile Homes LLC," regarding this issue.
Furthermore, the reviewer alleges significant legal issues involving the park's management and ownership. They state that there is a lawsuit against both Mar Corp and Phem Mobile Homes LLC filed by the Attorney General's office, citing discrimination against handicap individuals and the elderly. This is a very serious accusation that, if substantiated, would indicate significant problems with the park's operations and treatment of its residents.
Based on these reviews, the environment of Rillito Mobile Home Park appears to be one of neglect and potential safety hazards. The lack of maintenance, as evidenced by unrepaired driveways, overgrown weeds, and the fire hazard in the alley, suggests a poorly kept physical environment. The historical account of problematic management further contributes to a negative perception of the community's overall well-being. The alleged lawsuit regarding discrimination against vulnerable residents paints a concerning picture of the social and ethical environment within the park.
Information regarding the specific services and features of Rillito Mobile Home Park is limited within these reviews. The fact that residents own their homes implies that they are responsible for the upkeep and any modifications to their individual units. The park's responsibilities would typically include the maintenance of common areas, infrastructure (such as driveways and possibly utilities), and adherence to safety regulations. However, the reviews strongly suggest that these responsibilities are not being adequately met. The mention of code enforcement and a fire hazard in the alley indicates potential failures in providing a safe living environment. There is no information about amenities such as laundry facilities, community centers, or recreational areas.
Given the overwhelmingly negative feedback and the serious allegations of neglect, safety violations, and discrimination, there is no positive promotional information to be gleaned from these reviews. In fact, the consistent message is one of significant problems and a decline in the park's condition and management over time.
For individuals searching within the "RV parks near me" category, Rillito Mobile Home Park, as described in these reviews, would likely not be a suitable option, especially for short-term stays. The reported lack of maintenance, potential safety hazards, and alleged legal issues suggest an unstable and potentially unwelcoming environment. Even for those considering a long-term stay with an RV, the concerns about management and the overall upkeep of the park would be significant deterrents. The primary model of residents owning their homes and leasing the land also differs significantly from the typical arrangement in RV parks.
Based on the available information, the potential features of Rillito Mobile Home Park are overshadowed by significant concerns:
- Long-Term Residency (Mobile Home Ownership): Residents own their homes and lease the land.
However, the significant drawbacks highlighted by the reviews include:
- Problematic Management History: A history of ineffective and tenant-favoring management.
- Current Management Concerns: Allegations of inaction on maintenance and a lack of care for the park's condition.
- Neglected Maintenance: Unrepaired driveways, overgrown weeds, and a general lack of upkeep.
- Safety Hazard: The alley described as a fire hazard, with code enforcement involvement.
- Legal Issues: A reported lawsuit by the Attorney General's office alleging discrimination against handicap individuals and the elderly.
- Park in Decline: A perception that the park is deteriorating and being treated as primarily a tax write-off rather than a community.
There is no promotional information available. Prospective residents are strongly advised to avoid Rillito Mobile Home Park based on the serious concerns raised in these reviews. Anyone considering this park should conduct extensive independent investigation and due diligence, including verifying the status of the alleged lawsuit and the code enforcement issues, and speaking with current residents to gain a more comprehensive understanding of the current living conditions and management practices.
In conclusion, Rillito Mobile Home Park in Tucson appears to be a community facing significant challenges related to management, maintenance, safety, and legal issues, according to the available customer reviews. The historical account and current assessments paint a concerning picture of a park in decline. For those seeking long-term residency, whether in a mobile home or potentially an RV, the reported conditions and allegations should serve as serious warnings. Thorough and independent investigation is crucial before considering Rillito Mobile Home Park as a place to live.

Rillito mobile home park Reviews
When I first purchased my mobile home here 8 years ago the space lot manager at the time went through a previous year in a half (prior to me purchasing my unit) clearing out this parks problems n cleaning it up. That space lot management outfit was out of California n managed a total of four parks here in Tucson with on site management housing . (Everyone here owns their homes). N they were the worst outfit ever. Always disagreeing with one another n that lot tenant favoring. 2nd on site lot management was even worse at least the first one kept it clean n the nonsense n unnecessary clear from the park. 2nd ones would bring it in. Now its ran by another space lot management company three weeks fresh. Just in time to not give a dang as the non n un are freshing in as well. This MHP is going down again from nine years or so ago n it is still nothing but a tax write up to some. To much wrong with stuff n no fixing it in order to keep it going as a tax write up.....
