TOWN & COUNTRY MOBILE HOME COURT Introduce
Welcome to a detailed introduction of TOWN & COUNTRY MOBILE HOME COURT, a mobile home park located at 1103 Kellogg Ave, Janesville, WI 53546, USA. For individuals searching for "RV Parks Near Me," it is crucial to understand that TOWN & COUNTRY MOBILE HOME COURT is primarily a residential community designed for long-term manufactured home living, rather than short-term recreational vehicle (RV) accommodations. This introduction aims to provide local users with an objective and comprehensive overview of the park, encompassing its environment, reported services, key features, and critical considerations for prospective residents, based on real customer reviews, including insights from a former manager.
TOWN & COUNTRY MOBILE HOME COURT can be contacted directly at (920) 322-5151 or via mobile at +1 920-322-5151 for inquiries regarding lot availability or other park-related matters. Situated in Janesville, Wisconsin, the park serves as a community for individuals and families seeking manufactured home living. Its inclusion in broader "RV Parks Near Me" searches underscores the need for clear distinctions, as its primary function is permanent residency in mobile homes.
Regarding the environment of TOWN & COUNTRY MOBILE HOME COURT, the reviews paint a severely concerning picture. One current resident unequivocally states, "This is truly the worst park ever. As soon as I can I will leave here." This immediate and strong negative sentiment suggests a highly unsatisfactory living experience. Specific environmental nuisances include persistent "party at night even after 4 am" from neighbors, disrupting peace and quiet. Furthermore, issues with cleanliness are evident, with "Cigarette butts outside my kitchen window" despite the resident being a non-smoker. The frustration is palpable, with the resident noting, "With all my complains and not 1 thing gets done." This highlights a significant lack of responsiveness from management regarding resident concerns about park rules and cleanliness.
The testimony of a previous manager, who worked at the park for four years, provides extensive and critical insights into the park's environment and operational issues. This former manager stated they "worked super hard to get this cleaned up and received compliments from the city, then Rocket Realty turned that all around, rented out disgusting mobile homes to anyone that were very unfit to live in." This indicates a drastic decline in the park's cleanliness and habitability after a change in management or ownership to Rocket Realty. The park's image presented online is described as "very deceiving," with "very few newer homes, less than 10, the rest are 40-50-60 yrs old!" This contradicts any perception of a modern or well-maintained community and suggests a prevalence of aged and potentially dilapidated housing.
In terms of services and features, the reviews consistently highlight major infrastructure failures. "The water issue is true the lines are over 60 years old and a constant issue of leaks!" This points to a severely outdated and failing water infrastructure, leading to frequent problems for residents. Even more alarmingly, the sewer system is problematic: "The sewer line will back up the whole park under mobiles from tree roots overgrown with raw sewage and toilet paper." This describes a hazardous and unsanitary living condition that poses significant health risks and severe discomfort for residents. The former manager explicitly states, "Park needs complete underground do over!" to address these fundamental issues.
The condition of the mobile homes themselves is also a critical service feature. It is reported that some homes are "disgusting" and "very unfit to live in," with some needing to be "ripped down." Specific examples include homes lacking "water or a furnace that worked." These are basic necessities, and their absence in rental units points to severe code violations and a disregard for habitable living conditions. The former manager notes that "the city asked me what happened when I quit managing, the code violations during inspections skyrocketed!" This corroborates the severity of the problems and suggests official recognition of the park's decline in compliance with housing standards.
The overarching theme from these reviews is a complete breakdown in effective management and a serious deterioration of the park's physical state. The resident's inability to get "1 thing gets done" regarding complaints, coupled with the former manager's testimony about Rocket Realty's detrimental impact, indicates a severe lack of responsiveness, accountability, and investment in maintaining a safe and livable environment. The former manager's strong concluding statement, "This place has really turned into a toilet! Needs new makeover some them trailers not fit to live in! Nasty!," is a powerful condemnation of the park's current state.
For promotional purposes, if TOWN & COUNTRY MOBILE HOME COURT were to be listed under "RV Parks Near Me," it would face immense challenges in presenting a positive image based on the overwhelming negative resident feedback. Any attempt at promotion would need to be incredibly transparent and directly address the severe issues raised by current and former residents. Simply highlighting the park's location or the availability of mobile homes would be highly misleading, given the described conditions.
An ethical promotion would require a complete overhaul of the park's infrastructure and management practices. If the park were to truly improve, promotional materials would need to detail concrete, verifiable steps taken to rectify the "60 years old" water and sewer lines, address the "disgusting mobile homes," implement effective resident complaint resolution systems, and ensure consistent enforcement of park rules to prevent disturbances. Without significant, demonstrable improvements to the fundamental living conditions and management responsiveness, any promotion would likely be perceived as disingenuous and quickly countered by existing resident experiences.
In conclusion, TOWN & COUNTRY MOBILE HOME COURT in Janesville, WI, is a residential mobile home park, not a typical RV park, that is reportedly experiencing severe and widespread issues. These include persistent noise disturbances, cleanliness problems, critically failing and outdated water and sewer infrastructure, and a significant number of mobile homes described as uninhabitable. Resident complaints are reportedly ignored, and management practices are strongly criticized for allowing the park to deteriorate to a state of numerous code violations. For inquiries, the park can be reached at (920) 322-5151 or +1 920-322-5151. However, prospective residents are very strongly advised to heed the warnings from current and former residents, including the explicit advice that the park "needs a complete underground do over" and is "not fit to live in." Extreme caution, thorough independent investigation, and consultation with legal professionals are highly recommended before considering any move to this community, as the reported conditions suggest a severely compromised living environment.

Oct 30, 2023 · Cindy JuddI have lived in this park for 3 years and I love it neighbors are great and the park manager and owner go above and beyond to make sure all is well in the community. The lot rent is cheaper then any other park near by plus way cleaner . Good job to Rocket Realty and The owners. Only reason their are bad reviews is because those ppl either got kicked out for not paying lot rent or are just upset they didn’t get approved to live in park. I would rate this park 5 stars compared to all the surrounding parks plus the location is great , nearby to many restaurants and etc
Jun 14, 2019 · Angelica RodriguezI used to manage this park and the owner is a very pompous individual. They would charge people extra for water. They have a massive leak that’s flooding the entire park. They have FAKE cameras up because they are too cheap to get real ones. The owner has stolen things from tenants and even robbed a disabled veteran. I would not recommend doing any business with them
Nov 01, 2020 · Brenden BoutonOwner and manager do not care about anyone and if you live here they are quick to bring charges in court. My brother lived here for awhile in a room mate situation. Not good!
