Long post but worth the read:Had to remove my post or Twin Oaks was going to use scare tactics to kick me out in the middle of winter, but now that I am out of this hell hole I’m sharing everything. Pictured below (if it allows me)Trailers that have built add ons since November 2023, uncut grass from park and residents, speed bumps, dogs off leads, kids in my yard, fences(put up since Nov. 2023), “playground”, “tornado shelter”, “laundry”, mailboxes, police report‼️DO NOT MOVE HERE‼️If I could give Twin Oaks a 0 star, I would. I’ve lived here over 5yrs now but since November 2023 it has been a nightmare. Since the “property manager” has taken over the park she will pick and choose who gets to follow the rules/regulations, lie between her teeth and even lay her hands on the people that live here. This park will make you sign a blanket lease that states we have a laundry mat, tornado shelter(which is just the main house garage, I’m safer in my trailer), pool and playground. I would love for the park to show me these, again 5yrs I’ve been here and on top of it all the lease is for the state of Florida. The park will also send out new sets of rules and regulations every month if not every week, but again only certain people can get away with things. Trying to file a complaint with these guys is also a joke in itself. I’ve tried to call and file a complaint on our property manager and other issues in the park but the only people you are allowed to talk to and get numbers for is the regional manager and the property manager and those two are thick as thieves so a complaint goes nowhere. On top of it all, they both refuse to give out corporate numbers.I’ve had the property manager constantly drive past my house revving her engine and making sure my dogs get wild up. After something was said about her doing it, she started having the “maintenance “ guy doing it in his truck. We’ve had the pleasure of hearing the property manager yell at the Hispanic community that they need to speak English and she has even called the people in twin oaks pack rats due to the way we live or how our trailer looks. Yards! We put up a removable fence to keep other dogs and kids out, but we were told we had to take it down because it’s doing damage. Yet, as you can see the amount of yard that have permanently damaged the yards but putting in fences. We’ve brought it up to management about the cheap speed bumps they put it. Lasted not even a month, then tried to blame kids for the damage to the bumps. On top of it all, if the speed bumps did any damage to you or your car, not the park problem. We’ve also said something about getting backing on the mailboxes, I’m tired of mail going missing or not getting packages. The park wants us to keep up with our yard and making sure it looks fantastic, but yet when it comes to taking care of their end, they turn the other cheek. As we were moving our shed we got a notice from the park about how yard looked trashy, yet in the pictures below other people and the park can let it get that bad? Dogs, we have to have dogs on a lead but when you call it in, there’s nothing the park can do and when you call the WWPD they tell you to call the park. There’s a guy who comes into peoples yards and takes metal for scrap, when the park was told nothing was done. 4th of July, we had people setting fireworks offf in the park. Twin Oaks sent an email, call us if it’s happening. Well 11pm 4th of July my dogs are going off and when I called they tell me to call the police. As you can see below, WWPD said DONT CALL US FOR THAT! The plow didn’t come thru 24hrs AFTER the snow fell, if it even came at all. The day Whitewater was a sheet of Ice, we had no pre/during/after salt. We have a guy who uses his machine to plow what he can. We had someone threaten to slash our tires in front of the property manager, but because she’s friends with them she let it slide. This park only looks out of its employees and honestly has no respect for the residents.PLEASE! don’t move here for the sake of your sanity and mental health. - Debra Krebs

Twin Oaks Mobile Home Community Introduce

For individuals exploring options within the "RV Parks Near Me" category, especially those seeking a long-term mobile home living arrangement, Twin Oaks Mobile Home Community in Whitewater, WI, presents itself as a potential choice. Located at 755 N Tratt St, Whitewater, WI 53190, USA, the community can be reached at (262) 706-9525 or +1 262-706-9525. This introduction aims to provide an objective overview of the park, drawing on publicly available information and customer feedback to offer a comprehensive picture of what prospective residents might expect.

When considering any mobile home community or RV park, the environment is often a primary factor. Twin Oaks Mobile Home Community is situated in Whitewater, Wisconsin. Publicly available information regarding the overall environmental aesthetic of the park, such as landscaping, common areas, and general upkeep, is varied based on resident experiences. Some residents have expressed concerns about uncut grass in common areas and on individual lots, suggesting that maintenance standards may fluctuate. The presence of built-on additions to trailers and various types of fencing being erected by residents points to a diverse range of individual property appearances within the community. The overall impression of the environment may depend on specific sections of the park and the standards of individual residents and park management.

Regarding services, Twin Oaks Mobile Home Community advertises certain amenities in its lease agreements, including a laundry mat, tornado shelter, pool, and playground. However, customer reviews indicate discrepancies between advertised and actual services. Some long-term residents report not having observed a functional laundry mat, a dedicated pool, or a traditional playground within the park during their tenure. The "tornado shelter" is described by one resident as being the main house garage, which raises questions about its suitability and safety as a designated shelter. These accounts suggest that potential residents should verify the availability and condition of advertised services upon inquiry. Mail services also appear to be a point of contention, with reports of mail going missing or packages not being received due to issues with mailboxes, indicating a potential area for improvement in the park's infrastructure or management of deliveries.

The features of Twin Oaks Mobile Home Community, as gathered from resident feedback, paint a picture of a community with both standard and challenging aspects. The park employs speed bumps, though their durability and effectiveness have been questioned, with some residents reporting them failing quickly and management reportedly attributing damage to residents rather than product quality. Pet policies, specifically regarding dogs on leads, are in place, but enforcement appears to be inconsistent, leading to instances of dogs being off-leash within the community. Similarly, while residents are expected to maintain their yards, there have been reports of park common areas and other resident lots not being maintained to the same standard. The community experiences common issues such as scrap metal collection from yards by unauthorized individuals and challenges with noise complaints, particularly regarding fireworks on holidays. Snow removal and salting during winter weather have also been cited as areas where the park's response has been slow or inadequate, impacting residents' safety and mobility. The presence of a "maintenance" guy is noted, although the effectiveness and scope of their work are not consistently portrayed positively.

Promotional information, while not explicitly provided by the park in the format of a typical marketing pitch, can be inferred from the stated amenities in their lease agreements: the promise of a laundry mat, tornado shelter, pool, and playground. However, as noted, the actual availability and functionality of these features are subject to differing accounts from residents. Therefore, prospective residents are strongly advised to conduct thorough due diligence and verify all advertised features and services firsthand. The park's management structure, with regional and property managers being the primary points of contact and reportedly having a close relationship, suggests that issues or complaints may be challenging to escalate to a corporate level. The park's operational approach, as described by some residents, appears to prioritize certain aspects of community living over others, and new rules and regulations are reportedly issued frequently. Prospective residents should inquire about the current lease agreement, rules, and regulations in detail and consider how these might impact their daily lives within the community. The mobile home park's location in Whitewater, WI, offers access to local amenities and the broader Wisconsin area, which could be a drawing factor for some.

In summary, Twin Oaks Mobile Home Community offers a mobile home living option in Whitewater, WI, for those searching under "RV Parks Near Me." While it advertises certain amenities that are typically sought after in such communities, prospective residents should be aware that the practical implementation and consistent availability of these services, as well as the overall management of the park, have been subjects of concern raised by current and former residents. Key areas for prospective residents to investigate include the actual condition of advertised amenities like the laundry, pool, and playground, the effectiveness of the tornado shelter, the consistency of park maintenance, the enforcement of pet policies, and the responsiveness of management to resident concerns and emergencies. Understanding these aspects in detail will allow individuals to make an informed decision about whether Twin Oaks Mobile Home Community aligns with their expectations for a long-term mobile home or RV park experience.
