Maple Grove Homes Introduce
Maple Grove Homes, situated at 303 Maple Grove Blvd, Jefferson, WI 53549, USA, is a manufactured home community that offers a residential option for those seeking mobile home living. While it might appear in searches for "RV Parks Near Me" due to its classification as a land-lease community, its primary function is to provide long-term housing for residents who own their manufactured homes. To offer a comprehensive and objective understanding of this community, it is crucial to analyze its environment, the services and features it provides, and, significantly, the experiences of its residents as reflected in public reviews.
The environment of Maple Grove Homes presents a mixed perception among residents. On one hand, one review describes it as a "Great mobile park, very well kept," indicating a positive overall impression of the community's appearance and maintenance. This suggests that the common areas, landscaping, and general cleanliness contribute to a pleasant living environment. Such a positive assessment implies a visually appealing and organized community that adheres to certain standards of upkeep. The term "very well kept" often encompasses not just the aesthetic but also the functionality of shared spaces, contributing to a sense of pride among residents.
However, a more detailed and critical review offers a contrasting perspective, particularly concerning property conditions and specific services. This review points to "shoddy work they do on these trailers when they build them" and states that promises to fix these issues have been unfulfilled for "4 years." This feedback raises significant concerns about the quality of homes sold or managed by the park, and the commitment to addressing structural or repair-related issues post-sale. This directly impacts the living environment within individual homes and the long-term satisfaction of residents. Furthermore, the review highlights a major issue with snow removal and yard work services. Despite charging "$150 a month for snow removal and yard work," the resident states that their "mom, who uses a walker," is left "with a house she can't leave due to ice and snow." This is a severe safety and accessibility concern, especially for vulnerable residents, and directly contradicts the expectation of services covered by a monthly fee. The claim that "the guy running this cares more about the houses up on the hill now" suggests a perceived disparity in attention or service quality within different parts of the community.
In terms of services and features, Maple Grove Homes, as a manufactured home community, provides lots for mobile homes, with residents typically owning their homes and leasing the land. Essential utilities such as water, sewer, and electrical hookups are typically available at each lot. The specific services mentioned in the reviews are "snow removal and yard work," for which a monthly fee of $150 is charged. While the provision of these services is a valuable feature for many residents, especially those with mobility challenges, the effectiveness and reliability of these services, as depicted in one review, are clearly a point of contention. The presence of a park manager or "the guy running this" indicates on-site management, which is typical for such communities, responsible for day-to-day operations, maintenance, and resident relations. However, the perception of unfulfilled promises and unequal attention highlights a significant breakdown in trust and service delivery for some residents.
The conflicting nature of the reviews—one praising the park as "very well kept" and another detailing serious issues with home quality, unfulfilled repairs, and inadequate snow removal—is paramount for prospective residents to consider. It suggests that while some aspects of the park might be appealing, there are significant concerns regarding property management's responsiveness and commitment to basic services and contractual obligations. The long duration of unaddressed repairs ("4 years") is particularly alarming, indicating a lack of accountability or resources dedicated to resolving resident issues. The safety implications of poor snow and ice removal, especially for elderly or mobility-impaired residents, are severe and a critical factor for anyone considering living here, particularly in a climate like Wisconsin's.
For those considering Maple Grove Homes, especially when searching under "RV Parks Near Me," it is crucial to understand that this is primarily a long-term residential option for manufactured homes, not a short-term RV park. Therefore, the decision to move here involves a significant long-term commitment. Prospective residents are strongly advised to contact the community directly at (920) 674-2110 or +1 920-674-2110 to inquire about current lot availability, homes for sale (including their condition and any warranties or inspections), a detailed breakdown of all fees (including what the $150 for snow removal and yard work specifically covers and guarantees), and to discuss park policies. Given the strong negative feedback regarding unfulfilled promises and critical service failures, extreme caution and thorough due diligence are necessary. This should include:
- Visiting the community in person: Observe the general condition of the park, including common areas, roads, and any visible signs of ongoing or neglected maintenance.
- Inspecting any home thoroughly: If purchasing a home, independent professional inspections are highly recommended, especially for properties previously managed or sold by the park, to identify structural issues or needed repairs.
- Clarifying all services and fees: Obtain a written agreement detailing what services are covered by monthly fees, particularly for snow removal and yard work, and what recourse is available if these services are not adequately provided.
- Speaking with current residents: If possible and appropriate, engage with current residents to gain varied and firsthand perspectives on their experiences with park management, responsiveness to issues, and the actual quality of services. This can provide invaluable insights beyond official statements.
From a promotional standpoint, Maple Grove Homes aims to offer a "Great mobile park, very well kept" environment and an affordable housing solution in Jefferson, WI. However, the severe concerns raised in the critical review significantly challenge this image, particularly concerning property quality, maintenance, and management integrity. The focus on what "the guy running this cares more about" points to a deeper issue of resident trust and perceived fairness. Prospective residents must weigh the positive visual impression against the serious allegations of unfulfilled promises and inadequate services. The ultimate goal is to make an informed decision about a significant long-term living arrangement, ensuring that the community's practices align with expectations for safety, maintenance, and a responsive management team.

Maple Grove Homes Reviews
Would be nice if they kept their word and fixed the shoddy work they do on these trailers when the build them it's been 4 years and they still haven't fixed things they promised to. They charge $150 a month for snow removal and yard work but leave my mom, who uses a walker, with a house she can't leave due to ice and snow. Seems like the guy running this cares more about the houses up on the hill now.

Apr 21, 2025 · Thomas RodeThis 55+ Community is a great, safe place to live. All residents must pass a background check to be accepted here and the grounds are well kept too. If you need grass cut or snow removal, there is a service provided for an extra fee. Many older mobile homes are being replaced as they age and the park is looking better all the time.
Mar 14, 2024 · Diane BrunetteMy mom had actually lived here since Andy’s dad owned it! I can say she was happy to live here and tried to maintain her home as well as possible for a single elderly lady. She had since had to move to a nursing home and I just want to thank Andy from the bottom of my heart for being understanding , and also for helping where he could. I don’t think there would be a nicer unkept mobile park around ! Thank you again Andy for everything !Sincerely,Vicky Monogue
