Village Terrace Manufactured Home Community Introduce
Village Terrace Manufactured Home Community, situated at 101 Terrace Ct, Johnson Creek, WI 53038, USA, presents itself as a residential option for those seeking manufactured home living in Wisconsin. While it may appear in searches for "RV Parks Near Me" due to its classification as a land-lease community, its primary purpose is to provide long-term housing for residents who own their manufactured homes. To offer a comprehensive and objective understanding of this community, it's essential to examine its environment, the services and features it provides, and critically, the varying perspectives of its residents as reflected in public reviews.
The environment of Village Terrace Manufactured Home Community elicits contrasting views from residents. On one hand, it is described as a "nice little community" that "definitely surpasses the typical stereotype for a trailer park." This positive assessment suggests that the community maintains a respectable and appealing appearance, challenging preconceived notions about mobile home parks. Furthermore, a key positive aspect highlighted is that "The grounds are well maintained and cared for." This indicates a visible commitment to the upkeep of shared spaces and the overall aesthetic appeal of the park, which contributes significantly to residents' quality of life and pride in their community. The clean and maintained grounds create a pleasant living environment.
However, another review directly contradicts some of these positive points, particularly regarding infrastructure maintenance. This feedback states that management "Never maintain streets or take care of infrastructure." This is a significant concern for residents, as well-maintained roads and essential infrastructure are fundamental to a safe and comfortable living environment. Such a disparity in observations could indicate a change in maintenance practices over time, or different residents having different experiences of specific issues. The mention of infrastructure broadly covers utilities, drainage, and other essential systems that are vital for a functioning community. The cleanliness of the grounds and the condition of the streets are distinct aspects, and while the grounds might be well-kept, the underlying infrastructure, including roads, might present challenges.
In terms of services and features, Village Terrace, as a manufactured home community, typically provides essential services such as water, sewer, and trash removal, which are often covered through the monthly lot fees that residents pay for leasing the land. While the provided reviews do not detail specific recreational amenities beyond the general "nice little community" description, many well-maintained manufactured home communities offer common areas, perhaps a clubhouse, or spaces for communal gatherings, aiming to foster a sense of community. The primary "service" from the park's perspective is providing a stable and managed environment for residents to place their manufactured homes. The "cost to live there is reasonable," which is a significant promotional point for many mobile home parks, "especially considering how overpriced most other properties in the area are." This positions Village Terrace as a financially attractive option for individuals and families seeking affordable housing in the Johnson Creek area.
A critical aspect highlighted in the reviews, and perhaps the most contentious, is the nature of the management. One review explicitly states that "management is very unprofessional." This concern about professionalism directly impacts resident relations, communication, and the overall governance of the community. Unprofessional management can lead to unresolved issues, a lack of trust, and a strained living environment for residents. This directly contrasts with the positive aspects of well-maintained grounds and reasonable costs, suggesting that while the physical aspects might be appealing, the interpersonal and administrative experiences can vary significantly. Effective and professional management is crucial for addressing resident concerns, enforcing rules fairly, and ensuring the smooth operation of the community, especially when it comes to fundamental infrastructure like roads.
For those considering Village Terrace Manufactured Home Community under the "RV Parks Near Me" category, it's important to understand that this is primarily a long-term residential community for manufactured homes, not a short-term RV park. Therefore, the services and offerings are geared towards permanent residents. Prospective residents are strongly encouraged to contact the community directly at (920) 699-2966 or +1 920-699-2966 to inquire about available lots, homes for sale or rent, and to clarify any questions regarding lot fees, community rules, and management policies. Given the conflicting feedback regarding maintenance and management professionalism, conducting thorough due diligence is essential. This should include visiting the community in person to observe the current conditions of the streets and other infrastructure, as well as the general appearance of the grounds. Engaging with current residents, if feasible, could provide invaluable firsthand perspectives on daily life and the responsiveness of the management. Understanding the management's current approach to resident concerns and their plans for infrastructure maintenance would be key to making an informed decision.
From a promotional standpoint, Village Terrace Manufactured Home Community emphasizes its status as a "nice little community" with "well maintained and cared for grounds" and a "reasonable cost to live there" in Johnson Creek, WI. These are strong selling points for individuals and families looking for affordable homeownership or rental opportunities in the area. However, the concerns about street maintenance and management professionalism are serious considerations that prospective residents must investigate thoroughly. A community's long-term viability and resident satisfaction are heavily dependent on reliable infrastructure and respectful, responsive management. By directly engaging with the park's management and conducting a personal visit, potential residents can form their own objective assessment of Village Terrace Manufactured Home Community to determine if it aligns with their expectations for a quality living environment.
