When individuals purchase a manufactured home within the park, they typically lease the land on which their home is situated. Standard services and amenities for mobile home parks often include:
- Lot Leasing: This is the core service, providing residents with a plot of land for their manufactured home, connected to utilities.
- Utility Access: Essential utilities such as water, sewer, and often electricity and natural gas, are typically available at each lot, though the cost of these utilities may or may not be included in the lot rent.
- Road Maintenance: Internal roads within the park are usually maintained by the park management.
- Common Area Maintenance: Any shared green spaces, community buildings, or recreational facilities are generally maintained by the park management.
- On-site Management/Point of Contact: While a direct on-site management presence isn't explicitly confirmed beyond the provided phone numbers, mobile home parks often have some form of management or a designated point of contact for resident inquiries and issues. The provided phone numbers, (262) 740-3990 and +1 262-740-3990, serve as official points of contact for inquiries.
- Community Amenities: Some manufactured home parks offer amenities such as clubhouses, laundry facilities, playgrounds, or recreational areas. Specific details for Pioneer Homes of Wisconsin on these types of amenities are not available in public information.
It's important for prospective residents to inquire directly with Pioneer Homes of Wisconsin about the full scope of services and amenities, what is included in the lot rent, and what additional costs might be incurred.
The features of a manufactured home park extend beyond physical amenities to encompass the community's atmosphere and living experience. For Pioneer Homes of Wisconsin, some specific characteristics and dynamics emerge from publicly available customer reviews, offering critical insights into what it might be like to reside there.
- Family Living: The reviews indicate that families, particularly those with children, reside in the park. One review explicitly mentions "kids were playing outside," suggesting a typical neighborhood environment where children interact outdoors.
- Community Environment: While a sense of community is generally a positive feature of mobile home parks, the provided reviews highlight significant concerns regarding neighbor relations and management responsiveness. One resident, who lived there for a decade (2013-2023), initially had a positive experience but later encountered severe issues with a specific neighbor.
- Management Responsiveness and Resident Support: A recurring concern in the reviews pertains to the management's effectiveness in addressing resident issues. Comments like "unreliable, unreachable, are terrible at addressing issues within the community" and "MANAGEMENT IS HORRIBLE AND MAKING US MOVE" suggest significant challenges in receiving timely and sympathetic support from park management. The review specifically mentions a landlord "from Milwaukee who didn't have sympathy for us and decided to kick us out."
- Discrimination Concerns: A very serious allegation made by a long-term resident is that they, along with other neighbors, experienced discrimination, including "slurs and racist comments" because of their ethnicity (specifically stating they are Latino). This review claims that despite providing "videos and documents/911 calls from the police," the management sided against them and initiated an eviction, calling it "discriminating and disgusting." Another review corroborates this, stating, "owner and everyone along with him discriminate." These are severe claims that prospective residents, especially families, should consider and investigate thoroughly.
- Neighborhood Dynamics: The reviews suggest some residents perceive others as "nosy" and that problems between neighbors have escalated, sometimes leading to significant conflict. This indicates a potentially challenging social environment for some residents.
Given the nature of these reviews, it is critical for any prospective resident to understand that while the physical place might be "nice" as one review states, the social dynamics and management interactions appear to be significant factors impacting resident satisfaction.
For individuals searching "RV Parks Near Me" or considering a manufactured home for permanent residency, Pioneer Homes of Wisconsin offers a housing solution in Delavan, WI. However, based on the provided reviews, potential residents should proceed with caution and thorough due diligence.
Direct Inquiry is Essential: Given the serious concerns raised in the reviews, any interested party should contact Pioneer Homes of Wisconsin directly using the provided phone numbers: (262) 740-3990 or +1 262-740-3990. During this inquiry, it is crucial to ask specific questions about the park's rules and regulations, the process for resolving neighbor disputes, and management's policies regarding resident grievances. Inquire about the application process, lease terms, and any community guidelines.
Visit the Community: A personal visit to Pioneer Homes of Wisconsin is highly recommended. During your visit, observe the general cleanliness and maintenance of the common areas and individual lots. Pay attention to the overall atmosphere and how residents interact. If possible, speak with current residents to gather a broader perspective on their experiences. This can provide a firsthand sense of the community culture.
Legal and Housing Rights: Prospective residents, especially those belonging to ethnic minority groups, should be aware of their housing rights and protections against discrimination. In Wisconsin, as in all states, federal and state laws prohibit discrimination based on race, color, religion, national origin, sex, familial status, and disability. If concerns about discrimination arise, resources are available from fair housing organizations or legal aid services. Understanding lease agreements thoroughly and knowing tenant rights in Wisconsin is also crucial.
Consider Long-Term Stability: The review mentioning that a family was given only a month to leave highlights potential instability and challenges in finding alternative housing on short notice. This emphasizes the importance of understanding the terms of the lease agreement and park policies regarding eviction. Always consider the long-term implications of such living arrangements.
Balancing Information: While online reviews provide valuable insights, they represent individual experiences and may not reflect every resident's perspective. However, when multiple reviews raise similar serious concerns, it warrants careful consideration. It is advisable to seek out as much information as possible from various sources to form a balanced view.
Pioneer Homes of Wisconsin in Delavan offers manufactured home living, a category that often appeals to those seeking affordability and a community atmosphere. However, the available feedback strongly suggests that potential residents should engage in extensive research and direct communication with park management, prioritizing understanding the community's management practices and social environment, before making a commitment.

Pioneer Homes of Wisconsin Reviews
UPDATED: I have lived here for a long time. 2013-2023, everything went well until this neighbor who had a lot of problems with us, when they moved; they were very nice, and we welcomed them until the neighbors started having problems with us. They were very annoyed and angry because the kids were playing outside, and there was nothing wrong! Back then, as a child, it was very healthy and good to explore around. Especially kids are kids. It's better to have kids outside than using tablets. The issue that started in 2017-2023 was worse when neighbors insulted us because of our ethnicity, and they said slurs and racist comments. Not only us but they also started problems and got angry with other neighbors. We had proven from videos and documents/911 calls from the police and showing the team and landlords, very disappointed with the landlord who was from Milwaukee and didn't have sympathy for us and decided to kick us out! MANAGEMENT IS HORRIBLE AND MAKING US MOVE MY NEIGHBORS WHO GOT INSULTED BY THE BAD AND RACIST NEIGHBORS BACK IN 2017-2023 ONLY HAVE A MONTH TO LEAVE THE PARK IT IS IMPOSSIBLE TO FIND A HOUSE OR APARTMENT. THIS WAS DISCRIMINATING AND DISGUSTING ESPECIALLY WERE LATINOS! DON'T MOVE HERE VERY DISCRIMINATING AND DON'T HAVE A LACK OF SYMPATHY!
Nov 25, 2024 · steph cThe place is nice but I wouldn't recommend this place for families. Neighbors are nosy, owner and everyone along with him discriminate. If you need them they're unreliable, unreachable, are terrible at addressing issues within the community. Think twice before you decide to purchase a home here.
Nov 11, 2022 · Yadi C.This place is quite and peaceful and kept up its true neighbors as the American peeps watch ya and I'm American lol my neighbors are awesome even if I don't speak Spanish and they help me when needed park is awesome if you like quite
Jan 15, 2023 · Wade HendricksNice place but to many nosy neighbors who try to get you towed. If you like living and keeping to yourself this is not the place. The office has a lot of little unexpected rules.
Oct 16, 2018 · Fozzy OzzyReally think another addendum should be added to the new lease. If you set off fireworks in the park-and you are responsible for damage to another residents home or other property-you should be fined $$$$.Just like ruining other people lawns.Setting someone's garbage can on fire which caused extensive roof damage is a criminal act. And you should be sanctioned $$$$, as well as evicted!NO EXCUSES!People need to Wake Up!START ACTING SENSIBLY !And MANAGEMENT NEEDS to BE EFFECTIVE in reference to THIS SERIOUS ISSUE!!TAKE ACTION-POST SIGNS-THAT INSTRUCT NO FIREWORKS ALLOWED!If there are wrong ways to park in one's DRIVEWAY---MANAGEMENT NEEDS to BE VERBALLY STRINGENT IN THE MATTER OF SETTING OFF FIREWORKS IN THE PARK!
