Evansville Mobile Home Park Introduce
Evansville Mobile Home Park, located at 6909 N County Rd M, Evansville, WI 53536, USA, serves as a residential option for individuals and families in the "RV Parks Near Me" category who are seeking a permanent or long-term manufactured home community. While the broad "RV Parks Near Me" search query often brings up sites for temporary recreational vehicle parking, it also encompasses mobile home parks like Evansville, which cater to a more stable residential population. For inquiries, the park can be reached at (608) 882-1266 or via mobile at +1 608-882-1266.
The environment of Evansville Mobile Home Park, situated in Evansville, Wisconsin, typically suggests a suburban or semi-rural setting. This area of Wisconsin is characterized by its blend of agricultural landscapes and small-town charm, offering a potentially quieter lifestyle compared to larger urban centers. Mobile home parks aim to create a distinct neighborhood feel, providing a sense of community for their residents. The park's location on N County Rd M indicates it is likely outside the immediate hustle and bustle of downtown Evansville, potentially offering a more tranquil living space. The overall environment would generally include individual lots for manufactured homes, internal roads, and common areas, with varying levels of landscaping and green space depending on the park's design and maintenance practices.
As a mobile home park, Evansville Mobile Home Park’s core service is providing leased land lots for manufactured homes, functioning as a community where residents own their homes but lease the land they occupy. This model often appeals to those looking for a more affordable housing solution compared to traditional stick-built homes. Standard services provided by such parks typically include the maintenance of common infrastructure like roads, street lighting, and potentially storm drainage. Utilities, such as water, sewer, and often electricity, are either provided directly by the park or facilitated through connections to municipal or private utility companies, with residents typically paying for their individual consumption.
However, it is crucial to consider resident feedback to gain a comprehensive understanding of the living experience within the park. One review raises a very serious concern regarding the water quality: "I live here, we've had e.coli in our well water for a month now, corporate has done a horrible job managing the problem and communicating with us on whats going on throughout all of this. We have no idea when we will have safe water. If this is how corporate takes care of peoples lives, it's unacceptable." This review highlights a significant and alarming health and safety issue, indicating a prolonged period of unsafe drinking water and a perceived lack of adequate communication and problem resolution from the corporate management. For potential residents, this information is critical, as access to safe and reliable water is a fundamental expectation for any residential community. It suggests that while the park provides water service, there have been serious issues with its quality and the management's handling of the situation.
Another review offers a contrasting perspective, albeit one that seems to refer to a different type of establishment or a general area rather than the mobile home park specifically as a residential community: "We stop here quite often when we go for a bike ride their prices are reasonable and friendly staff. Plus a subway." This review, mentioning "prices are reasonable and friendly staff" and "a subway," seems more indicative of a commercial stop rather than a direct comment on the mobile home park's residential living conditions or its management as a mobile home park. It is possible that the reviewer conflated the mobile home park with a nearby business or a general area of commerce. Therefore, while positive, this specific review does not directly inform about the residential experience within Evansville Mobile Home Park itself and should be considered with caution when evaluating the park as a place to live.
Given the conflicting nature of the reviews and the severe concern raised about water quality, any objective introduction must emphasize the need for prospective residents to conduct extensive due diligence. Key features typically associated with mobile home parks that potential residents look for include:
- Lot availability and sizes to accommodate various manufactured home models.
- Utility hookups (water, sewer, electricity, natural gas/propane).
- Maintenance of common areas, including roads and landscaping.
- Community rules and regulations regarding noise, pets, and property upkeep.
- The presence of any shared amenities, such as community centers, playgrounds, or laundry facilities, though these are not specified for Evansville Mobile Home Park.
Promotional information for mobile home parks often highlights affordability, community living, and convenient access to local amenities. However, without official promotional materials for Evansville Mobile Home Park, specific advertising points cannot be detailed. Generally, such parks might promote their cost-effectiveness compared to traditional homeownership, the sense of camaraderie among residents, and their proximity to schools, shopping, or recreational opportunities in Evansville, WI.
In conclusion, Evansville Mobile Home Park in Evansville, WI, offers residential lots for manufactured homes, serving the long-term residential segment of the "RV Parks Near Me" category. Its environment is characteristic of a small Wisconsin town setting. However, the serious concern raised in one review regarding prolonged E. coli contamination in the water supply and perceived corporate mismanagement of the issue is a critical factor for any potential resident. While there is a positive review, its relevance to the residential park itself is questionable. Therefore, individuals considering Evansville Mobile Home Park as a potential home should prioritize investigating the water quality issue, contacting current residents if possible, and thoroughly reviewing all lease agreements and park policies to ensure their health, safety, and well-being are adequately protected. Direct communication with park management to address these concerns is highly recommended before making any residential commitments.

Jun 14, 2017 · Gina RoseMikala is the manager for this park and amazing! She truly goes above and beyond to help her tenants. She is very understanding and willing to work with you, so long as you keep open, honest communication! Lot rent is very reasonable and water, sewage, and trash removal are all included! I see why the waitlist is so long. Great, clean little community she has cultivated!
