Sunshine Mobile Home Park

3.0
Pros: We were newer to PA and did not know the laws. After the neighbor burned down our house the owner offered us a rent to own. I loved living here. There were a few great long term neighbors. The manager was nice and helpful. I only met one owner and he was nice. I miss it so bad and wish I could go back, but we had a dispute with the owners of the park about the city telling us we could not pay taxes for the owners land. It became a whole thing and my ex and I moved because of it. I'd be willing to talk to the owner again. If we had a proper contract and lease this would not have been a thing.Cons: There was a dispute over what taxes renters owed throughout the park. We had the city refusing to let us pay it and the owner telling us we had to. If you sell your mobile home the owner (since they own the land) has the right and been known to take patios and sidewalks you leave behind. So the new people are always wondering where the things that attracted them to it the most went. In this park I saw several electrical fires, because people who bought couldn't afford to update the electric. I never got the lease or contract for the mobile home. If he sees this I would love to talk to him again.Really this stuff is minor and with proper contracts and leases can be avoided. I still like to drive by the park and would love to talk it out with the owner and possibly buy another home there this time knowing all the rules of PA, lol - thefaithful dove

Sunshine Mobile Home Park Introduce

For local users in Rouzerville, Pennsylvania, and the surrounding areas who might be searching under the platform category "rv parks near me" but are open to considering long-term residential options, Sunshine Mobile Home Park, located on Pen Mar Rd, Rouzerville, PA 17250, presents a community with both positive and negative aspects highlighted in customer reviews. While the platform category might typically focus on temporary RV stays, manufactured home parks can offer a different type of long-term living arrangement that could be of interest to some local users. It is important to consider all available information to form a comprehensive understanding of this community.

One former resident shared a largely positive experience of living at Sunshine Mobile Home Park for three years. They specifically praised the owner for offering a rent-to-own option after they experienced a significant personal loss (their house burning down). This act suggests a degree of compassion and willingness to help within the community. The reviewer also mentioned "a few great long term neighbors" and described the manager as "nice and helpful." Their interactions with one of the owners were also positive. The primary reason for their departure was the need for more space due to a growing family, indicating satisfaction with the community itself. They expressed missing living there and a desire to return, highlighting "affordable convenient living."

However, this positive account is tempered by the same reviewer detailing a significant dispute regarding property taxes. They explained that there was confusion and disagreement throughout the park about which taxes renters were obligated to pay. The city reportedly refused to allow residents to pay taxes for the land owned by the park, while the park owner insisted they had to. This unresolved issue ultimately led to the reviewer and their ex-partner moving out. They believe that a "proper contract and lease" could have prevented this dispute, emphasizing the importance of clear agreements.

The same review also raises concerns about property rights upon selling a mobile home within the park. The reviewer states that the park owner has been known to claim ownership of patios and sidewalks left behind by sellers, leading to confusion for new buyers who were attracted to these features. Additionally, the reviewer mentioned witnessing several electrical fires in the park, attributing this to residents who purchased older homes being unable to afford necessary electrical updates. They also noted not receiving a lease or contract for their mobile home. Despite these issues, the reviewer indicates a willingness to discuss these matters with the owner again and potentially buy another home in the park, now being more aware of Pennsylvania laws.

Considering these points, the environment of Sunshine Mobile Home Park appears to foster a sense of community among some long-term residents, with friendly neighbors and a helpful manager. The act of the owner offering a rent-to-own after a house fire suggests a degree of support within the park during difficult times. However, the potential for disputes regarding financial obligations, specifically property taxes, and the uncertainty surrounding ownership of improvements upon selling a home are significant environmental factors that prospective residents should be aware of.

Information regarding specific services provided by Sunshine Mobile Home Park is limited. The mention of a park manager implies on-site management who is described as "nice and helpful." The fact that residents are responsible for their mobile homes and potentially the upkeep of their immediate surroundings (lawns, patios) can be inferred. However, details about community-wide services such as trash removal, water and sewer provision, road maintenance, or any communal amenities (clubhouse, recreational areas) are not provided in the reviews. The issue of electrical fires suggests that infrastructure updates might be a concern for some homes within the park.

Features of Sunshine Mobile Home Park are not explicitly listed. The positive reviewer mentions "great long term neighbors," suggesting a social aspect to the community. The rent-to-own offer by the owner could be considered a unique feature that might attract certain individuals. However, the lack of information about communal amenities makes it difficult to assess the overall features of the park beyond the individual mobile home lots. The potential for acquiring a home in a community where some residents have long-standing ties could be appealing to those seeking a sense of belonging.

Promotional information is primarily conveyed through the positive aspects of the first review, such as the supportive owner, friendly neighbors, helpful manager, and the potential for affordable living. The reviewer's willingness to return despite past issues suggests an underlying positive experience with the community itself. However, the significant concerns raised about tax obligations and property rights upon selling serve as a strong cautionary note, counteracting any purely positive promotional image. The need for "proper contracts and leases" is a key takeaway for potential residents.

For local users considering Sunshine Mobile Home Park as a long-term residential option found through a broader search, it is crucial to proceed with thorough investigation. This should include seeking detailed information about the park's policies on property taxes, the rights of homeowners when selling, and the terms of the lease or contract for both the land and the mobile home itself. Speaking with current residents could provide valuable insights into the day-to-day living experience and the current state of these issues. Understanding Pennsylvania state laws regarding mobile home parks and tenant rights would also be essential.

In conclusion, Sunshine Mobile Home Park in Rouzerville, PA, offers a community where some residents have experienced a supportive environment and friendly neighbors, with potential for affordable living. However, significant concerns have been raised regarding disputes over property taxes, the transfer of property improvements upon sale, and the importance of having clear contracts and leases. Local users considering this community for long-term residency should carefully weigh the positive aspects against the potential challenges and conduct thorough due diligence to ensure it meets their needs and expectations.
