Timberend Estates Introduce
If you are searching for "rv parks near me" with the possibility of long-term residency, Timberend Estates, located at 528 Ruben Kehrer Rd, Muncy, PA 17756, USA, is a mobile home park you might come across. They can be contacted at (570) 553-5743 or their mobile number +1 570-553-5743. It's important to note that while the platform category is "rv parks near me," Timberend Estates functions as a mobile home park, which typically involves longer-term or permanent residency rather than short-term RV stays. Therefore, this introduction will focus on its aspects as a residential mobile home park based on available resident feedback.
Environment: Transitioning Conditions
According to a long-term resident of six years, the environment of Timberend Estates has changed over time. While it was once "well kept and beautiful," the review suggests a decline to a state described as a "dump." This perception is primarily linked to infrastructure issues rather than the natural surroundings, although the need for dead tree removal or trimming is also mentioned. The roads within the park are reported to have significant problems, with "large sections that are broken or buckling from water forcing it's way up." Additionally, there are mentions of "deep water ditches" and some ditches being at ground level, which could impact the overall environment and safety within the community.
Despite these concerns about the park's upkeep, one positive aspect highlighted by a resident is the sense of community among the neighbors, who are described as "good people. All of them." This suggests a potentially supportive social environment within Timberend Estates, even amidst the infrastructure challenges.
Services: Concerns Regarding Infrastructure and Increasing Costs
Resident feedback raises significant concerns regarding the services and infrastructure at Timberend Estates. Key issues mentioned include:
- Water and sewer lines: These are described as being "over 50 plus years old" and "falling apart." Residents report experiencing "low pressure," "brown muddy water" on many days, and a bleach-like smell on Sundays. Sewer lines are noted to be "clogged and/or slow n sluggish."
- Road maintenance: The majority of roads are said to have "large sections that are broken or buckling," attributed to water issues. Residents report being told it is their responsibility to fix the road in front of their homes.
- Tree maintenance: While previous owners reportedly cut down some dead trees, "many more that need to go or be trimmed up" remain. The current stance is allegedly that it's the residents' responsibility to handle this.
- Fees and rent: The rent has reportedly increased, and there are several additional fees, including a sewer fee, trash fee, a charge for satellite water meter reading, a flat-rate water fee, plus actual water usage costs.
These points from resident reviews paint a picture of a park where the infrastructure is aging and in need of repair, with increasing costs being passed on to the residents. The management, particularly under the current owner (referred to as ARX in one review), is described as lacking and uncaring about the residents' well-being.
Features: A Focus on Community Amidst Challenges
Based on the provided reviews, the notable features of Timberend Estates are somewhat mixed:
- Sense of community: As mentioned, the neighbors are considered a significant positive aspect.
- Location in Muncy, PA: This provides access to the local amenities and surroundings of the Muncy area, although specific details of these are not provided in the reviews.
However, the negative feedback points to several significant drawbacks that potential long-term residents should be aware of:
- Aging and failing infrastructure (water, sewer, roads).
- Increasing costs with concerns about the value received.
- Perceived lack of care and responsiveness from the current ownership/management.
- Responsibility for some maintenance (roads, trees) seemingly falling on residents.
Promotional Information: An Objective Look at Timberend Estates
If you are exploring "rv parks near me" for potential long-term or permanent living in the Muncy, PA area, Timberend Estates is located at 528 Ruben Kehrer Rd. While it functions as a mobile home park, it might appear in searches for RV parks due to the nature of mobile homes as transportable dwellings. However, based on recent resident feedback, there are critical factors to consider.
Residents have reported significant issues with the aging infrastructure, including problems with water quality and pressure, sewer line issues, and deteriorating road conditions. There are also concerns about increasing costs and the level of management support. On a more positive note, the community of neighbors is highlighted as a strength.
We encourage anyone considering Timberend Estates for long-term residency to thoroughly investigate the current conditions and management practices. Contacting current residents directly, if possible, and seeking detailed information from the management regarding infrastructure plans and fees would be advisable. Potential residents should weigh these factors carefully.

Timberend Estates Reviews
I've lived here 6 years. We've had 3 now 4 owners. Not one of them has relaid pipes. These water pipes and sewer lines are over 50 plus years old. They are falling apart. Many days we have low pressure. Other days we have brown muddy water. And on Sundays it smells like straight bleach. Sewer lines are clogged and/or slow n sluggish. The majority of roads have large sections that are broken or buckling from water forcing it's way up.It's true some of the previous owners would cut some dead trees down there are many more that need to go or be trimmed up. Now they say it's our responsibility to take them down. It's our responsibility to fix the road in front of our homes. The rent has jumped to 465 a month. Plus we pay 35 sewer, 20 trash, 3.75 to have water meter read by satellite, there's a 20 dollar flat rate water fee Plus you pay actual water usage. We are expected to live here in a park that has gone from well kept and beautiful to a dump.If I had the money I would move my home to a new place. The one good thing is my neighbors. Good people. All of them.
Mar 26, 2025 · Valrie MontgomeryARX is the worst owner of mobile home parks I have ever seen. Their fees and rents are out of control. Then do not care about people and management in this park is also lacking. This park is Timberend end Estates in Muncy Pa. They will say they care and that is a bunch of bull like all of the garbage the say on their sight. Roads are terrible. Dead trees all over the place. Deep water ditches and some ditches are at ground level. Is there anything lower than one star. Anyone that buys this park from ARX needs to take a very deep hard look an the infrastructure. Ask them how many underground pipes broke. They only love the money and they have about drained all of the money they can get from this park. Seniors, Veterans, disabled, single parents are all been financially defeated. Thank you ARX
May 15, 2024 · Richard MarinoOnly reason this park get a single star is because the maintenance itself are nice people. On-site management is trash and doesn't do his job. Then the actual company that owns the place are just as bad. They refuse to talk to you, if you manage to get the number. They tell you they want nothing to do with whatever going on and say to delete the number and not call back. You can get a loan with a mortgage just as much or cheaper than the rent/expenses this place charges. They raise rent every year and add new expenses with the statements of work being done on the court but nothing has been done to male the court better or nicer. If you're looking for a place to live DO NOT PICK THIS PLACE!!!You will be have no tenant right since they do not follow tenant landlord laws. Find a camper and park it somewhere you'll be better off
Jan 27, 2022 · ColtinI had a well maintained vacation home here for over 8 years. Initially, I loved the place. The previous owners, (GELT, Inc), truly cared about and valued the tenants, often on an individual basis. Things changed fast. After the newest ownership took possession, they presented me with a massive new lease with MANY rule changes, (and in my opinion), troubling and restrictive clauses, price hikes and added fees, (that I simply could not agree to), so I reluctantly sold the home. (The tenants even hired an attorney to push back on this lease). Park is in a great location and many of the tenants became close friends, BUT that is where it stopped. This community has been bought and sold by corporate owners frequently. (Owner # 4 in 8 years). Each time it sold, I felt the community slid backwards a little more. While I'm a medical professional and not an attorney, I will strongly suggest, if you are looking to buy in this community, get everything in WRITING, leave nothing to chance, or verbal agreement! Have an attorney, or a real estate expert look at your lease agreement BEFORE you sign it! Be completely comfortable with what you are signing and what you will be paying! Negotiate elements OUT of the lease you don't like. Don't get trapped by your lease agreement! Remember, YOU are the customer and they NEED customers/tenants to fill the community. There are many homes for sale in the area. Look at other mobile home communities and read their leases for comparison. I feel there are better communities nearby with better customer service and at a far lower overall initial and monthly total cost.
Dec 15, 2022 · Todd PetersVery, very poor manager who harasses tenant's who don't do as he says. Owned by a a corporate mobile home company who could care less about keeping promises to it's tenant's. Egregious illegal acting on part of said company which has violated multiple state and by laws of the Mobile home community act. Horrible conditions in the park.
