Pine Valley Mobile Court Introduce
Located at 1333 Johnstown Rd in Mifflinburg, Pennsylvania, Pine Valley Mobile Court presents itself as a mobile home park offering a long-term residential option in the area. For local users exploring housing solutions and perhaps considering options within the broad category of "RV parks near me" for extended stays or permanent living in manufactured homes, understanding the nuances of communities like Pine Valley Mobile Court is crucial.
Based on the limited but contrasting customer reviews available, the environment and overall living experience at Pine Valley Mobile Court appear to be subjects of differing opinions. One reviewer describes the park as a "Beautiful mobile home park" with "Big lots" and "Mature trees with shade," creating a sense of spaciousness and a pleasant, less crowded feel compared to other similar communities. This positive perspective suggests that some residents appreciate the physical layout and natural features of the park, enjoying the benefits of larger lots and the shade provided by mature trees.
However, a starkly contrasting review paints a considerably less favorable picture. This reviewer expresses strong dissatisfaction with the management, alleging dishonesty and a lack of timely or proper maintenance. They claim that the park has declined over time and that the residents are generally unfriendly and nosy, fostering an environment of suspicion and negativity. Furthermore, this reviewer describes the park grounds as a "swamp," with consistently wet yards that can even lead to property damage. This negative account raises significant concerns about the overall living conditions and the management's responsiveness to resident issues.
Given these divergent perspectives, it is challenging to provide a definitive overview of the services and features at Pine Valley Mobile Court. Typically, mobile home parks offer essential services to their long-term residents, which may include:
- Utility Hookups: Residents would generally expect access to essential utilities such as water, electricity, and sewage disposal for their manufactured homes.
- Road Maintenance: The upkeep of roadways within the park to ensure accessibility for residents and visitors.
- Grounds Maintenance: Basic maintenance of common areas, although the negative review suggests potential issues with drainage and overall ground conditions.
- Management: On-site or accessible management to oversee park operations and address resident concerns, although the effectiveness and trustworthiness of the management are heavily criticized in one of the reviews.
Features of mobile home parks often include the provision of individual lots for residents to place their manufactured homes. The positive review mentions "Big lots," which can be a significant advantage, offering more space for residents compared to parks with smaller lot sizes. The presence of "Mature trees with shade" is also a desirable feature, enhancing the aesthetic appeal and comfort of the park, particularly during warmer months.
Promotional information for Pine Valley Mobile Court is not included in the provided data. Individuals interested in learning more about potential residency, lot availability, fees, and park rules would need to contact the management directly at the provided phone number: (570) 966-1990 or +1 570-966-1990. Due to the conflicting reviews, it would be prudent for prospective residents to conduct thorough due diligence, including visiting the park, speaking with current residents (if possible), and carefully considering the potential issues raised in the negative review.
For local users searching within the category of "RV parks near me," Pine Valley Mobile Court, as a mobile home park, primarily caters to long-term residents in manufactured homes rather than short-term RV stays. However, the factors that individuals consider when choosing an RV park for an extended period – such as the environment, management, community atmosphere, and the condition of the grounds – are equally important for those considering long-term residency in a mobile home park.
The contrasting reviews highlight the importance of considering multiple perspectives when evaluating a potential living situation. While one resident found the park to be beautiful with spacious, shaded lots, another experienced significant issues with the management, the community, and the physical condition of the grounds, specifically mentioning drainage problems leading to a perpetually wet yard. These differing experiences suggest that the reality of living at Pine Valley Mobile Court may vary significantly depending on individual circumstances and interactions.
In conclusion, Pine Valley Mobile Court in Mifflinburg, PA, presents a mixed picture based on the limited available reviews. While it may offer the appeal of big, shaded lots in a seemingly pleasant setting for some, there are serious allegations of dishonest management, poor maintenance, an unfriendly community, and significant issues with the park grounds, particularly regarding drainage. For local users considering long-term residency in a mobile home park and who might be searching within the broader context of "RV parks near me" for such options, it is strongly recommended to approach Pine Valley Mobile Court with caution. Thorough investigation and direct communication with the management and, if possible, current residents are essential to form an informed decision about whether this community would be a suitable long-term living environment.

Pine Valley Mobile Court Reviews
The people running this place are not capable of telling the truth. There's NOTHING honest about them. It is definitely not a good place to live, unless you suck up to the managers; no thanks. If you rent from them, your stuff will take years to get fixed if ever or not fixed in the proper way. This place has gone downhill since I lived here. And the people that live in here are not at all nice either but love sticking their noses in your business. People always spying on you; they pretend to be your friend when it suits their need, only to get information. And the park is a swamp. My yard never dries out. My son ruined a pair of shoes walking in my yard. For your own good, stay away from this place!!!! I'd give 0 stars if I could. Glad to be leaving this place!!!!!!
Mar 27, 2024 · Linda PhillipsBeautiful mobile home park. Big lots. Mature trees with shade. I Don't feel like you're against another trailer. One of the nicer parks in the area.
Jun 26, 2024 · Mary JamskyThe people running the office are crooks, and if you don't like cameras watching your every move it's not the place for you. He's a peeper he spy's on people in his little shack watching the monitors. I couldn't have someone pulling in my driveway without him watching. It might be a quiet place but if you only really knew. They act all nicey nice till you move in then they show their true colors. Scott and Brenda shouldn't be running it the way they talk about their tenants that's why some moved out
Jan 17, 2022 · Rodney SwartzlanderRent goes up every year. You will have a book of about 150 pages of rules to follow. And when it rains here the park has no drainage system, your yard and walkway will be a small stream untill it dries up. Are office staff are rude. And when you have a problem you'll have to call the office at least three or more times before anyone addresses there is really a problem. I had my neighbor blaring music for approximately three months. I had to call and get rude with staff before they even came out to investigate.
Aug 01, 2017 · Brandi WertzVery accommodating experience. Neat and clean. Not far from a grocery store. Nice entertaining opportunities in the area, i.e. amusement park (Knoebels), Cat zoo, Little League museum and world games, etc. Enjoyed our visit.
