Timpanogos Village Mobile Home Park Introduce
Timpanogos Village Mobile Home Park, located at 155 1200 W, Orem, UT 84058, USA, serves as a residential community for manufactured homes. For individuals and families searching within the "RV parks near me" category, it's essential to understand that Timpanogos Village is primarily a long-term mobile home park and does not cater to transient RV stays typical of an RV campground. This introduction will provide an objective overview of the park, focusing on its environment, the services and features implied by its operations, and crucial insights from resident feedback to offer a comprehensive understanding for potential residents.
The **environment** of Timpanogos Village Mobile Home Park is situated in Orem, Utah, a city known for its vibrant community, educational institutions like Utah Valley University, and access to the stunning natural beauty of the Wasatch Front, including Mount Timpanogos. While specific details about the park's internal landscaping or common areas are not provided, mobile home parks generally aim to offer a structured, community-oriented living space. One resident review mentions "narrow streets," which could impact ease of navigation within the park, particularly for larger vehicles or during peak times. The name "Timpanogos Village" suggests a connection to the local natural landscape, which could imply scenic views or a desire to reflect the regional aesthetic. As a residential community, its environment is designed for long-term living, with individual lots for manufactured homes. Residents would benefit from Orem's extensive amenities, including shopping centers, restaurants, parks, and recreational facilities, all accessible from the park's location.
Regarding **services** and **features**, mobile home parks typically provide lot leases, utility hook-ups (such as water, sewer, and electricity), and a management team responsible for maintaining common areas and enforcing community rules. For Timpanogos Village, based on recent feedback, a significant change in **management** has impacted the community's operations and resident experience. The current management has introduced strict new rules, particularly concerning **parking**. Previously, it seems residents and visitors might have been able to park on the road. However, under the new management, "They don't allow anyone to park on the road anymore." Instead, residents are required to use designated "visitor" spots, which are reportedly very limited, with only "like 10 spots for the entire park." A crucial service feature, or rather a consequence of the new rules, is the strict enforcement of these parking regulations: "They will have your car towed if they find you parked anywhere on the road." This policy effectively restricts the ability of residents to have visitors, with one review stating, "Apparently people can't really have visitors at their homes here." For individuals searching for "RV parks near me," this strict parking policy is particularly relevant, as it highlights the limited or non-existent capacity for additional vehicles, including RVs, even for temporary stays or storage. Any expectation of accommodating an RV on-site, even for a visiting family member, would likely be met with strict limitations or outright prohibition.
The impact of these management changes and new rules is evident in resident sentiment, with observations that "It's no wonder I started seeing the homes for sale recently. People want out." This suggests that the changes, particularly regarding parking, have led to dissatisfaction among some residents, potentially driving them to seek housing elsewhere. This feedback is vital for prospective residents to consider. While mobile home communities offer an accessible path to homeownership, the rules and management style significantly influence the living experience. Therefore, understanding these new policies, especially parking, is paramount.
From a **promotional information** standpoint, for individuals and families considering Timpanogos Village Mobile Home Park, transparency is key. Potential residents should be made fully aware of the recent management changes and the stringent parking rules. While the park offers manufactured home living in Orem, a desirable location, the challenges highlighted by current residents need to be addressed proactively. Key considerations for promotion should include:
- **Location in Orem:** Emphasize the benefits of living in Orem, including access to local amenities, educational institutions, and natural attractions.
- **Long-term Residential Community:** Clearly state that Timpanogos Village is for manufactured homes and long-term residency, distinguishing it from typical "RV parks near me."
- **Direct Communication:** Strongly encourage prospective residents to contact park management directly via phone ((801) 225-2500 or +1 801-225-2500) to obtain the most current and detailed information on lot rents, utility costs, and, crucially, a comprehensive list of all community rules, particularly those related to parking.
- **On-Site Visit:** Advise potential residents to visit the park in person, ideally at different times of day, to observe the narrowness of the streets and assess the available visitor parking firsthand. This allows for a realistic understanding of the environment and practical challenges.
- **Rule Adherence:** Clearly communicate that strict adherence to park rules, especially parking regulations, is expected, and non-compliance can result in vehicle towing. This sets realistic expectations and ensures a harmonious community for those who choose to live there and abide by the rules.
While Timpanogos Village offers manufactured home living in Orem, the recent changes in management and the resulting parking restrictions are significant factors influencing resident satisfaction. For those searching for "RV parks near me," it is critical to note that this community does not cater to RV tourism; its rules are geared towards permanent residents and their limited visitor parking. A balanced and objective introduction acknowledges both the location's appeal and the practical considerations raised by current residents, empowering prospective residents to make informed decisions about whether Timpanogos Village Mobile Home Park is the right fit for their living needs.

Timpanogos Village Mobile Home Park Reviews
Good luck finding an address here. I don't live here, just needed to pick something up. Narrow streets.
May 08, 2025 · Rodney DavisI guess they have new management. They don't allow anyone to park on the road anymore. You have to park in a "visitor" spot. They have like 10 spots for the entire park. They will have your car towed if they find you parked anywhere on the road. Apparently people can't really have visitors at their homes here. If you are planning on moving here, I'd think twice. It's no wonder I started seeing the homes for sale recently. People want out.
Jun 15, 2024 · Matt SWe recently purchased a home in this community. Derrick was wonderful to work with from the initial first visit to the final closing. We are looking forward to enjoying the newly renovated club house and pool and getting to know our new neighbors.
Jun 16, 2024 · Linn MartinI am a current tenant. My grandfather had to move to an assisted home he left his trailer to myself. I initially decided to keep the trailer because after the pandemic $460 was so much more affordable than the $1300 a month I was paying in an apartment. We were unaware that the rent would be raised as soon as I moved in to $600+water sewer garbage. This month I paid about $720. I believe each manufactured home has 2 reserved parking slots, at least the sign on my parking slots say reserved to my home number. It would seem that management has a problem if you are one adult with two vehicles. The manager Deren/Derek asks personal questions, for example“why do you need two vehicles?”“Well, can you park it somewhere else or on the street”(even if it is your designated parking)“Do you plan on driving it? When?”“Those dumbbells outside your door of your home, can I buy those from you?” “Your garbage cans behind your trailer, can you put those elsewhere?”(There is not a lot of options for these lots to put your garbage cans)Or perhaps it is that I am a single financial income with two children. As a previous renter and experience with management. I have never been treated in such a manner by any management.
