Val Verde Estates & Mobile Home Introduce
Located in Orange, California, at 446 S Tustin St, Val Verde Estates & Mobile Home is a residential community that may be of interest to individuals searching within the 'RV parks near me' category, particularly those seeking a more permanent living arrangement within a mobile home park setting. While the 'RV parks near me' category often caters to temporary stays for recreational vehicles, mobile home parks typically offer a framework for longer-term residency and the establishment of a community.
Val Verde Estates & Mobile Home can be contacted at (714) 538-7711 or +1 714-538-7711 for inquiries regarding potential residency, availability, and specific community details. Situated in Orange, the park benefits from the city's location in Orange County, providing access to various amenities, services, and attractions within the region.
Based on the available online reviews, Val Verde Estates & Mobile Home presents a complex picture with both positive and negative aspects highlighted by former residents. It is important to consider these experiences when evaluating the community as a potential long-term living option, especially for those using the 'RV parks near me' platform to explore various residential settings.
One former resident who lived in Val Verde Estates for three years initially "truly liked it a lot." This suggests that the community may have had positive attributes that appealed to residents. However, their positive experience changed over time, and they noted several drawbacks. The park's proximity to the river was mentioned, along with significant morning traffic on Tustin Ave, making access to the 22 freeway challenging. Parking for guests was also described as limited.
This same reviewer also raised concerns about the local wildlife, including coyotes eating cats, white flies, and opossums in or around trash bins, as well as cats on top of mobile homes. These environmental factors could be a consideration for potential residents who are concerned about pests and wildlife interactions.
Furthermore, this review highlighted restrictions within the park, specifically mentioning a "No dogs allowed" policy, even for service dogs, although the reviewer noted that some residents, including management, did have dogs. The reviewer also pointed out that the management, described as mostly family members, had not changed for years, which could imply a consistent but potentially insular management style.
Another former resident reported being evicted by new management for "no reason," stating that they were one of many such evictions. This raises significant concerns about the stability of residency and the practices of the new management. This reviewer also alleged that "management started moving in family members slowly as they were evicting renters" and made a serious claim that "They do not have any minorities renting." This statement, if accurate, suggests a lack of diversity within the community, which may be a concern for some prospective residents. The reviewer also mentioned being given a "hard time" for having guests for two months during the Thanksgiving and Christmas holidays and noted that residents were "watched very closely with their cameras everywhere," indicating a potentially intrusive level of surveillance.
In contrast, a third review offers a very different and positive perspective, describing a peaceful atmosphere ("pace and the air different"), pleasant sounds ("the bird's sing so beutifull angel no dude"), and a positive feeling about the people in the community ("GOD bless you people around I like that makes my life easier and happy"). This review focuses on the subjective feeling and social environment of the park.
Considering these varied experiences, Val Verde Estates & Mobile Home appears to be a community with a mix of positive environmental aspects (at least initially for one resident) and potentially significant drawbacks related to management practices, restrictions, wildlife, and traffic. The serious allegations of unjustified evictions and a lack of minority residents warrant careful consideration by prospective residents.
For individuals searching within the 'RV parks near me' category who are considering a longer-term stay in a mobile home park, Val Verde Estates & Mobile Home in Orange, CA, presents a location with reported proximity to amenities but also potential challenges. Prospective residents should contact the management directly to inquire about the current policies regarding pets, guest stays, and security cameras. It is crucial to ask about the reasons for recent evictions and the criteria for residency. Inquiring about the demographic makeup of the community and the management's policies on diversity and inclusion would also be prudent, given the allegations made in one of the reviews.
Visiting Val Verde Estates & Mobile Home in person would be essential to assess the environment, the traffic situation on Tustin Ave, the parking availability, and the overall atmosphere of the community. If possible, speaking with current residents (if permitted and if they are willing) could provide additional insights into the living experience and management practices.
In conclusion, Val Verde Estates & Mobile Home in Orange, CA, offers a location that may appear in searches for 'RV parks near me' for longer-term living. However, the available reviews present a range of experiences, including initial positive impressions followed by concerns about management, restrictions, wildlife, and alleged discriminatory practices. Prospective residents should conduct thorough due diligence, directly engage with the management to address the issues raised in the reviews, and visit the park to form their own informed opinion before making any decisions.

Val Verde Estates & Mobile Home Reviews
I lived here I truly liked it a lot until after 3 years - it’s very close to River, Tustin Ave morning traffic is horrible trying to get the 22 fwy, parking is limited for guesses. There are Cayotes eating cats, white flies, posems in your trash bin or around, cats on top of mobile homes. Restrictions on some people, No dogs allowed even if service dogs but some people do have them including management Whom hasn’t been changed for years- mostly family members.I was evicted from new management for no reason. I was one of many. Management started moving in family members slowly as they were evicting renters. They do not have any minorities renting. It was just my husband and I in a 2 bedroom, new management gave me hard time for having guesses for 2 months (Thanksgiving & Christmas)- they watch you very closely with their cameras everywhere.
