Parque Santiago Mobile Home Park Introduce
Are you searching for "RV parks near me" in the Tustin, California area and looking for a unique and welcoming place to settle, whether for a short-term stay or a longer residency? Parque Santiago Mobile Home Park, located at 215 S Prospect Ave, Tustin, CA 92780, USA, offers a distinctive experience that blends the convenience of a central location with the rare amenity of individual grassy yards, fostering a strong sense of community among its residents. While the name includes "Mobile Home Park," it functions as an RV park as well, welcoming recreational vehicles and offering amenities that cater to both short-term and long-term stays.
For local users exploring their options under the category of "RV parks near me," Parque Santiago stands out for its exceptional yard spaces, a feature often hard to come by in California RV parks. One enthusiastic reviewer stated that "Having a yard for my dog is worth a full star on its own," underscoring the value placed on this amenity by pet owners. The availability of a private outdoor space is a significant advantage, allowing for a more comfortable and home-like experience, especially for those traveling or living with pets.
Another long-term resident who spent three years at Parque Santiago for work and has since moved back east described it as a "no frills park" that is "centrally located with the nicest yard space I’ve seen in California." This highlights the park's focus on essential amenities and its prime location, coupled with the exceptional benefit of grassy yards. The reviewer noted that these yards offer "plenty of room for potted plants, sitting area, grill, even erecting a cabana," providing residents with the opportunity to personalize their outdoor living space. Furthermore, the park allows "Temporary fencing for dogs," making it even more appealing for those traveling with or residing with canine companions.
Location is a significant "Pro" mentioned by the former long-term resident. The park offers a convenient commute to Irvine, taking approximately 20 minutes even in traffic. This accessibility to major employment centers in Orange County makes Parque Santiago an attractive option for working individuals seeking an RV park or longer-term accommodation in the area.
Another notable "Pro" is the provision of a "Mailbox with address" for each spot. This is a valuable service, allowing residents to receive their mail and deliveries directly at their site, adding a level of convenience and normalcy often appreciated by those in RV parks, especially for extended stays.
The sense of community at Parque Santiago is consistently praised. Both long-term and shorter-term residents highlight the "Staff and neighbors" as being "Very community oriented" and "friendly and helpful." This welcoming atmosphere can make a significant difference in the overall living experience, fostering a supportive and enjoyable environment.
However, it is important to consider the "Cons" mentioned by residents. One recurring point is the cost, with one reviewer simply stating "$$$" under the cons. This suggests that Parque Santiago might be on the higher end of the price spectrum compared to other "RV parks near me" in the area. Potential residents should inquire about the rates to ensure it fits their budget.
Another noted "Con" is the lack of "No in-park propane service." Residents needing propane for their RVs or other uses will need to source it externally, which might be an inconvenience for some.
Despite these drawbacks, the overall sentiment from residents is overwhelmingly positive. One reviewer who stayed for a few months while working in Huntington Beach described Parque Santiago as an "Awesome little park" with a "great guy" as the owner, who even had a connection to the reviewer's home country of Australia, creating an immediate rapport. The park manager is also described as "very approachable and easy to talk to and a great guy," further emphasizing the positive management and staff.
A notable limitation mentioned by the short-term resident is that "Unfortunately there is no wifi in the park due to it being originally built in the 1950's." In today's connected world, the absence of park-wide wifi might be a significant drawback for some travelers and residents. However, the reviewer also notes that "cell service excellent," providing an alternative for internet access.
The convenience of the location is reiterated, with the reviewer stating that "everything you could need is pretty much within walking distance." This suggests that residents have easy access to essential amenities, shopping, and services outside the park.
Basic facilities within the park include "wash rooms & washer dryers," providing necessary conveniences for residents, especially those in RVs without these onboard.
The suburb of Tustin is described as "a very good suburb," and the park itself is considered "safe and very clean," offering peace of mind and a pleasant living environment.
The short-term resident also had a positive experience with the long-term residents, describing them as "all lovely people & most welcoming," further reinforcing the strong sense of community at Parque Santiago.
The reviewer concludes by stating they "Would stay again and recommend to all" and that they "really loved staying there," a powerful testament to the positive experience offered by Parque Santiago Mobile Home Park.
Considering all the feedback, Parque Santiago Mobile Home Park offers a unique blend of a central and convenient location, the rare and highly valued amenity of individual grassy yards, and a strong sense of community fostered by friendly staff and welcoming neighbors. While it may be on the pricier side and lacks in-park propane service and wifi, the overall positive experiences of residents, particularly the emphasis on the yards and the community feel, make it a compelling option for those seeking "RV parks near me" in the Tustin area, whether for short-term stays or longer-term residency. The availability of mail service at each site adds another layer of convenience often appreciated by extended-stay guests.

May 14, 2022 · Kimberly SutherlandAwesome little park, owner is a great guy and has family back in my home of Australia which was a great ice breaker. Manager of park is very approachable and easy to talk to and a great guy. Stayed there for a few months whilst working in Huntington Beach. Unfortunately there is no wifi in the park due to it being originally built in the 1950's. But cell service excellent and everything you could need is pretty much within walking distance, wash rooms & washer dryers are available in the park. Tustin is a very good suburb the park is safe and very clean. Got to know many of the long term people in the park and were all lovely people & most welcoming. Would stay again and recommend to all. I really loved staying there.
Jan 24, 2023 · Glenn MurrayThis (over 55) RV Park has been doing business since the 1950's. It is one of the few places that allow long term stays. The Park may be old, but is very well maintained. The staff are friendly and helpful. You get a mail box in front of your site and can use it as a permanent address. Some tenants have been there for many years. I found the other tenants to be very friendly and helpful at all times. In my 9 months i felt very at home from the day we moved in. Within reason, you are allowed to make modifications to the site to make it your home. If you are lucky enough to get a site here you will be happy!
Mar 02, 2024 · Jack TuttleExcellent location within 1 block of Old Town Tustin. Owner and Park Manager run an excellent facility. Beautiful landscaping, clean, and safe ! I lived here for the last 2 years full time and couldn't have selected a better place in Orange County !! I was welcomed from the first day I moved in as the residents that are here longer term are awesome !! A must see if you are considering either a short term or long term stay !!
Sep 17, 2023 · Dean StevensonPros: Everyone is very friendly. Walking distance to all kinds of shopping. In interesting Old Town Tustin near museum, shops and dining (love the burgers at American Grub), and weekly farmer's market across the street. Nearby easy freeway access. Laundromat and showers onsite. Cons: A bit pricey but worth it for the location. Limited parking for extra vehicles with street sweeping about 7am every Thursday morning. Very much enjoyed by stay.
