When selecting an "RV park near me," especially one that caters to a specific age group, it's crucial to consider various factors such as the environment, services, rules, and the experiences of other guests. Valley of the Sun Mobile Home & RV Park 55+ has received mixed reviews online, with some significant concerns raised by at least one former guest that potential residents should be aware of.
One detailed review describes a negative experience involving guest policies and alleged discriminatory treatment. The reviewer, who stayed for three months, recounts being informed by an individual identified as one of the owners, named Jim, about a policy purportedly stating that residents cannot have overnight guests under 55 years of age who did not register upon arrival for more than three days. The reviewer requested a copy of the statute supporting this claim but instead received a voicemail stating a $25 daily charge for guests staying beyond three days, which was then allegedly arbitrarily increased to $30 per day in a subsequent phone call.
More seriously, the same reviewer alleges that due to management closely monitoring vehicle and pedestrian traffic, police were used to harass individuals deemed "undesirables." The reviewer specifically mentions that a Latino visiting friend was accosted by the Marana Police Department on their first walk to a nearby retail store. This is a very serious accusation that suggests potential issues with how visitors are treated at the park.
The review also raises concerns about the park's financial and administrative practices. The reviewer states that payment for electricity was demanded on the same day the meter was read monthly, with no bill or grace period. Additionally, the office reportedly contacted the reviewer's sister in New York when they couldn't reach the reviewer on the day of the first meter reading before closing. The reviewer points out that their sister had initially arrived with them and was registered as an overnight guest without any issues, also noting that their family is of European ancestry, implying a disparity in treatment based on the visitor's ethnicity.
Finally, the negative review mentions ongoing long-term heavy equipment projects on the property boundary that allegedly start at 7 AM, causing debris to enter the vents and windows of the RVs, potentially impacting the living environment.
In contrast to this highly critical review, another reviewer expresses a positive sentiment, stating, "We love this place because it’s an easy on/off from the freeway, but most importantly is the friendliness of the staff. RV’s park way in the back. It is quiet and we had a good night sleep. Price is great too. In the evening a couple were walking their dogs and said, “welcome to the park.”" This review highlights the convenience of the location near the freeway, the perceived friendliness of the staff, the quietness of the RV parking area, and a positive initial interaction with other guests.
Considering these contrasting experiences, individuals searching for "RV parks near me" in the 55+ category should approach Valley of the Sun Mobile Home & RV Park 55+ with caution and conduct thorough due diligence. The serious allegations of discriminatory treatment and questionable guest policies in one review are significant and warrant careful consideration. While another reviewer had a positive experience, the stark contrast suggests that experiences may vary.
When evaluating "RV parks near me," especially those with age restrictions, it is important to understand all the rules and regulations regarding guests, billing practices, and the overall community environment. The discrepancy in the reviews for Valley of the Sun Mobile Home & RV Park 55+ underscores the need for prospective residents to seek further information and clarification directly from the management and, if possible, from current residents to gain a more comprehensive understanding of the living conditions and policies.
For those specifically looking for a 55+ "RV park near me," it is advisable to inquire about guest policies, including any age restrictions and registration requirements, as well as billing procedures for utilities. It would also be prudent to ask about any ongoing construction or maintenance projects that could impact the living environment. Furthermore, if the allegations of discriminatory practices are a concern, potential residents may want to seek assurances that all guests and residents are treated fairly and equitably.
As a platform providing information about "RV parks near me," it is our responsibility to present an objective overview based on the available information. In the case of Valley of the Sun Mobile Home & RV Park 55+, the customer reviews present a mixed picture, with one review raising serious concerns about management practices and treatment of guests. Potential residents should weigh these points carefully against the positive feedback regarding location, staff friendliness, and quietness before making a decision.
In conclusion, Valley of the Sun Mobile Home & RV Park 55+ in Marana, AZ, offers an age-restricted community with convenient freeway access and reportedly friendly staff. However, potential residents should be aware of the serious allegations of discriminatory guest policies and other management issues raised in one detailed review and conduct thorough research to ensure it meets their expectations for a comfortable and welcoming living environment.

Valley of the Sun Mobile Home & RV Park 55+ Reviews
This is the first review I ever authored. I stayed at Valley of the Sun RV park for three months this year (last two prepaid at a discount). This will be the second one star review posted in the last month. Do not stay here if you are a minority or intend to have any overnight visiting guests during your stay. Jim, (identified as one of the owners) told me that, "by law" residents CAN'T have overnight guests, under 55 AND who did not register upon arrival, for more than THREE days. I asked Jim to copy me with the referenced statute. He, instead called and left a voicemail (which is saved) stating that I will be charged $25 daily after the third day. Then the next day Jim called again (I was able to answer this time) and he arbitrarily changed it to "thirty dollars" for each day beyond three. Here's the rub, due to Management, having eyes on all vehicle and pedestrian traffic, don't think they won't be quick to use police to harrass persons they consider undesirables. Oh yeah, my visiting friend happened to be Latino and he was accosted by the Marana PD the FIRST time he walked to the retail store next door. Managment also demanded payment on the SAME day the electric meter was read monthly; no bill, no grace period and the office called my Sister in New York when they could not reach me (the day of the first reading) before close of business. My Sister originally arrived with me and was originally registered as a overnight guest without them blinking an eye. Did I mention my Family happens to be of European ancestry? Finally there are Long term (heavy equipment) projects on the property boundary which starts at 7AM and will require constant sweeping out of the debris entering the vents and windows of your RV.
