South Forty RV Ranch/Park appears to be a well-regarded option for both short-term and potentially longer-term RV stays, based on the available customer reviews. One reviewer who stayed on an annual basis described it as a "Nice park" that is "Quite area and pretty clean." This positive feedback highlights the park's commitment to maintaining a pleasant and peaceful environment for its guests. Cleanliness is consistently mentioned as a strong point, with another guest who stayed overnight also noting how "super surprised with how clean and quiet the park was." These comments suggest that South Forty RV Ranch/Park prioritizes the comfort and tranquility of its visitors.
The park offers several amenities that contribute to a comfortable stay. Guests can enjoy a "Swimming pool and hot tub" which are described as "nice and clean," providing opportunities for relaxation and recreation, especially during the milder months. Additionally, there is a "Club house" which is noted as being "good," suggesting a communal space where guests can potentially socialize or access other facilities. For those needing to take care of laundry, the park also provides "laundry facilities," as mentioned by a guest who utilized them during an overnight stay.
Convenience is another key feature of South Forty RV Ranch/Park. Its location on West Orange Grove Road provides easy access to "local shopping and tourist stuff." This is a significant advantage for RVers who appreciate having amenities and attractions within a short distance. Whether you need to stock up on supplies or explore the local sights of Tucson, South Forty's location seems to offer a good balance of accessibility and a quieter park environment.
However, one reviewer did point out that "The lot sizes are small and tight." This is an important consideration for RVers, especially those with larger rigs. The reviewer, who was traveling in a forty-foot camper pulled by an F250, acknowledged that while it was "tricky," they were "able to manage." If you have a particularly large RV or tow vehicle, it would be wise to inquire about the specific dimensions and layout of the available sites to ensure a comfortable fit and ease of maneuvering.
It's also important to take note of a specific recommendation regarding the time of year to visit. The reviewer who stayed annually advised that they "do not recommend staying here June through September because of the Tucson heat." They explicitly stated, "Definitely not the parks fault," acknowledging that this is due to the general climate of Tucson during the peak summer months. If you are planning to travel to Tucson during this period, you might want to consider RV parks with more shade or be prepared for high temperatures. However, for stays during the more temperate months, this caution might be less of a concern.
For those needing a quick overnight stop, South Forty RV Ranch/Park appears to be well-equipped. One guest specifically mentioned needing a place to "fill and dump our RV and wash some clothes," and found that South Forty "fit the bill on all fronts." This indicates that the park provides essential services such as a "fill and dump station" for RV maintenance, in addition to the aforementioned laundry facilities. The reviewer also appreciated the cleanliness and quietness of the park during their brief stay and stated they "Would definitely stay again."
Security is another aspect to consider. One review mentioned that the "Gate closes at night but you can get in and out." This suggests that the park has some form of controlled access during nighttime hours, which can contribute to a sense of security for guests. It's always a good idea to inquire about the specific gate operation and any other security measures in place.
Based on the positive reviews emphasizing cleanliness, quietness, and convenient location, South Forty RV Ranch/Park seems to be a strong contender for those searching for "RV parks near me" in Tucson. The availability of a swimming pool, hot tub, and clubhouse adds to the appeal for leisure and relaxation. The presence of laundry facilities and a fill/dump station caters to the practical needs of RV travelers. While the smaller lot sizes might require careful maneuvering for larger rigs, many seem to manage successfully. The recommendation to avoid June through September due to the heat is a valuable piece of local knowledge to consider when planning your visit.
Overall, South Forty RV Ranch/Park appears to offer a welcoming and well-maintained environment for RVers visiting Tucson. The positive feedback from multiple guests, highlighting its cleanliness, quiet atmosphere, and convenient location near shopping and tourist attractions, makes it a noteworthy option. The amenities such as the pool, hot tub, and clubhouse provide opportunities for relaxation and socializing, while the laundry and fill/dump services cater to the practical needs of RV travel. While the smaller lot sizes are a factor to be aware of, it seems manageable for most RVs. For those looking for a reliable and comfortable "RV park near me" in Tucson, South Forty RV Ranch/Park is definitely worth considering, especially during the months outside of the peak summer heat.

South Forty RV Ranch/Park Reviews
Nice park. My wife and I stayed here on an annual. Quite area and pretty clean. The lot sizes are small and tight. We are in a forty foot camper pulled by an F250. Although it was tricky, we were able to manage. This resort is very convenient to local shopping and tourist stuff. We do not recommend staying here June through September because of the Tucson heat. Definitely not the parks fault. Swimming pool and hot tub are nice and clean. Club house is good. I would definitely recommend this park to friends and family.
Apr 03, 2025 · Scott BurkhartWe needed a quick overnight stay to fill and dump our RV and wash some clothes. South 40 fit the bill on all fronts. We were super surprised with how clean and quiet the park was. Would definitely stay again. Gate closes at night but you can get in and out. Thanks for such a great place.

May 09, 2025 · Rich OverturfSuper clean, nicely landscaped RV part. The camp host was friendly and helpful even though we came in during off hours.Secure with a gate and nice clean bathhouse and showers. We will be back.
Oct 08, 2024 · Sara SangermanoIt's a very nice RV. Park, but the down side is, the strict rules! The RV park is very large, and the visitors are not allowed to park, at the RV location, you must park up front, by the office and walk to the RV, that you are going to. I have been there once, and I was confronted, and it wasn't pleasant! Please look into the rules and regulations before you get comfortable. God bless 🙏
