The **environment** at Desert Sun Mobile Home Park is characterized by its dedication to cleanliness and a focus on safety. The park is committed to providing a "crime-free housing" environment, aiming to ensure residents a peaceful and secure living space. This commitment is often supported by features like gate personnel, though specific details on security measures are not explicitly stated in all reviews. The presence of a dedicated park manager, Hector, is frequently highlighted, with residents appreciating his efforts in "taking care of all things necessary to keep the property clean and beautiful." This proactive management contributes significantly to the overall aesthetic and well-being of the community. While some older infrastructure, particularly the electric supply grid, has been noted as needing upgrades, the park management does make efforts to maintain functionality and has recently upgraded road surfaces and the gas system. The park is described as generally clean, with most residents being friendly, fostering a welcoming atmosphere.
As an "RV parks near me" destination, Desert Sun Mobile Home Park offers **services** that cater to both long-term mobile home residents and RVers. The park provides full RV hookups, essential for comfortable stays. Available lot sizes, such as a 40x15 RV lot with 50 Amp service, indicate suitability for various RV types with both slide-out options. For mobile homes, properties may come with features like coin laundry facilities, and some renovated units might include fresh paint and flooring. The park aims to offer an "affordable and hassle-free lifestyle choice." Management is generally responsive, with office hours from Monday to Friday, 8:00 AM to 5:00 PM, and Saturday, 10:00 AM to 2:00 PM. The park's policy on pets is welcoming, allowing a maximum of 4 pets with no weight restrictions, although breed restrictions apply and pet fees may be applicable for park-owned home renters. This makes Desert Sun a viable option for pet owners.
Key **features** of Desert Sun Mobile Home Park include its central location in Tucson, offering "unparalleled convenience with easy access to Tucson's finest dining, shopping, and entertainment destinations." This accessibility is a major benefit for residents, as it places them within reach of various urban amenities. For daily commuting or public transportation, a bus stop is conveniently located right at the front gate. The community itself aims to foster a sense of belonging, although specific communal amenities like swimming pools or clubhouses are not consistently mentioned in all public reviews. However, information from the park's management indicates that they do have laundry facilities and full RV hookups. Some mobile home units within the park might feature updated interiors with laminate flooring and eat-in kitchens. The park is described as an "all-age community," meaning it's open to residents of all ages, unlike some 55+ mobile home parks in the area. The management's presence and proactive efforts to maintain the property are significant features, as highlighted by positive comments about Hector, the park manager.
Regarding **promotional information**, Desert Sun Mobile Home Park advertises both mobile homes for rent or purchase, and RV lots for rent. Monthly RV rates start from $475.00 plus utilities, while mobile home lot rent is around $500 plus utilities. For prospective residents, income of 3x monthly rent and a 620+ FICO score are typically required, along with a refundable utility deposit and an administrative fee. An application fee is also in place, which is refundable when approved and the lease is signed. This transparent pricing and qualification structure allows interested parties to assess their eligibility. The park also emphasizes its focus on crime-free housing, positioning itself as a secure and peaceful place to live. While one review points to a negative experience involving a lease agreement being overturned and communication being blocked, it is important to consider that such incidents, though concerning, may not be representative of every interaction. The general sentiment regarding management and property upkeep, as described by other residents, tends to be positive.
In summary, Desert Sun Mobile Home Park presents itself as a practical and affordable option for mobile home living and RV stays in Tucson. Its strong points include a dedicated management team focused on maintaining a clean and beautiful property, a central location with easy access to city amenities, and a pet-friendly policy. While there may be some challenges related to older infrastructure or isolated negative experiences, the park's commitment to safety and community, coupled with its competitive pricing and accessibility, makes it a noteworthy choice for those seeking a well-managed and convenient place to call home in Tucson.

Desert Sun Mobile Home Park Reviews
Hector, the park manager is a huge help around the property as well as with taking care of all things necessary to keep the property clean and beautiful.
Mar 11, 2025 · Victor MegarizThis lady had my daughter and son in law sign a lease and said they could move in Friday. Then turns around and rent it out to someone else. And then blocked there number. Who does that to people and kids. Trash
Apr 03, 2023 · Michelle DucheneMy sister and brother in law have lived here for almost a year so I'm a frequent visitor and now we get to neighbors! It seems like a pretty quiet neighborhood. Right across from a library. Up the street from my kids schools. Looking forward to be moving in here.
Mar 30, 2023 · Verhanika JeanThis place is disgusting and needs to be shut down. Trash everywhere , abandon trailers with squatters, and druggies camped out in tents. Whoever is in charge of this property needs to be in ashamed of trying to rent out RV spaces to people. The city should really put this place on their radar.
