Swan Lake Estates Introduce
For those exploring "RV parks near me" and considering mobile home communities in Tucson, Arizona, Swan Lake Estates, located at 4550 N Flowing Wells Rd #201, Tucson, AZ 85705, presents a community with both positive attributes and emerging concerns, based on recent customer reviews. You can contact the park management at (520) 887-9292 or +1 520-887-9292 for further information.
One review from residents who have been wintering at Swan Lake Estates for a year highlights the positive aspects of the community. They mention that the "other mobile home owners have been great," indicating a friendly and welcoming atmosphere among the established residents. A significant development noted is that the park was recently sold, and the new owners have been actively involved in "making a few repairs and cleaning up the park." This suggests a proactive approach to improving the community's infrastructure and aesthetics, which is a positive sign for current and potential residents. These winter residents express satisfaction with their decision to buy property there, indicating a long-term commitment to the community.
Further positive features mentioned include a "walkable park" environment, making it easy for residents to get around and enjoy the surroundings on foot. Its proximity to the "1/4 mile from the Loop Biking/walking trail" is a significant advantage for those who enjoy outdoor recreation, providing easy access to a well-known Tucson amenity for cycling and walking. The park also boasts "gated clean pools," a "hot tub," and opportunities for social engagement through "games, pot luck dinners, Bingo," suggesting a range of recreational and social activities available to residents.
Another long-term resident, who has lived at Swan Lake Estates for over 14 years, previously held a very positive view of the community, stating they had "never had any problems" and considered it "probably the most beautiful place in Tucson." They also mentioned "beautiful lakes," "lots of activities," and a "very nice clubhouse," reinforcing the image of a community with attractive natural features and social amenities. This long tenure and positive sentiment from a long-time resident speak to the potential for a fulfilling living experience at Swan Lake Estates.
However, the same long-term resident also raises a significant "Con" regarding recent changes within the park. Their primary concern revolves around the new policy of "now letting homeless people live here with elderly people." This raises potential safety and comfort concerns for the established residents, particularly regarding the integration of a potentially vulnerable population with a demographic that may have different needs and expectations for their living environment.
The reviewer provides a specific example involving their neighbor who allowed a woman named Jackie to move in. They describe this new resident as walking the park "all night long" and emitting a strong odor of "skunk weed" (marijuana). This behavior is clearly disruptive to the peace and comfort of other residents. The reviewer expresses concern about this situation, especially noting that "visitors we don't know are always showing up at his space," which could raise security issues within the community.
Further details about this new resident include allegations of her talking about religion "all the time while she smells like Marijuana bad at night." This combination of behaviors could be unsettling or unwelcome for some residents. The reviewer also mentions that this individual has been asking people if there are any senior men looking for a "special caregiver," the meaning of which is unclear but raises suspicion and concern for the reviewer.
These recent observations paint a concerning picture that contrasts sharply with the previously positive descriptions of Swan Lake Estates. The introduction of new residents who allegedly engage in disruptive behavior and potentially attract unknown visitors has created anxiety and unease among at least one long-term resident. This situation highlights a potential shift in the community's demographics and possibly its overall atmosphere and safety.
Considering the platform category "RV parks near me," potential RVers looking for a temporary or seasonal stay might be drawn to the amenities like the pools and hot tub, as well as the proximity to the Loop trail. However, the concerns raised about the new residents and potential security issues could be a significant deterrent. It is crucial for anyone considering Swan Lake Estates, whether for a short or long-term stay, to be aware of these recent developments and assess their comfort level with the described situation.
For local users in Tucson seeking a mobile home park for long-term residency, Swan Lake Estates offers some attractive features such as a walkable environment, access to outdoor recreation, and social activities. The ongoing efforts of the new owners to repair and clean up the park are also positive indicators. However, the serious concerns raised by a long-term resident regarding the integration of homeless individuals and the disruptive behavior of at least one new resident cannot be ignored. These issues could significantly impact the quality of life and sense of security within the community.
Potential residents should inquire with the management about the new policies regarding residency and the steps being taken to ensure the safety and comfort of all residents. It would be prudent to speak with current residents, if possible, to get a broader understanding of the current living situation within Swan Lake Estates. The stark contrast between the positive experiences of winter residents and the serious concerns of a long-term resident indicates a community undergoing significant change, and the impact of these changes on the overall living experience is still unfolding.
In conclusion, Swan Lake Estates in Tucson, AZ, offers a community with established long-term residents, ongoing improvements under new ownership, and attractive amenities such as pools, a hot tub, and proximity to a walking/biking trail. However, recent concerns have been raised about the introduction of homeless individuals as residents and the disruptive behavior associated with at least one of these new residents, leading to security and comfort issues for some established members of the community. Potential local users considering Swan Lake Estates, whether for mobile home living or as an RV park for an extended stay, should carefully weigh these positive and negative aspects and conduct thorough due diligence before making a decision.

Mar 28, 2025 · Arthur BThe estates are characterized by their spacious and well-appointed homes, designed to blend harmoniously with the surrounding landscape. Each property boasts expansive views of Swan Lake, creating a serene backdrop that enhances the overall living experience.
Jul 11, 2024 · Zickuhr RebertzA hidden gem in central Tucson. Lovely and well-kept with a gorgeous duck pond with a small center island perfect for events. The neighborhood is everything you could hope a community would be, and the location is surprisingly convenient to access all the best Tucson has to offer!
May 10, 2024 · B ZMy mom has lived here for some years now. It's a beautiful park with a great lake, ducks, and beautiful giant trees. It's a gated community that once you enter it doesn't feel like your in a desert anymore. Most people are pleasant but there are some that complain about everything. They have a beautiful club house and 2 pools. Very beneficial to have a golf cart here.
