Village Park Mobile Estate Introduce
For local users in Lafayette, Louisiana, seeking residential options and potentially encountering Village Park Mobile Estate through listings that include "RV parks near me," it's important to understand that this is primarily a mobile home park catering to long-term residents rather than short-term RV stays. Located at 6406 Johnston St in Lafayette, Village Park offers a community setting where residents typically own their manufactured homes and lease the land. This introduction aims to provide an objective overview of Village Park Mobile Estate based on the available customer reviews, highlighting its key advantages and reported areas of concern.
One of the most significant assets of Village Park Mobile Estate, as noted by a resident, is its "location." Situated on Johnston Street in Lafayette, this mobile home park benefits from a potentially prime location with easy access to various amenities, services, and transportation routes within the city. Lafayette is a vibrant hub in southern Louisiana, offering a diverse range of shopping, dining, entertainment, and employment opportunities. The convenience of the park's location is a substantial factor that could appeal to many seeking long-term residency.
Another positive development mentioned in the reviews is the "recently added gazebo." This addition has reportedly "definitely improved" the "chaotic traffic jam that used to occur every morning and afternoon for the bus pick up and drop off." This suggests that the park management has taken steps to address and resolve issues related to traffic flow and safety, particularly concerning school children. This responsiveness to resident concerns and proactive implementation of solutions can be seen as a positive attribute of the park management.
However, the remaining customer reviews raise several significant concerns that prospective residents should carefully consider. One reviewer states that "the owner is not nice" and "hounds ppl about things that should not be." This suggests potential issues with management style and resident relations, which could impact the overall living experience within the park. Poor management can lead to dissatisfaction and a negative community atmosphere.
Further concerns are raised regarding the maintenance and upkeep of the property. The same reviewer notes that "the main house is rotting and has a hole in its roof" and that "also a shed on the property is falling to pieces." These observations indicate potential neglect of the park's infrastructure, which could reflect a broader issue with property maintenance. The contrast between this apparent neglect and the management allegedly fussing residents "for a bit of task had during a rainy week" suggests a possible disconnect in priorities and fairness in enforcing community standards.
A particularly serious concern involves the park's essential services. The review states that "the water is either off or low pressure and they never give a notice as to why or how long it will be that way." Unreliable water service can significantly impact residents' daily lives and comfort. The lack of communication regarding these disruptions further exacerbates the issue. Additionally, the reviewer claims that "they never give a water quality report after maintenance," raising potential health and safety concerns related to the water supply.
Perhaps the most alarming aspect highlighted in the negative review is the issue of safety and security within the park. The reviewer states that "the theft in the park is an on going issue" and that "the police are here often." Such frequent police presence suggests a potentially unsafe environment, which is a critical factor for anyone considering long-term residency. The reviewer concludes that the park is "not safe or worth it," which is a strong condemnation of the living conditions.
Considering these contrasting points, Village Park Mobile Estate presents a complex picture. Its prime location in Lafayette and the recent improvement regarding school bus traffic are notable advantages. However, the serious allegations concerning the owner's demeanor, property maintenance, unreliable water service, lack of communication, and safety issues within the park are significant drawbacks that cannot be ignored.
Given the limited and conflicting information, it is impossible to provide a comprehensive overview of the park's services and features beyond what is mentioned in the reviews. Typically, mobile home parks offer basic utility hookups (water, sewer, electricity), and residents are responsible for their individual homes and lot maintenance as per the park's rules. Amenities such as laundry facilities, community centers, or recreational areas are not mentioned in the provided reviews, so their presence or absence at Village Park remains unknown.
Similarly, no promotional information is available. Mobile home parks might occasionally offer incentives for new residents or highlight specific features of the community to attract tenants. Without such information for Village Park Mobile Estate, we cannot comment on any ongoing promotions.
For local users searching for "RV parks near me," it is crucial to reiterate that Village Park Mobile Estate is a long-term residential community for manufactured homes. While its location might be convenient, those seeking short-term RV accommodations will need to look for facilities specifically designed for recreational vehicles.
Prospective residents considering Village Park Mobile Estate should approach with caution and conduct thorough due diligence. It would be essential to:
- Contact the park management directly at (337) 984-4016 or +1 337-984-4016 to inquire about current lot rental rates, lease terms, and park rules and regulations.
- Specifically ask about the water service reliability, maintenance procedures, and any available water quality reports.
- Inquire about security measures in place within the park and the management's response to reported incidents of theft or other safety concerns.
- If possible, speak with current residents to get a broader range of perspectives on the living conditions, management responsiveness, and overall community atmosphere.
- Thoroughly inspect the property, including common areas and any available facilities, to assess the level of maintenance and upkeep.
In conclusion, Village Park Mobile Estate in Lafayette, Louisiana, benefits from a potentially excellent location and has shown some responsiveness to traffic management issues. However, serious concerns have been raised by residents regarding the owner's behavior, property maintenance, unreliable water service, lack of communication, and safety within the park. These issues warrant careful consideration and thorough investigation by any prospective residents. While the location is a significant advantage, the reported negative aspects could significantly impact the quality of life for those choosing to reside in Village Park. Therefore, a cautious and informed approach is strongly recommended for anyone considering making Village Park Mobile Estate their long-term home.

The location of the park without a doubt is it's greatest commodity. The recently added gazebo has definitely improved is the chaotic traffic jam that used to occur every morning and afternoon for the bus pick up and drop off.

Jul 19, 2024 · D PThe manager is the owners son and he's very mean!! He stalks the park all day and if you make one mistake he yells and screams and threatens to evict you immediately. If you apologize he shows no mercy and tells you to read your contract. He threw my daughter off his property because she visited me with her house dog. He demanded I kick her out of my house immediately or he will evict me. He said "right now! You're lucky I don't evict you now!" I'm never late on my rent. I am quiet and polite to them. I am clean and never gave him any complaints in 10 years! He is also hired to cut the grass on my lot. I'm a customer. It was so early in the morning and my daughter and I were still in our pajamas! I explained that we are sorry for the dog in the house and that we will take it back to its house but we needed to get the 3 babies up out of bed. The kids were asleep. He yelled at my daughter first when she was outside. Dog was being walked on a leash with a harness. Dog only sat and wagged his tail as the man screamed at my daughter. Then my daughter came inside my home upset and said "I have to leave now! Keith just kicked me off the property" I was very confused. I don't own a pet. She was my visitor and dog lives inside. Wow. I am moving now and it will cost a lot of money to relocate. Wish I never came here. Not nice people at all! Do not recommend. Soggy yard that smells like raw sewage. No gravels to park car. Mud hole when it rains with sinking trailer,
