Wind Rose MHP Introduce
If you are searching for mobile home parks in the Baton Rouge, Louisiana area, you might come across Wind Rose MHP, located at 4250 Blount Rd, Baton Rouge, LA 70807. They can be reached at (225) 448-5044 or +1 225-448-5044. While some platforms might list mobile home parks under the category of "RV parks near me," it is important to understand that Wind Rose MHP primarily offers long-term residency for mobile homes. Based on recent and detailed reviews from individuals claiming to be residents, there are significant issues that potential tenants should be aware of before considering this community.
Wind Rose MHP is situated on Blount Road in Baton Rouge, placing it within the city limits and potentially offering access to various urban amenities, services, and transportation options. However, the reviews do not focus on the park's proximity to local attractions but rather on the internal living conditions and management practices.
The environment within Wind Rose MHP, based on resident accounts, appears to be fraught with problems. One reviewer describes a situation where the promised immediate move-in was impossible due to missing inspection paperwork for the trailer, resulting in weeks of waiting for power to be hooked up. This suggests potential administrative inefficiencies and a lack of transparency during the leasing process. Furthermore, this resident immediately noticed that the water had a "light brown tint," raising concerns about water quality within the park. Attempts to contact the management regarding this issue were reportedly unsuccessful, with calls going unanswered.
Another long-term resident who stayed for seven months described it as the "worst experiment ever." They reported moving in during the summer without air conditioning, a problem that took an extended period and multiple attempts by different individuals to resolve. This highlights significant issues with the responsiveness and effectiveness of maintenance within the park. This reviewer also alleged harassment from the landlord, Brandon Douglass, particularly regarding rent collection, contrasting it with a lack of action on needed repairs. The personal safety of residents was also brought into question, with a report of the reviewer's sister's house being shot into while children were present, and allegedly "nothing was done about that," indicating a potential lack of security or response to serious incidents.
Regarding services and features, the reviews paint a concerning picture. The initial leasing process is described as "nice and friendly," but this positive interaction reportedly ceases once issues arise. The lack of responsive management, with both the initial contact person and the manager allegedly sharing a voicemail that goes unanswered, suggests a severe breakdown in communication and resident support. Maintenance issues, even for brand new trailers (as reported by one resident with a malfunctioning tub and shower), are apparently not handled by qualified professionals but rather by other residents who may be receiving rent discounts. This raises questions about the quality and reliability of repairs within the park.
The water situation also appears to be a significant problem. One resident reported their water being cut off due to a supposedly high bill caused by a running toilet and exploding underground pipes, indicating potential infrastructure issues within the park that are not being adequately maintained, leading to increased costs for residents. The combination of discolored water and infrastructure problems suggests a potentially unhealthy and unreliable utility service.
The feature of "first month's rent free" is mentioned by one reviewer as a likely incentive to attract tenants despite the underlying problems. This suggests that potential promotional offers might exist, but they should be viewed with extreme caution in light of the serious issues reported by current and former residents.
In conclusion, the environment and services at Wind Rose MHP in Baton Rouge, LA, appear to be severely compromised based on the detailed accounts of multiple residents. Issues range from administrative problems during move-in and consistently poor communication with management to significant maintenance failures, questionable water quality, and even safety concerns. The alleged harassment by the landlord and the use of unqualified residents for maintenance further contribute to a negative overall picture. While the initial leasing experience might be pleasant, the long-term living conditions, according to these reviews, are far from satisfactory.
Local users searching for mobile home parks or considering options listed under "RV parks near me" should exercise extreme caution when considering Wind Rose MHP. The numerous and serious complaints from residents regarding management inaccessibility, unresolved maintenance problems, poor water quality, and safety incidents should not be ignored. The incentive of free rent might be tempting, but it appears to come at a very high cost in terms of living conditions and peace of mind. It is strongly recommended that potential tenants thoroughly investigate alternative mobile home parks in the Baton Rouge area and seek out more positive and reliable living environments for themselves and their families. The experiences shared by these residents paint a clear picture of a community with significant and unaddressed issues.

Wind Rose MHP Reviews
After reading the reviews for this trailer park, I just have to assume that no one who's giving them a good review actually lives here. So here is the review from an actual resident of the trailer park. They are nice and friendly to help you sign the lease. What they won't tell you is that the trailer you signed at least for doesn't have the inspection paperwork in, so you'll have to wait for the home inspector to turn the paperwork in to get power hooked up. So moving in immediately won't be an option. Once you do move in which will be weeks after you sign waiting for the power company. You're going to notice that your water has a light brown tint to it. When you attempt to contact the same person that was so friendly and helpful to help you sign your lease, you won't get any reply whatsoever from them. If you call them all you will get is a voicemail. If you attempt to call the manager all you'll find out that the phone number goes to the same voicemail of the person that helped you sign the lease who also isn't answering their phone. That's the real reason they're giving you first month's rent free. That's not to mention that if you have actual problems with your brand new trailer like in my experience in our guest bathroom, both the tub and the shower runs at the exact same time. They don't have any real maintenance workers to come fix it. The people they're using are residents from around the park that they're probably giving them a discount on their rent on. Do not move here! Do not make the same mistake I made and move your family here!
Nov 11, 2022 · Vernon ThomasI stayed there for 7 months and it was the worst experiment ever . When I first moved there I didn’t have no A/C and I moved there during the Summer time so it was way to hot for my son and I to stay there . I can’t count on how many times they sent different people to look at the A/C in the problem still wasn’t resolved to later on.. Michelle was a sweet heart she did what she could . The land lord Brandon Douglass did nothing everytime you complained about something needs to be fixed but WHEN IT CAME DOWN TO RENT HE WOULD JUST PULL UP TO YOUR HOUSE AND KNOCK ON YOUR DOOR, WALK UP TO YOUR CAR!! Which I feel is so rude because nobody is walking back there to your house knocking on your door whenever something needs to be fixed … all he did was harass people every-time he passes by he either looking at my sister and I trailer or asking weird questions …and let me not talk about how the water company cut off my water because they said my bill was higher than normal because of the running toilet and the pipes that kept exploding in the ground leaking water all around the trailer I stayed in.. plus my sister house was shot into while our kids was just over there .. and nothing was done about that
Mar 22, 2024 · carolynn armstrongI have been living here for three months and I have been calling the owner and property manager to come fix the. doors on the trailer that I am in. It seems like no one wants to replace or repair the property that I am in. But when it comes to pay rent they are all for it. Between the first and the fifth of every month they are there to collect. I am tired of informing them about my trailer. All they do is lie to me and other tenants
Sep 06, 2023 · Cheryl FaithfulOk so far.. I like the way they are taking out the old trailers and putting new ones in. They are also adding a playground to the area
Sep 28, 2022 · Eronda GrahamReally friendly staff that made the lease process very simple.
