Woodgate Mobile Home Park Introduce
For individuals searching for "mobile home parks near me" in the Houston, Texas area, Woodgate Mobile Home Park, located at 2331 Frick Rd Office, Houston, TX 77038, USA, has received recent feedback that raises significant concerns for prospective residents. Two customer reviews paint a picture of restrictive living conditions, unexpected costs, and questionable management practices. It is crucial for local users to be aware of these experiences when considering Woodgate Mobile Home Park as a potential housing option.
Regarding the environment of Woodgate Mobile Home Park, the reviews do not offer insights into the physical appearance or layout of the community. However, they strongly suggest a restrictive and potentially stressful living environment due to the policies implemented by the management. One resident, who moved in this year, recounts being told that water was free, which was a significant factor in their decision to reside at Woodgate. However, they subsequently received a call from the manager claiming excessive water usage for a household of six, with specific mention of taking long showers. This imposition of usage limits, after initially being told water was free, suggests a discrepancy between advertised amenities and actual living conditions. The second reviewer echoes this sentiment, stating that residents are told to shower for a "5 minutes max" and feel powerless to change this restriction. These accounts indicate an environment where basic household water usage is heavily monitored and limited, potentially impacting the comfort and daily routines of residents. Without further information, it is difficult to assess other environmental aspects, but the reported water restrictions create a concerning picture of the living conditions.
The services and features at Woodgate Mobile Home Park, as described by the reviews, are overshadowed by negative experiences. While the initial claim of "free water" could be considered an advertised service, the subsequent imposition of strict usage limits undermines this. The towing incident reported by one resident also raises serious concerns about the management of parking and adherence to their own rules (as the truck had a parking sticker). The manager's alleged dismissive response ("it's not her problem") when presented with evidence of the valid parking permit further suggests a lack of accountability and poor resident relations. The second review corroborates the restrictive water policy, indicating it is a pervasive and enforced rule within the park. The lack of positive mentions regarding other services or features, such as maintenance, community areas, or security, combined with the negative experiences shared, paints a concerning picture. To obtain a comprehensive understanding of all services and features, prospective residents would need to inquire directly. However, the reported issues strongly suggest potential problems with the management and enforcement of policies. Typical services at mobile home parks often include:
- Lot rental for the placement of mobile homes.
- Water and sewer connections. The reviews indicate significant issues with water usage policies.
- Electricity hookups. The reviews do not comment on electricity services.
- Waste disposal services. The reviews do not mention this.
- Road maintenance within the park. The reviews do not comment on this.
- Potentially common areas or amenities (e.g., laundry facilities, recreational spaces), none of which are positively mentioned in the reviews.
Given the serious negative feedback, it is imperative for potential residents to ask very specific questions about water usage policies, parking regulations, towing procedures, and the management's responsiveness to resident issues before considering Woodgate Mobile Home Park.
The features of Woodgate Mobile Home Park, based on the provided reviews, are predominantly negative. The discrepancy between the initial claim of free water and the subsequent strict usage limitations is a significant negative feature. The towing of a vehicle with a valid parking sticker, coupled with the manager's unhelpful response, points to problematic parking enforcement and a lack of support for residents. The enforced "5 minutes max" shower rule is an extremely restrictive feature that could severely impact residents' quality of life. The overall impression from the reviews is one of potentially deceptive initial information (regarding water), strict and uncomfortable living conditions, and unhelpful management. These negative features significantly outweigh any potential positives not mentioned in the reviews. Prospective residents should be wary of these reported conditions and consider them as critical factors in their decision-making process.
Currently, there is no promotional information available in the provided reviews. Given the negative feedback concerning management practices and living conditions, it is uncertain whether Woodgate Mobile Home Park is actively offering promotions. However, even if promotional rates were available, prospective residents should weigh these against the reported restrictions and management issues. It would be prudent to inquire about all costs, including lot rent, water fees (and any usage limitations), and any other potential charges, and to get these terms in writing before making any commitment. Any advertised promotions should be carefully scrutinized in light of the negative experiences shared by current residents.
In conclusion, for local users searching for "mobile home parks near me" in Houston, Texas, the recent reviews of Woodgate Mobile Home Park present significant concerns. The reported issues regarding deceptive water cost information, strict and uncomfortable water usage limitations, and questionable towing practices with unhelpful management responses should give prospective residents pause. While the reviews do not detail the physical environment of the park, the restrictive policies described create a negative impression of the overall living experience. It is strongly recommended that anyone considering Woodgate Mobile Home Park contact the management directly with very specific questions about water policies, parking and towing regulations, and resident support. The stark negative feedback suggests that there may indeed be "so many better places to live," as one reviewer advises. Potential residents should proceed with extreme caution and thoroughly investigate these issues before making a decision about residing at Woodgate Mobile Home Park.

Woodgate Mobile Home Park Reviews
This place is getting more worse the longer I live here I just moved here this year and they said the waters free so that's why we moved here thinking to save money then we get a call from the Manger saying we use to much water which I'm a house hold of 6 and she said that we're taking to long of showers and I just can't believe it what she said we got tricked pretty much after we moved in and we can only use a certain amount of water and to make things worse we had our truck towed from our drive way even though it has a sticker and when I got to the impound I took a picture of the sticker permit and showed the picture to the Manger and pretty much she got mad and said that it's not her problem I would definitely not recommend living here they are very shady and greedy
