Woodhaven Place Introduce
Woodhaven Place, situated at 23501 Van Horn Rd, Woodhaven, MI 48183, USA, offers a residential option in Woodhaven, Michigan. For local users seeking housing solutions, including those who might be exploring "RV parks near me" as a broader category for community living, Woodhaven Place presents itself as a mobile home community. However, recent customer reviews highlight some significant concerns regarding infrastructure, costs, and the social environment within the park.
One review focuses on severe flooding issues specifically on Balfour street within Woodhaven Place. The resident living on this street describes a recurring problem where rain leads to flooding that can damage vehicles and confine residents to their homes. They express frustration with the management's response, stating that while the management attributes the problem to the county, they have not found an effective solution. The reviewer emphasizes the prolonged nature of the flooding after rainfall and criticizes the inadequacy of the existing drainage system, suggesting that "the pumps don't work well or not in quick enough time." The situation is deemed "embarrassing," and the reviewer urges the management to collaborate with the county to find a more permanent solution to prevent the street from flooding altogether.
Another review raises concerns about the cost of living at Woodhaven Place, stating that it is "one of the most expensive mobile home parks around." This reviewer points out that residents are responsible for covering all utilities and services except for trash pickup. This financial aspect could be a significant consideration for prospective residents comparing different mobile home communities in the area. While the cost of lot rent itself isn't specified, the additional burden of paying for all utilities can contribute to a higher overall cost of living.
In terms of the park's physical environment, the second reviewer notes that it is "mostly kept clean." This suggests that the management does maintain a certain level of cleanliness within the community grounds, which can be a positive factor for residents. However, this is contrasted with a less favorable observation about the social environment. The reviewer finds that "residents here are not very friendly." This aspect of community atmosphere can significantly impact a resident's quality of life and sense of belonging. The reviewer ultimately concludes with a neutral stance, stating they "would not recommend nor not recommend this place," indicating a balance of positive (cleanliness) and negative (cost, unfriendly residents) aspects.
Based on these two reviews, Woodhaven Place presents a mixed profile. A significant drawback appears to be the recurring and unresolved flooding issue on Balfour street, which can severely impact residents living in that area. Additionally, the cost of living may be higher compared to other mobile home parks due to residents being responsible for most utilities. On the positive side, the park is reportedly kept clean. However, the social environment may not be conducive to building strong neighborly relationships, as one reviewer found the residents to be unfriendly.
The provided information does not offer details about specific amenities or services offered by Woodhaven Place. There is no mention of communal spaces, recreational facilities, pet policies, or the responsiveness of the management to issues beyond the flooding on Balfour street. The overall environment beyond the cleanliness of the park grounds is also not described in detail.
For local users in Woodhaven seeking mobile home communities, or those who have broadened their search from "RV parks near me," Woodhaven Place presents a community with both potential benefits (cleanliness) and significant drawbacks (flooding on Balfour street, high costs, potentially unfriendly residents). Prospective residents should carefully weigh these factors based on their individual priorities and needs.
To gain a more comprehensive understanding of Woodhaven Place, interested individuals are strongly encouraged to contact the park management directly at (734) 782-4411 or +1 734-782-4411. Inquiries should specifically address the flooding issues on Balfour street and the management's plans for a long-term solution. It would also be important to get detailed information about all costs involved, including lot rent and which utilities are the resident's responsibility. Asking about community amenities and the general atmosphere of the residents might also be beneficial.
Visiting Woodhaven Place in person could provide valuable insights into the cleanliness of the park and the severity of the flooding on Balfour street (if it has recently rained or if there are visible signs of past flooding). If possible, speaking with current residents who do not appear in these online reviews could offer a broader range of perspectives on living in the community, the responsiveness of the management, and the overall satisfaction levels.
In conclusion, Woodhaven Place in Woodhaven, MI, appears to be a mobile home park with notable challenges, particularly the recurring flooding on Balfour street and potentially high living costs due to resident-paid utilities. While the park is reportedly clean, the social environment may not be ideal for everyone. Prospective residents should conduct thorough research and direct inquiries to the management and current residents to determine if Woodhaven Place meets their specific needs and preferences.

Woodhaven Place Reviews
Don't live on Balfour street. Management blames the county but they have no way of fixing the lake that ruins your car or keeps you confined in your house after a day of rain.Try to find a better solution for crying out loud! The pumps don't work well or not in quick enough time. The street had been flooded all day. Why don't you try finding a way with the county where the street just doesn't flood. Good god embarrassing.
May 07, 2025 · Nathan ShirillaIt's one of the most expensive mobile home parks around. Residents pay for everything except Trash pick up. Park is mostly kept clean. I find residents here are not very friendly. I would not recommend nor not recommend this place.

Mar 26, 2025 · Kristen WiesendI ADORE Christie, she was so nice and very helpful during the process of getting us approved. She made sure we had everything we needed for paperwork and went through it to make sure everything was good. While we were waiting to hear back she made sure we were kept up to date on where it was processing wise. I really look forward to moving in
Feb 26, 2025 · Victoria CiliaWe have lived here for about 5 years this upcoming year. The front office is so sweet and is always very clear and concise when answering my questions. They don’t treat you as just a resident, they treat you like a friend as well. I have gotten to know Dayna a little bit just by popping in and saying hello, and she is always so pleasant to talk to. Christie is always so professional and can find a way to cheer you up when you need it! I really love being able to come to them with any problem or concern I am having with the park, and they always seem to make sure to give me the right answer. Thank you both so much for being such a great face for not only our community, but Sun Communities as well!
