I bought a home here in 2021 for $49,900. I was so excited & happy to finally have a place to call my own. A few days after moving into the home I noticed black mold about the furnace, I called the office and was told to file a claim with my insurance, so I did and the claim was denied so nothing was doing at all. The furnace also didn’t work even though they told me it did and it was “just replaced”. So I also had to take money out of my own pocket to fix that because they sure wouldn’t. When I moved in lot rent was $582. Before I left in 2023 it was $718….. like I said originally I bought the home for $49,000, when I realized lot rent was getting outrageous I tried selling it for what I owed which was $38,000 and had no hits on it. So I asked the park how much they would buy it back for. The price I got from them was $12,000. I would’ve had to come up with $26,000 and pay them to by the trailer back. Long story short I literally had to file bankruptcy because I could no longer afford lot rent plus other bills with it going up so much every year. Water bill was ALWAYS way higher than it should’ve been for 2 people. There were months where I paid over $300 for a water bill when me and the other person that lived with me were gone 12+ hours everyday for work. There were multiple times where I had to call out of work because it flooded so bad that it was up to my front deck. And my car was on a slant/uphill but the tires were still at least 6 inches underwater, so the water in the street itself was at least 2 foot deep possibly more. Last but not least the front desk staff is HORRIBLE. The attitude that you get when you go in or call (if they even answer the phone) is absolutely ridiculous. Please just do yourself a favor and don’t make the same mistake I did and move in here.

Apr 17, 2025 · R HarGeeLot rent is considerably higher than other parks in the area. I can't figure out what exactly it pays for. Street lights are out all over the place and the streets are in bad repair. Can't get them to trim trees. Can't get dirt to level my yard. Can't get anything fixed. You have to pay for Internet when lot rent is already outrageous. I don't recommend this park.

Water charge is always somehow ridiculously high the last 2 months I’ve paid $72 for water and $72 for sewer and god forbid you try to pay your lot rent early (2 weeks) and unexpected things come out and it gets sent back (happened 1 time in over a year) you get “restricted” from paying online for SIX months and have to pay in the office but they charge you $10 per check that has to be processed. This place is a joke and money hungry.

Property is very clean. Quiet. A few amenities,but no pool, gym, etc. Nice home I looked at. If lot rent drops, I give 5 stars.
