Woodside Village Mobile Home Park Introduce
Woodside Village Mobile Home Park, located at 12155 Luther Rd, Auburn, CA 95603, USA, is a prominent 55+ mobile home community that frequently comes up in searches for "RV parks near me" by individuals looking for long-term senior living solutions. This introduction aims to provide a comprehensive and objective overview of the park, drawing upon both highly positive and critically constructive customer reviews to highlight its environment, services, features, and the evolving aspects of its community life.
The environment of Woodside Village Mobile Home Park is consistently lauded for its aesthetic appeal and meticulous upkeep. Numerous residents and visitors describe the grounds as "absolutely beautiful," and it's "apparent that the owners and management take pride in keeping the park maintained." This dedication to cleanliness and landscaping contributes to a very inviting and pleasant atmosphere, setting a high standard for the visual appeal of the community. The park is nestled in Auburn, California, a scenic area in the Sierra Foothills known for its natural beauty and Gold Country heritage. This location offers a tranquil setting while still providing convenient access to local amenities and services. The park's design appears to incorporate thoughtful planning, with a reviewer specifically mentioning an "incredible view" from a home on upper Pepperwood Cr., indicating that some homes offer desirable scenic outlooks.
As a 55+ mobile home community, Woodside Village primarily offers lots for manufactured homes, catering to seniors seeking a permanent or extended residency. The homes themselves can be quite spacious, with one review mentioning a home with "1700 sq ft of living space" and "many upgrades," suggesting a variety of well-appointed residences. While specific details on included utilities are not provided in the reviews, standard mobile home park services would encompass maintained lots with essential utility hookups (water, sewer, and electricity). The core service is providing a stable, well-maintained space for residents to own their manufactured homes.
A significant feature, and a point of both past strength and current concern, is the park's community life and amenities. Historically, Woodside Village was vibrant with "so many fun events for Seniors who lived there," including "Craft & Rummage Sales." This indicates that the park previously fostered a strong sense of community through organized social activities. However, more recent feedback highlights a significant change in this aspect. A long-term observer notes that "Management has now cancelled and discontinued ALL Events ie; Rummage and crafts events and most everything that older Seniors enjoy and are able to attend those very close in and safe events." This shift has reportedly led to seniors feeling "sequestered in a confined living park now unless they have someone to Taxi them around," expressing considerable sadness and frustration. This suggests a current lack of organized on-site social and recreational activities, which is a major concern for residents who desire an active community life within their park.
The management of Woodside Village Mobile Home Park receives mixed, yet insightful, feedback. On one hand, early observations praise the management team as "professional" and making "everyone feel welcome," contributing to a "5+ park" rating. This indicates a history of positive and engaging management. On the other hand, the more recent and critical review strongly suggests a decline in resident engagement and a shift in management priorities, particularly regarding community events. The reviewer expresses a strong desire for "the current Management needs to go!" and urges them to "Engage with the almost 300 residents and make sure they can thrive with some easily organized onsite events." This highlights a perceived disconnect between residents' desires for more amenities and social engagement, and the current management's approach. This aspect is crucial for prospective residents to consider, especially if community activities are a high priority.
Promotional information for Woodside Village Mobile Home Park is primarily conveyed through its reputation as a beautiful and well-maintained park, suitable for senior living. The enduring presence of "many friends that live in this beautiful park" and the long-term residency of individuals (like the mother who moved there in 2003) speak to the park's fundamental appeal as a desirable place to live. The phone number for inquiries is (530) 885-9301, and a mobile number +1 530-885-9301 is also provided. For those searching "RV parks near me" but specifically seeking a dedicated 55+ mobile home community for long-term residency, these contact details are essential. It is highly recommended that potential residents use these numbers to inquire directly about current lot availability, space rental rates (which one review notes as "high ground rent"), the process for purchasing a home within the park, and crucially, the current status of community events and amenities. A direct conversation can help clarify the park's current offerings and management philosophy, addressing the concerns raised in recent reviews.
The park's location in Auburn offers residents access to a variety of local amenities. Auburn is known for its charming Old Town, shopping, dining, and healthcare facilities. Its position in the Gold Country provides opportunities for outdoor recreation, including hiking, biking, and exploring historical sites. While the park's internal social scene might be a concern for some, its external location provides ample opportunities for residents to engage with the wider community if they have means of transportation. The size of the park, with "almost 300 residents," indicates a substantial community, which inherently has the potential for a vibrant social life if activities are facilitated.
In conclusion, Woodside Village Mobile Home Park in Auburn, CA, is a physically beautiful and well-maintained 55+ mobile home community that has historically provided a safe and thriving environment for seniors. Its strong points include its attractive grounds, professional management (historically, and currently in terms of park upkeep), and spacious homes. However, recent feedback indicates a significant decline in organized community events, leading to a desire for more social engagement among residents. For prospective residents, especially those prioritizing an active community life, it is essential to contact the park directly to understand the current situation regarding amenities and social programs. While it may not be a traditional "RV park" for transient stays, it remains a significant option for long-term senior mobile home living, warranting a thorough inquiry to ensure it meets individual expectations for both living environment and community engagement.

Woodside Village Mobile Home Park Reviews
I have many friends that live in this beautiful park. The grounds are absolutely beautiful and its apparent that the owners and management take pride in keeping the park maintained. During a recent visit I had the opportunity to meet the management team and not only are they professional but make everyone feel welcome. Definitely a 5+ park !
Oct 24, 2024 · Amas VeritasMy mother moved here in 2003 on upper Pepperwood Cr. What an incredible view she had and 1700 sq ft of living space. Back then, it was safe and thriving. So many fun events for Seniors who lived there. She baked for all of the Craft & Rummage Sales. I even had a couple Fashion Shows there with my Sun River Clothing Co Shop in Old Town Auburn. She passed in 2015 & we finally sold her place.Fast forward to 10 years ago. I have several friends who live there when downsizing their Stick Built homes were too much!I currently pick up a best friend on Tulip maybe 2/3 times a month. Her home is lovely with many upgrades. What l've noticed the last 2 years especially is that Management has now cancelled and discontinued ALL Events ie; Rummage and crafts events and most everything that older Seniors enjoy and are able to attend those very close in and safe events. Now, Seniors don't have much to look forward to unless they have friends who can take them places.I think the current Management needs to go! The seniors are sequestered in a confined living park now unless they have someone to Taxi them around. I think its very sad. What's the problem with having Craft, Bake and Rummage Sales for a small fee which should cover some Insurance fees.⁉️I organized 5 big street events everyyear in Old Town Auburn for 22 years when l had my clothing btq there. At my age now, I'd love to organize a few events there. It's an appropriate and complete venue for events. I also attended many crafts events there and took videos of the event showing vendors and product since they were not promoted outside of the property by Management! Very sad.Woodside Village has so much potential for the Seniors who pay high ground rent there and deserve more amenities.Management has no reason to be hostile. Engage with the almost 300 residents and make sure they can thrive with some easily organized onsite events. My 2 cents!!
Sep 30, 2024 · Linda RobinsonClean, well kempt, and friendly 55 plus community. A place I would allow my mother to live.
Feb 15, 2025 · CoryA decent place to live. It's quiet and close to Taco Bell.
Apr 27, 2023 · Raybies FlynnWoodside Village used to be a Senior community that had a cohesive relationship of Residents and managers. Over the years, and after a corporate takeover, the amenities including help with residents conflicts, have been greatly reduced while rents skyrocketed. On site managers are not only hard to find, they're rarely in the office and they now refuse to assist with anything including the sub metered utilities that pge can't help with. Like lighting a pilot light even for an elderly person. . The appearance of the park is completely due to the hard work of the residents as current management barely does anything and often makes things more difficult.
