Zane Village & Sales Introduce
For local residents in the Chillicothe, Ohio area exploring options within the 'rv parks near me' category, Zane Village & Sales, located at 11 Iroquois Ln, Chillicothe, OH 45601, USA, presents a community offering both mobile home living and potentially accommodations for RVs. While the platform category focuses on RV parks, Zane Village & Sales appears to primarily function as a mobile home park with the possibility of also accommodating recreational vehicles. It is important for prospective residents to consider all aspects of this community based on available feedback.
Historically, at least according to one long-term former resident, Zane Village & Sales was considered a reasonably quiet place to live where people generally kept to themselves. The rent was also perceived as fairly reasonable under previous management. However, significant changes have occurred since Oak Wood Management took over. This change in management appears to be a pivotal point in the recent experiences of residents, impacting various aspects of living at Zane Village & Sales.
One of the most significant concerns raised by residents is the substantial increase in rent following the management change. A former resident reported a $300 increase in their rent under Oak Wood Management. Additionally, services that were previously included in the rent, such as trash disposal, are no longer covered, adding to the overall cost of living. The introduction of various fees has further contributed to the financial burden on residents.
Another contentious issue is the mandatory inclusion of Spectrum internet services in the monthly bill. A resident who already had Spectrum internet through a separate account was placed under a bulk billing agreement by the park management, allegedly without their explicit consent. This resulted in an increase in their internet costs, from a previously paid rate of $29.99 for three years to a rate of $45 per month through the park after an initial three-month period. The resident expressed frustration with this forced change and the subsequent instruction from the landlord to address the issue directly with Spectrum, highlighting a potential disconnect between park management and resident concerns.
Furthermore, residents have voiced complaints about the lack of upkeep and maintenance within the community. One reviewer described living in a "crappy ass neighborhood" characterized by empty and neglected houses and vacant lots. Despite a repaving effort last summer, which one resident sarcastically described as merely "painting the road black," persistent issues like continuous flooding at the end of Dearpath remain unresolved. These concerns paint a picture of a community where essential maintenance and improvements are lacking, despite increasing costs for residents.
Another critical point of contention is the significant increase in lot rent. One resident who had been living in the park for a year reported being informed that the lot rent would increase by $10 every October. However, they subsequently received a notice stating that the increase would be $25 instead, starting the following month. This discrepancy between the initial information and the actual increase has understandably caused frustration and a sense of instability among residents. The current lot rent, when combined with the mobile home payment, can amount to a substantial monthly expense, with one resident stating it was nearly $400 on top of their home payment.
Adding to the dissatisfaction is the perception that residents receive little in return for the increasing lot rent. They report having to handle their own repairs and lawn maintenance, suggesting a lack of comprehensive services provided by the park management. The continued neglect of infrastructure issues, such as the persistent flooding, despite the revenue generated from lot rent, has led to a feeling of being "stuck" and unheard among some residents.
The lack of amenities for children living in the park has also been raised as a concern. This absence of recreational facilities further contributes to the negative perception of the community, particularly for families residing there. The reviewer who highlighted this issue also claimed that the park generates over half a million dollars annually just from lot rent, questioning why these funds are not being reinvested to address the numerous problems within Zane Village & Sales.
Based on the overwhelmingly negative recent feedback, prospective residents, especially those searching within the 'rv parks near me' category who might be considering Zane Village & Sales for long-term RV living or as an alternative to traditional mobile home parks, should exercise extreme caution. The reviews paint a concerning picture of increasing costs, declining services, and unresolved infrastructure issues under the current management. The experiences shared by current and former residents strongly suggest a lack of responsiveness to resident concerns and a prioritization of revenue generation over community well-being.
While the initial description of a quiet community where people kept to themselves might still hold true to some extent, the financial and maintenance aspects appear to have deteriorated significantly. The forced Spectrum internet billing is an unusual and unwelcome addition for at least one resident. The unresolved flooding issue and the lack of attention to empty and neglected properties contribute to a diminished quality of life for residents.
For local users seeking 'rv parks near me' in Chillicothe, OH, it would be advisable to thoroughly investigate other options before considering Zane Village & Sales for long-term stays. The negative reviews highlight potential financial burdens and a lack of community investment that could lead to a disappointing living experience. While the phone numbers provided, (740) 672-3000 and +1 740-672-3000, can be used to inquire further, it is crucial to approach any information received with the context of the recent resident feedback.
In conclusion, based on the recent reviews, Zane Village & Sales presents a mobile home park in Chillicothe, Ohio, that has undergone significant changes in management, leading to increased costs for residents without a corresponding improvement in services or maintenance. The mandatory internet billing and unresolved infrastructure issues, such as flooding, are major points of concern. While it may have been a quiet community in the past, the current living experience appears to be far from satisfactory for many residents. Prospective residents searching for 'rv parks near me' in the area should carefully weigh these negative experiences before considering Zane Village & Sales as a viable option for long-term accommodation.

Zane Village & Sales Reviews
I used to liked living here. It’s pretty quiet. People keep to themselves. They used to be fairly reasonable when it came to the price of rent. Ever since oak wood management took over my rent has went up 300$ trash used to be included it’s not anymore. Fees. Now they added spectrum to my bill. I didn’t want spectrum through the trailer park… I already had spectrum internet. Place my account under bulk billing saying I agreed to this. Why would I agree to a raise in internet prices? I’ve payed 29.99$ for 3 years.Through the park after 3 months goes up to 45$. Whats worse is the landlord said take it up with spectrum. They’re always finding loopholes to raise rent. I live in an crapy ass neighbor hood. Empty houses not taken care of. Empty lots not taken care of. They repaved last summer and all they did was paint the road black. Still floods continuously at the end of dearpath. What really can we do about it? Nothing but complain or move and moving isn’t an option.
Feb 07, 2025 · Miranda GardnerIt won’t let me give it a zero so I had to give a star it don’t deserve . I been here only a year and ready to leave , the interest on this mobile home is more than the mobile home payment , I was told that the lot rent would go up 10 dollars every October , and got a letter on the door saying it will be 25 dollars more instead of 10 starting next month . So you have to pay almost 400 a month on top of what you are paying for the mobile home and they do nothing , you have to fix your own issues and mow your own grass , they keep raising lot rent but won’t fix the drain on the road and everytime it rains you have to drive through water that covers your tires . They have nothing to do for the kids that live here . They make over half a million a year just in lot rent and can’t do anything to fix the problems this place has , DO NOT MOVE HERE . We are stuck . But Save yourself . Call BBB for us . ABC on your side too !!! Help !!!
Sep 06, 2022 · Angel BurgessMy mom lives in Zane village and has lived there on Cheyenne drive and when it rains it floods in front of her home . plus the roads in there are a mess pot holes every wears in that part . They raise the lot rent every year in October $10.00 dollars and don't fix anything . That place is going down hill fast. They also covered over the swimming pool with dirt so no swimming any more . plus no tennes court for the kids . No play ground for the kids . The Basketball court is worthless . I wouldn't recommend this place for anyone . I want my mom to move . Horbile management too . Not a place for anyone!
Sep 14, 2018 · Ronald ArledgeElectric is outrageous!!! Why??? $700 billls who decides how much you pay here the trailer park or AEP? Anyone care to comment on why?
Feb 11, 2024 · Melissa NealDislike fact that instead of replacing the water readers (were on outside of house) they took everyone's off and "back charged" for water. Mine was over $100 (normally around $30), and some were $400 or more. They took insulation off of the area over and around the water main from under my house (how they now check to see how much to charge for water) and left skirt open...in December. This created a crack (which we noticed water spill on Christmas day). They charged us $200 to fix beacuse they claimed it was our fault it had cracked. And water is linked to rent, so we had to pay or get evicted. Oh, but they 'worked with us' and split that charge between two months. They switched from Waste Management to a 'company' (couple of guys throwing trash into a tailor) that picks and chooses what to take (like leaving bags in bottom of can bc they must not like reaching into the can) and throws can into yard or in driveway. We dont have option of switching supplier because that's included with rent. Haven't painted speed bumps in over 3 yrs and you can't see them now. Only reason we are still living here is because we're trying to save enough money for a down-payment on a house.
