Best KOA we’ve stayed at. Very clean and organized the office staff Brenda and Ed are outstanding. They go out of their way to do whatever is needed to make your stay memorable. Brenda was so easy to talk to. She was kind, courteous and respectful. We will be back again next year I would highly recommend this KOA definitely worth the price.

Very large property, spacious sites, good amenities. Pool arealooks very nice, though since we have a dog we didn't use it. We found a quiet, serene swimming hole close by. We appreciated having the dog wash station here close by at bathhouse.A couple things could use improvement. 1. There's a large fenced dog park but it's way out near the main road, very far away from campsite. We had to drive up but there's no parking. I'm disabled so I needed to be close but wasn't an option. 2. Office hours are not convenient and lacking some customer service skills. Who closes their office on a Saturday?Not very inviting posting rules like threats to your paying campers. 3. Wifi is only free for 1 hour, 10 am to 11 am. Absolutely rediculous. We paid less per night at KOA in Key West and had free wifi.4. Lack of enough pet waste stations. 5. Trash receptacles so far away from campsite and no staff around to pick up. Most KOA campgrounds we've been at had someone pick it up at your site. You threaten fines if it's left behind but you don't make it convenient.

The cottage was fantastic both inside and out for our family of two adults and four young kids under 10. However, the playground could use some updates. I noticed a sign for kayak rentals, but there were none available on-site. Additionally, there are no nearby beaches. Ed at the front office was really friendly. One downside was the bright TV light in the main bedroom, which I had to unplug in order to get some rest with the little ones.

My wife and I stayed here in our 18' long T@DA Thor Dutchman travel trailer from 24-26 March, 2025. I booked the site on line via the KOA website, and was pretty sure I booked a site that was supposed to have a concrete pad. We got there about 1245 pm and there was an elderly woman who was working the front desk at the office. She was having computer problems, but had a portfolio folder for our reservation at the ready to include our site assignment. We were told our site was #281 in the rear of the park, and given directions on how to drive there since a few of the roads in the park are one way only. When we got to the site, the markings were nowhere to be found along the pavement, but we finally figured out that we'd been issued a grass pad site with only a power outlet box to tell us where our site was. There was no campfire ring, and only a picnic table there. It did not even look like the site had been occupied recently because the grass was 6-8" tall and had not been cut in the last few weeks. Directly across the street were two manufactured home that were obviously occupied by full time residents. The entire park was only about 60% occupied with most of the spaces in the front section of the park (near the entrance) full of higher-end Class A motor homes that appeared to be winter-over snowbirds. The closest restroom was across the pond from our site (about 150 yards walk) in the secondary clubhouse, but the shower house restroom was a quarter of a mile away, so we had to drive there to bathe. It was a clean and relatively new facility, but only the handicapped shower (which was monstrously oversized) had a place to set your dry clothing and ditty bag gear. The two smaller sized shower stalls were cramped with no place to set your dry clothes or ditty bag stuff on. The facility had a nice pool (which we didn't use), a tennis/pickled ball court, and a 100' x 100' fenced dog run, as well as a main clubhouse adjacent to the front entrance office. At the backside shower facility that we used, they also had a large stainless steel outdoor sink labeled "Dog Wash" and we saw quite a few snowbirds there in the park walking their pampered pets. The park is conveniently located about 2.5 miles north of St. James City where there are four places to dine out and enjoy live music. There is also a Winn Dixie Grocery Store about 5 miles north of the park in Pine Island Center, as well as several bars and restaurants there. Overall, this was not a bad KOA (the 4th one we've stayed out), but I was disappointed that we were assigned a grass pad campsite and paid $100 a night for it, while thinking we were getting a concrete pad that was level and maintenance free.

This is the worst KOA we have stayed at. They're WAY understaffed. Everything that has been repaired or fixed from the Hurrican has been fixed half a$$ed. They have sewage drains sticking up over a foot out of the ground. Broken concrete pads everywhere. Dog clean up stations going days and some weeks with out being filled with bags or waste emptied. No seeums were horrible, I won't hold that against them but letting people know ahead of time would have been nice. The dog park was nice and big. Internet was shut off halfway through our stay and then we were told we had to pay for it from now on. We paid for a premium spot and was not put in a premium spot, ended up moving camp sites due to that. Almost every concrete pad stuck up over several inches creating trip hazards. They only had a couple activities which I get being so understaffed. Most KOAs that we have been to have at least 1 activity 5 days a week. We will definitely not be back to this one.
