Riverrun RV Park & lodging LLC Introduce
For local residents seeking a unique "camping near me" experience that extends beyond seasonal camping to offer year-round RV living, Riverrun RV Park & Lodging LLC, located at 2400 Carmody Blvd, Middletown, OH 45042, USA, presents a noteworthy option. While primarily catering to long-term RV residents, it's essential to understand the full spectrum of its environment, services, and features, as indicated by recent customer feedback, to determine if it aligns with your needs.
The environment at Riverrun RV Park & Lodging LLC is described by one reviewer as "absolutely gorgeous" and "very nice," particularly during the summer months when the landscaping is well-maintained with quick and efficient mowing. The park is also noted for being quiet, contributing to a peaceful living environment. Neighbors are reported to be friendly and respectful of privacy, fostering a positive community atmosphere. Pets are allowed within the park, making it a suitable choice for RV owners who travel with animals. However, a significant environmental concern arises during the winter season, specifically regarding snow removal. One lengthy review details a critical issue with the park's failure to plow roads and streets after snowfall, potentially jeopardizing the safety and accessibility for elderly residents or anyone requiring emergency medical services. This lack of winter maintenance contrasts sharply with the positive descriptions of the park during warmer months.
In terms of services and features, Riverrun RV Park & Lodging LLC primarily functions as a year-round living community rather than a traditional short-term campground with typical recreational amenities. While there isn't an "actual park" in the recreational sense, the management is reported to be responsive and willing to work with residents. One positive aspect mentioned is the potential return of a deposit if the RV site is left in the same condition as it was upon arrival. This suggests a level of care and expectation for maintaining the property. The park accommodates RVs, as indicated by the reviewer who resides in a 42-foot unit. While the specific hookups and site features aren't detailed, the fact that it supports year-round living implies the availability of essential utilities. However, the critical service lacking, according to one detailed review, is reliable snow removal during winter. The reviewer recounts their fiance having to personally plow the long driveway due to concerns about emergency vehicle access, highlighting a significant gap in the expected property maintenance for a year-round living facility.
The reviews do not mention specific recreational features typically found in campgrounds, such as playgrounds, swimming pools, or communal gathering areas. The focus appears to be on providing a residential setting for RV owners. The presence of a property manager and office staff is noted, with one reviewer describing them as "phenomenal young ladies" who are helpful but constrained by the owner's decisions regarding property maintenance, particularly snow removal.
Currently, no promotional information is available from the provided reviews. To inquire about lot rental rates, availability, deposit requirements, or any potential long-term stay discounts, local users would need to contact Riverrun RV Park & Lodging LLC directly at (513) 267-0288 or their mobile number +1 513-267-0288. Given the detailed account of high monthly rental costs ("well over $150,000.00 a month on all of his rentals" is attributed to the owner's earnings), it is advisable for prospective residents to obtain clear information on all fees and charges associated with year-round living at the park.
For local users searching for "camping near me" with the specific need for year-round RV living, Riverrun RV Park & Lodging LLC offers a location that meets this criterion in Middletown, Ohio. The park is described as beautiful and quiet during the summer, with friendly neighbors and responsive management. However, the significant issue of inadequate snow removal during winter, as detailed in one review, presents a serious concern, particularly for elderly residents or those with medical needs. This potential lack of accessibility for emergency services during snowy conditions is a critical factor that prospective residents must consider.
The contrast between the positive descriptions of the park in good weather and the severe concerns raised about winter maintenance highlights the importance of considering the seasonal aspects of living at Riverrun RV Park & Lodging LLC. While the management is seen as helpful, their limited influence over the owner's maintenance decisions, especially regarding snow removal, is a crucial point of contention. Local users considering this park for year-round living should inquire specifically about the winter maintenance plan and ensure it meets their safety and accessibility needs.
In conclusion, Riverrun RV Park & Lodging LLC in Middletown, Ohio, offers a year-round RV living option that is described as beautiful, quiet, and neighborly during the warmer months, with helpful on-site management. Pets are permitted, and deposits may be refundable. However, a significant concern has been raised regarding the lack of adequate snow removal in winter, potentially creating hazardous conditions and hindering emergency access. Local users searching for "camping near me" for year-round RV living should carefully weigh these factors and directly contact the park management to discuss winter maintenance policies and all associated costs before making a decision.

Riverrun RV Park & lodging LLC Reviews
The park is extremely nice BUT if it snows and you are elderly PLEASE leave immediately and go somewhere that PLOWS their road and streets!! I’m 60 my fiance is 61 and I’m taking care of my 82 year old father full time and if any of us need medical help we are basically out of luck because the ambulance can’t even get through here!! Before anyone says “why are you there then” I had an electrical house fire. Thankfully I own a 42 ft long 120,000.00 RV. I had it parked on MY property I own but the city wanted it removed immediately. This is the closest and ONLY location I found that does year round RV living. Yes, it’s EXTREMELY expensive but I had no choice. Yes, my RV is a two bedroom and a four season unit. I will say that the property manager and the lady in the office are phenomenal young ladies and they are great BUT they have no control over what the owner won’t do!! He has a landscaping team that is quick to mow this grass all summer long but apparently they are not equipped to plow or they don’t want to!! My fiance plowed the extremely long driveway to the park himself due to being worried about others. His hydraulic on his plow broke so he couldn’t do the entire place as he wanted to plus I told him that the owner probably wouldn’t pay him to spend hours on plowing let alone the gas it would take. I told him that is the owner’s responsibility to maintain his property. He makes well over 150,000.00 a month on all of his rentals so I’m positive he could pay his landscaping company to plow!! I talked to a city employee that I’m related to and they CLEARLY stated that if the owner of a property that is a trailer park, apartment complex or RV year round living that they own fails to have the property plowed and if an ambulance or fire truck can’t get to individuals or a fire they are liable. Other than the above mentioned circumstances the park is a VERY nice place to live in and I honestly do recommend it to anyone that needs/wants to live in a year round RV park. It’s absolutely gorgeous here and well maintained……in the summer time.
Jan 08, 2025 · Jeannie MillerStayed for two weeks- quiet, neighbors are friendly and stay to themselvesManagement works with ya- there is no actual park just living, pets are allowedYa get your deposit back if place is left the way you got it!
Jun 21, 2024 · AMYNice RV park, I like the large lots… yes there is an airport but that was okay… never minded the little noise coming from it… neighbors were all very nice… there is also a railroad near by but again not an issue with us… the park even allowed us to set up our temporary dog panels… there is also a laundry facility nearby… we stayed at the park for 11 weeks… If ever back in the area I would stay again…
Nov 15, 2023 · Kat OldhamAcross from the airport so you get to see airshows, skydiving and if interested the air museum. Also, close to Smith park and walking trail along the river. Nice park but your rv must have everything because their are no showers or laundry on site. There are full hook ups with nice size lots but a bit pricey. Overall, I would return because the owner and office manager are very helpful and kind.
Apr 26, 2023 · Cross Family FunStayed here a couple months for work and while I was gone at work and my wife was at the camper someone stole our bikes between 1pm and 5 pm that were leaned against the camper about two feet from the door. A lot of homeless in the area if you stay here I wouldn’t leave anything outside. After writing this post there office people called me complaining about the review and said that they usually get stolen stuff back…… never did tho
