Unicoi Springs RV Resort Introduce
Looking for "camping near me" that combines a comfortable RV resort experience with easy access to the charming Bavarian town of Helen, Georgia, and stunning natural attractions? Unicoi Springs RV Resort, located at 2444 GA-356, Helen, GA 30545, USA, offers a potentially fabulous basecamp for your local adventures. While it boasts a convenient location and positive initial impressions, it's crucial for local users to understand its membership structure and other unique aspects highlighted in customer reviews.
Location and Environment:
Unicoi Springs RV Resort is strategically situated near Helen, Georgia, a popular destination known for its Bavarian-themed architecture, shops, restaurants, and seasonal festivals, particularly Oktoberfest. The address on GA-356 indicates good accessibility and likely proximity to other local amenities and attractions. The surrounding environment is characteristic of the North Georgia mountains, featuring lush forests, rolling hills, and the Chattahoochee River.
A significant advantage mentioned in a review is that the resort is "Super close to Unicoi state park." Unicoi State Park is a renowned natural area offering a wealth of outdoor activities, including hiking trails, waterfalls (including the beautiful Anna Ruby Falls), fishing, kayaking, and wildlife viewing. The proximity to this state park enhances the appeal of Unicoi Springs RV Resort for nature lovers and outdoor enthusiasts seeking "camping near me" with access to diverse recreational opportunities.
The review also highlights the convenience of the location to the "attractions of Helen GA with shops, fudge, tubing(Chattahoochee) , fudge, octoberfest, and FUDGE!" This underscores the ease with which guests at Unicoi Springs RV Resort can access the unique charm and entertainment options that Helen provides. Whether it's exploring the Bavarian village, indulging in local treats, enjoying tubing on the Chattahoochee River, or experiencing the famous Oktoberfest, the resort's location offers a blend of natural beauty and town amenities.
The mention of "fishing" in a review suggests that opportunities for angling are also nearby, likely in the Chattahoochee River or within Unicoi State Park. This adds another dimension to the outdoor activities accessible to guests.
Services and Amenities (Likely Offerings):
While specific details about the services and amenities at Unicoi Springs RV Resort are not exhaustively listed in the provided information, the term "RV Resort" typically implies a higher level of facilities compared to a basic campground. Based on this designation and common offerings at RV resorts, local users might expect:
- RV Sites: These would likely be well-maintained with level pads, and could offer full hookups (water, electricity, and sewer) or partial hookups. The size and layout of the sites might vary to accommodate different RV sizes.
- Restroom and Shower Facilities: High-quality, clean restrooms with hot showers are usually standard at RV resorts.
- Laundry Facilities: Coin-operated or card-operated laundry facilities are often available for guests' convenience.
- Water Access: Potable water hookups at RV sites and possibly communal spigots for other uses.
- Waste Disposal: A dump station for RVs and trash receptacles throughout the resort.

- Swimming pool (seasonal)
- Playground for children
- Community areas or clubhouse

Features and Unique Aspects:
Several features and unique aspects of Unicoi Springs RV Resort can be gleaned from the reviews:
- Fabulous Location: The consensus from at least one reviewer is that the location is "fabulous" and "convenient to many shops and fishing," as well as being close to Unicoi State Park and Helen's attractions. This prime location is a significant feature for those wanting to explore the area without extensive travel.
- Proximity to Nature and Town: The resort offers a desirable balance between access to natural beauty (Unicoi State Park, Anna Ruby Falls, Chattahoochee River) and the amenities and entertainment of a tourist town (Helen's shops, restaurants, and festivals).
- Membership Requirement: A crucial piece of information is that the resort "Requires land holding membership with yearly dues." This is a significant factor that local users need to be aware of. It suggests that this is not a typical nightly or short-term rental RV park but rather operates on a membership basis. Potential members would need to purchase a land holding and pay annual dues to utilize the resort's facilities.
- Full-Time Living with Restrictions: The review mentions that one "Can fulltime if you hold 3 plots and pay 3 dues but will still have to move site every 2weeks." This indicates that while full-time living might be possible under specific conditions (owning multiple plots and paying corresponding dues), it comes with the stipulation of having to change sites every two weeks. This is an important consideration for anyone considering long-term stays.
The membership structure is a key differentiator for Unicoi Springs RV Resort and will likely be the primary factor for local users to consider when deciding if it meets their needs for "camping near me."

Feb 20, 2023 · Shawn BattyI've been coming here since I was real young, and it's always been like a second home to me, I love this place.
Apr 11, 2025 · Akemi _We love visiting Unicoi Springs as members. Can't wait to take our family back. Kids and dog friendly, because we don't leave our pets behind they are a part of the family and fun. We are always welcomed with open arms☺️
Mar 10, 2023 · Kelly MatthewsSo, I Have owned a deed here for years. The current board is allowing multiple deeds for people, fees just went way up, and it only benefits the ones called "full timers". This is a great place. It is being ruined by the ones that want to Live there. They book the best spots and keep them to their self's and laugh when you ask for the nice spaces in the office. This is turning into a trailer park, not a resort. Instead of charging me $60 to pull out my camper, charge me $30 and make the "Full timers" pay $60 to go lot to lot and get the best spots. Last I checked, THIS CANT BE A RESIDENCE.
