Sunset Cove RV Park and Boat Storage Introduce
Looking for "RV parks near me" in the Lincoln, Alabama area with river access and boat storage? Sunset Cove RV Park and Boat Storage, located at 44844 US-78, Lincoln, AL 35096, offers a potentially scenic location with waterfront amenities. You can reach them at (205) 763-3360 or +1 205-763-3360. Based on recent customer reviews, the park presents a mixed experience, with some highlighting the beautiful scenery and river access, while others express significant concerns regarding noise, management responsiveness, cleanliness, and long-term stay policies.
The Environment: Beautiful Scenery with Potential Drawbacks
One reviewer describes the location as having "beautiful scenery and views" and being a "quiet vacation spot or a nice living situation for single working people." This suggests that the natural setting of Sunset Cove RV Park and Boat Storage can be quite appealing, likely due to its proximity to the river. The park offers "plenty of access to the river, with nice piers," which is a significant environmental and recreational advantage for those who enjoy waterfront activities. There is also a boat launch on-site, which is free for residents and available to non-residents for a $5 fee, further emphasizing the park's focus on river access and boating. However, a contrasting review paints a less idyllic picture, detailing issues with noise from neighbors playing music at all hours of the night and children being left unsupervised. Additionally, this reviewer noted problems with pet owners not cleaning up after their dogs, leading to animal feces being present throughout the park. The condition of the pier was also criticized, being described as "half broken" and covered in "duck and geese poop." These conflicting accounts suggest that while the natural setting has the potential to be beautiful, the actual environment experienced by residents and visitors can be negatively impacted by noise, cleanliness issues, and the state of the facilities.
Services and Amenities: River Access and Boat Storage, but Management Concerns
Sunset Cove RV Park and Boat Storage offers several key services and amenities related to its waterfront location. The availability of "nice piers" and a boat launch provides direct access to the river for boating, fishing, and other water-based activities. The presence of a convenience store with fishing supplies is another notable amenity, catering to those who enjoy fishing. The park also offers RV lots for rent, with pricing reportedly varying based on the distance from the water. Boat storage is also a primary service offered, as indicated in the park's name. However, one significant concern raised in a review pertains to the management. The reviewer who had a negative experience with noise and cleanliness also stated that the owner was "never there," often being "out of the country." While her husband was more present, he reportedly deferred all decisions to his wife. This lack of consistent on-site management could contribute to the issues with noise and cleanliness if there is no regular enforcement of park rules. The negative reviewer also alleged a practice of increasing lot rent and charging extra for storing a boat next to a camper if not using the park's designated storage. This suggests potential issues with transparency and fairness in long-term rental policies. The positive reviewer mentions a convenience store and boat launch, but does not provide details on other typical RV park amenities such as hookups, restrooms, laundry, or Wi-Fi. Potential local users should inquire specifically about the availability and condition of these essential services.
Features: Waterfront Location, but Potential for Noise and Policy Issues
The standout feature of Sunset Cove RV Park and Boat Storage is undoubtedly its location providing access to the river, complete with piers and a boat launch. This makes it an attractive option for RVers who are also boating and fishing enthusiasts. The beautiful scenery mentioned by one reviewer is another potential draw. The availability of boat storage on-site is a significant convenience for those who plan to bring or store their boats. However, the negative review highlights several concerning features, including persistent noise issues, unsupervised children, unaddressed pet waste, a broken and dirty pier, and alleged unfair long-term rental policies, such as unexpected rent increases and extra charges for boat storage outside of designated areas. The difference in lease terms for waterfront lots (one-year lease required) versus back lots (no lease) is also a notable feature that potential long-term residents should be aware of. The conflicting reviews suggest that while the location and amenities related to the river are strong selling points, the overall experience can be significantly impacted by noise levels, cleanliness, management responsiveness, and the application of park policies.

Sunset Cove RV Park and Boat Storage Reviews
The whole time we lived there we had neighbors that played music all hrs of the night. There kids were left alone while dad worked. I complained multiple times nothing never changed. Then my mother in law fell sick and we had to move back home we gave our 30 day notice and moved within that 30 days after notice and requested our deposit back that we put down before we moved there and the lady owns the park refused to give our deposit back. We did talk to a lawyer about it and she was supposed to give it back to us. But fighting it would've taken more that what we put down. The park people that had dogs let there animals feces all over the park never picking it up. The one pier we could use was half broken and duck and geese poop all over it. She was never there her husband was there more and if you talk to him about anything he'd tell you you have to talk with his wife. She stayed out of the country more than the park she was running. Talk to the neighbors around there they all say the same thing about her. She has habit of going up on lot rent and charging extra if you store your boat next to your camper and not her storage. So anyone who wants to stay long term BEWARE!
Feb 01, 2025 · April PaytonBeautiful scenery and views. A quiet vacation spot or a nice living situation for single working people. Plenty of access to the river, with nice piers. There is a boat launch that cost 5$ to non residents, but it's free to residents. There is a convenience store with fishing supplies too. Nice relaxing spot for the kids and family. RV lots are available for rent and priced according to the distance away from the water. No lease for the back lots, however the lots on the water require a one year lease
Feb 09, 2019 · Corley BlackBeautiful views, water does get drained around mid October, therefore, the slew Close to the entrance of the RV park will be would be completely dried up with no water remaining around the Docks. But, everything is wonderful, friendly campers, good fishing on property. You must reside or rent a camper spot to access the fishing.
