I have lived here now for almost 2 years. My stay has been all around convenient, stress free and enjoyable . If you are passing thru or plan on staying in the North East Texas area for a while, this is an RV accommodation worth considering .
Mar 25, 2025 · Waylon SimsThis whole place is shady. It's filthy and nothing is maintained. Dog park is overgrown and never cut. Showers are never cleaned. The laundry machines take your money. There are no rules. Whoever wants to park there can as long as they pay.They don't advertise the electricity bill which is a big scam. They charge 16cents or more pkh. Worst place I have ever stayed at. Top that off. I paid for a month but stayed for a week because I got sick of all the drama there. I was informed that there is no prorate. I'm surprised the manager even considered giving back the 100 deposit. Don't stay at this junky place unless you are planning to get screwed over. I only gave one star because it's the minimum you can.

After calling, begging him to mow the patch, that faces Hwy31west,(the grass is so unkept, it is obstructing your view, attempting to get onto the highway) four times!After weeks of waiting, and it only getting worse and worse, I finally called the road and bridge department. It’s his property…and eventually he’ll be cited, but it’s a death trap, due to the grass being so high.I only hope that no one gets hurt!

One of my neighbors said the manager said he was charged $ 0.16 a kw/hour. Electric bill was more than double of the month it was from year before. In my 32 trailer had to pay $250+ for electric in summer. December this year had to pay over $ 150. Plus he raised rent in January. Anyway great place that has gone WAY downhill. The restrooms/showers are always filthy. Manager seems great at first then you find him shady.
