All Seasons Mobile Home & RV Park Introduce
For local users seeking "RV parks near me" in the Great Bend, Kansas, area, All Seasons Mobile Home & RV Park, located at 4 NW 30 Rd, Great Bend, KS 67530, USA, presents a mixed picture based on the available customer reviews. While some aspects of the park, particularly the helpfulness of the owner and staff, receive positive feedback, other elements, such as the overall condition and infrastructure, raise potential concerns for prospective RV visitors.
The environment of All Seasons Mobile Home & RV Park appears to be somewhat inconsistent. One reviewer describes the park as "mostly abandoned" with "some slots still have derelict units." This suggests that while there are operational areas for RVs, other parts of the park may be in a state of disrepair or vacancy, potentially affecting the overall aesthetic and atmosphere. This observation contrasts with another reviewer's positive experience of being escorted to an "empty mobile home slot set up as a pull-through," indicating that efforts are made to accommodate RVs. However, the presence of abandoned units could be a visual drawback for some visitors. The first reviewer also noted seeing a picture of an "office-type building" but never actually encountering it, which might suggest limited on-site facilities or a lack of a readily apparent central point of contact.
In terms of services and features, the experiences reported by reviewers vary. On the positive side, one reviewer specifically commends the owner as "wonderful" and his associate John as "very helpful in getting us settled." This suggests a degree of personalized assistance and a welcoming attitude from the staff. The same reviewer also noted that the "hook ups worked very well," which is a crucial aspect for RV stays. They also mentioned the availability of a pull-through site, which is a convenient feature for many RV travelers. However, a significant drawback highlighted by the first reviewer is the problematic sewer hook-up design. Designed for a mobile home, it was located in the middle of the RV slot, potentially making it unusable without an exceptionally long sewer hose or requiring the RV to be positioned inconveniently. This reviewer opted to "skip the sewer for the night" and did not utilize the "mentioned bath-house," implying that the availability and quality of restroom facilities might also be a concern or at least not a primary feature they chose to use. It's also important to note the payment limitation mentioned: the park reportedly only accepts cash or checks and does not take debit or credit cards.
The features of All Seasons Mobile Home & RV Park seem to be a blend of basic necessity and helpful service, offset by potential infrastructural shortcomings. The availability of pull-through sites is a definite plus for RVers seeking ease of access. The positive interactions with the owner and John, including helpful directions and assistance with settling in, contribute to a welcoming experience. The functionality of the hookups (presumably water and electricity, though not explicitly stated alongside the problematic sewer) is also a key feature. However, the presence of abandoned units, the inconvenient sewer placement, the unverified bath-house, and the cash/check-only payment policy are factors that potential visitors need to consider. The park appears to cater to short-term stays, as one reviewer explicitly stated it's a "Great place to stay for a day or 2." The mention of being escorted to a suitable spot suggests some level of organization for accommodating RVs despite the park's primary identity as a mobile home park.
Promotional information is not explicitly provided in the reviews. However, the positive comments about the owner, John, their helpfulness, and the good price point could be seen as implicit promotional points. The fact that pull-through sites are available might also be considered an advantage for RV travelers. However, these positives are tempered by the visual concerns of abandoned units and the practical issue of the sewer hook-up. The park's apparent focus on cash or checks might be a deterrent for some, but for others, a "good price" might outweigh this inconvenience. The friendly and helpful nature of the folks encountered is also a positive aspect that could attract visitors looking for a welcoming atmosphere.
For local users searching for "RV parks near me" in Great Bend, KS, All Seasons Mobile Home & RV Park presents a budget-friendly option with helpful management and pull-through sites. However, it is crucial to be aware of the potential downsides, including the presence of abandoned units, the potentially unusable sewer hook-up, the unknown quality of the bath-house (if it exists and is accessible to RVers), and the cash/check-only payment policy. Before deciding to stay at All Seasons Mobile Home & RV Park, prospective RV travelers should consider the following:
- Contact the park directly: Call them at (620) 793-9601 or +1 620-793-9601 to inquire about the current condition of the RV area, the specifics of the hookups (including water, electricity, and sewer), the availability and condition of restroom/shower facilities, and their current rates. It would be wise to specifically ask about the sewer hook-up situation and whether there are alternative solutions or site options.
- Inquire about the "office-type building": Ask if there is a designated office or point of contact for guests and its operating hours.
- Confirm the payment methods accepted: Ensure that you are prepared to pay with cash or check, as debit and credit cards are reportedly not accepted.
- Consider the duration of your stay: The positive reviewer suggested it's a great place for a day or two, which might indicate its suitability for short overnight stops rather than extended stays where the lack of certain amenities could become more significant.
- Manage expectations regarding the environment: Be prepared for the possibility of encountering abandoned units in some parts of the park, which might detract from the overall aesthetic.
In conclusion, All Seasons Mobile Home & RV Park in Great Bend, KS, offers a seemingly budget-friendly option with helpful staff and pull-through RV sites. However, potential visitors need to be aware of the reported presence of abandoned units, the potentially problematic sewer hook-up design, the unknown condition of the bath-house, and the cash/check-only payment policy. For short overnight stays where basic hookups and a friendly welcome are priorities, and the price is attractive, this park might be worth considering. However, for longer stays or those requiring more comprehensive amenities and a more consistently well-maintained environment, exploring other "RV parks near me" in the Great Bend area might be advisable.

All Seasons Mobile Home & RV Park Reviews
I hate posting poor reviews because these places are already existing in a shoestring but ... This mobile home park is mostly abandoned and some slots still have derelict units. Despite a pic of an office-type building I never saw it. On the plus side, someone came to where we waited right away to escort us to an empty mobile home slot set up as a pull-through. The sewer hook-up was designed for a mobile home and was located in the middle of the slot placing it in the middle of our parked unit. The choice was to pull forward far enough and hope we had enough sewer hose or go without sewer. We opted to skip the sewer for the night and did not pursue the mentioned bath-house.

Aug 22, 2019 · Pam AlbertWe move around alot and this park has a lot of amenities that we are not used too. We get internet and cable included in the rent which is very reasonable we think. It's out of town but its quite! Everyone was very helpful and nice. Definitely recommend!!
Feb 21, 2020 · Nely BhattiOk place to stay. The biggest problem is the grass burs everywhere and get tracked into your RV. You have to be careful where they try and put you because they tried to park me were I would have to drive up a hill and put our motorhome in a bind turning into the spot. This park is a trailer park that is about 50% TVs. Prices keep going up in the last few years. $160 a week.
Oct 03, 2018 · Ken TiedeMisadvertised. Looks nothing like the ad. We had traveled far and were exhausted. So depending on an accurate ad. We thought it really looked good. Unmowed grass lots. Park Where ever. No restrooms, No showers. No walkable restaurants. Totally Fake ad.
