Anaheim Mobile Estates Introduce
Anaheim Mobile Estates is situated at 3050 W Ball Rd Space 143 in Anaheim, California. For local users searching for "RV parks near me" or considering mobile home living in the Anaheim area, it's essential to gather insights into potential communities from those who currently reside there. Based on recent online reviews, Anaheim Mobile Estates presents a scenario with significant concerns regarding its management and changes to its amenities and parking.
While mobile home parks can offer a sense of community and a more affordable housing option, it's crucial to carefully evaluate resident feedback to understand the daily living experience. The reviews available for Anaheim Mobile Estates raise several red flags that prospective residents should thoroughly consider before making a decision.
Environment and Location:
Located on West Ball Road in Anaheim, Anaheim Mobile Estates benefits from its proximity to the numerous attractions and amenities that the city of Anaheim is known for, including Disneyland, various entertainment venues, shopping centers, and restaurants. The location offers the conveniences of urban living in a densely populated area of Southern California.
However, the internal environment of Anaheim Mobile Estates, according to recent reviews, appears to have undergone negative changes. One long-time resident reminisces about a time when the park was "awesome," suggesting a decline in the quality of the living environment over the years. The reduction in the size and depth of the community pool is a significant environmental change noted by multiple reviewers. What was once a "great big pool and area where families from around the neighborhood would meet" has reportedly shrunk considerably, becoming "barely a kiddie pool now." This loss of a significant amenity can impact the recreational opportunities and social dynamics within the park.
The introduction of "reserved parking spaces" in front of some homes, allegedly taking away from original guest parking, has also altered the environment and accessibility within the park. This change has reportedly led to less guest parking, which residents find inconvenient for visitors. The placement of solar structures above parking areas near the pool, which then became assigned parking, further reduced guest parking availability.
The reviews also mention management being "super strict about being 'loud' in the pool when it closes at 9 PM," which, while enforcing rules, could be perceived as overly restrictive in a community setting, especially in a park that was once considered family-friendly.
Services and Amenities:
The most prominent amenity discussed in the reviews is the community pool, which has reportedly been significantly reduced in size and depth due to construction. This reduction has led to resident dissatisfaction, with complaints about the limited usability of the pool, including restrictions on toys, floating, and noodles, in what is supposed to be a "family park." The lack of resident input on these changes is also a point of contention.
The introduction of assigned parking, including charging residents for extra spots in areas that were previously guest parking, can be seen as a change in services that negatively impacts residents and their visitors. The allocation of some of these coveted spots to "mgmt. relatives and friends" further exacerbates the issue of limited guest parking and can create a perception of unfairness.
The reviews do not provide details about other standard mobile home park services such as laundry facilities, community rooms, or maintenance. However, the strong negative sentiment towards the management suggests potential issues with overall park services and responsiveness to resident needs.
Features and Lifestyle:
One positive aspect mentioned in the reviews is that "the neighbors are always very friendly." This suggests that despite the issues with management and amenities, there may still be a sense of community among the residents themselves. However, this positive feature is overshadowed by the significant dissatisfaction with the park's administration.
The lifestyle at Anaheim Mobile Estates, as portrayed by the reviews, appears to be negatively impacted by the perceived overreach and poor communication of the management. Residents report receiving "out of the blue" notices to change things on their lots that were present for decades under previous ownership, suggesting an arbitrary and inconsiderate approach by the current management.
The frequent rent increases, which residents feel are "not respective to the quality of the management and mobile home park," add to the negative perception of the living experience. Residents express frustration over paying more for a park that they believe is declining in quality and service.
The recommendation from a reviewer to "DO NOT come here" and to choose from the "many other mobile home parks in the area" is a strong indictment of the current living conditions and management practices at Anaheim Mobile Estates.
For individuals searching for "RV parks near me," the reviews for Anaheim Mobile Estates do not specifically address the experience of RV residents. However, the significant concerns raised about management and the reduction in amenities would likely be relevant to anyone considering long-term residency, regardless of whether they are in a mobile home or an RV. Prospective RV residents should be particularly cautious and seek detailed information about RV-specific facilities and policies.
Promotional Information and Opportunities:
Based on the overwhelmingly negative reviews available online, there is no indication of any current promotional information or positive aspects being highlighted about Anaheim Mobile Estates. The strong resident dissatisfaction serves as a significant deterrent for potential new residents.
For those interested in "mobile homes for sale Anaheim CA" or "RV for sale Anaheim CA," Anaheim Mobile Estates might be a location where such opportunities arise. However, prospective buyers should be extremely cautious and thoroughly investigate the current living conditions and management practices within the park before committing to a purchase. The potential for ongoing issues with management, amenities, and rent increases should be a significant consideration.
Conclusion:
Anaheim Mobile Estates in Anaheim, CA, currently faces substantial criticism from its residents, primarily concerning the management, reduction in amenities (particularly the pool), changes to parking, and rent increases that are not perceived as justified by the quality of the park. While the neighbors are reportedly friendly, this positive aspect appears to be overshadowed by the significant dissatisfaction with the park's administration.
For local users searching for "RV parks near me" or considering mobile home living in Anaheim, the strong negative feedback regarding Anaheim Mobile Estates warrants extreme caution. Prospective residents are strongly advised to look at the "many other mobile home parks in the area" as suggested by a current resident. If considering this park, it would be essential to contact them directly at (714) 828-6920 or +1 714-828-6920 to inquire about the current management policies, the status of amenities, parking regulations, and the rationale for rent increases. Additionally, if possible, speaking with current residents directly (beyond the online reviews) would provide a more comprehensive understanding of the living experience at Anaheim Mobile Estates before making any decisions.

Anaheim Mobile Estates Reviews
The managers here suck! The pool used to be great big pool and area where families from around the neighborhood would meet and have their kids swim together. The pool went under construction years ago and it shrunk to maybe ⅔ it's original size and ½ it's original depth. Barely a kiddie pool now. Managers are super strict about being "loud" in the pool when it closes at 9PM!!! Managersgives us notice to change things on our lot out of the blue that the OLD owner left there 20 YEARS AGO! I think they try to start fights with whoever they can because it is absurd.Don't even get me started with "reserved parking spaces". Each driveway can carry 3 cars! How many more do you need? The neighbors are always very friendly but the management is ABSURD!There are many other mobile home parks in the area to choose from DO NOT come here. Rent increases are not respective to the quality of the management and mobile home park.
Feb 11, 2025 · DrewThis place used to be awesome. Now, they have put parking spaces in front of the homes, only on one side of the street though, that were originally for guest parking.... Now they charge for some spots, for the ones that live there to have an extra spot. Less guest parking for our company to come over. They put solar above the parking around the pool, and now that is assigned parking. Less guest parking. Mgmt. relatives and friends get some of those spots...Less guest parking....They have cut the pool area in half... no friends, no toys, no floating, no noodles, no anything, and it' supposed to be a family park .... and never any input from the residents... But Rent keeps going up. They pick and choose who gets write ups without even gathering all information. It's too bad.
Jul 22, 2024 · Sue BaltazarFantastic Park feels like a 55 plus park...but a quiet, clean and secure atmosphere that allows families!!!Space rent is 1700.... Home start at $150,000 and go to 350 for brand new...Highly recommended
May 20, 2024 · MIKE VILLENEUVEPlease provide enough parking for your residents they need to stop being allowed to park in the neighborhood across street. The neighbors that live there don't want or need them parking here.
May 18, 2024 · S SmithManagement is biased and does not care about anyone. They will find the smallest things to convict you about. If you plan on doing something in the front like adding a plant that they don't like, they will tell you to take it out. If you're planning to go to the pool. Better not enjoy yourself with family or friends because they will ban you. Neighbors get mad when you're driving 5 miles per hour. 5!!! Neighbor's are always suspicious about each other and will report you if you do something that they suspect is wrong. If you plan on making this your home, it's on you. You will be controlled by management whom won't answer your calls and won't ever be around. If you don't believe me, look at what other people say. This place is garbage.
