Apple Creek Introduce
If you are searching for "RV parks near me" in the Amelia, Ohio area and are considering mobile home living, Apple Creek, located at 2191 E Ohio Pike #57, Amelia, OH 45102, is one option that may appear in your search. You can contact them at (513) 797-5508 or +1 513-797-5508 for inquiries. However, it is crucial to be aware of the significant negative feedback expressed by former and current residents in online reviews before making any decisions.
Online reviews for Apple Creek paint a concerning picture regarding the management and living conditions. Multiple reviewers have expressed strong dissatisfaction, with one even stating, "If I could have given negative stars I would have." This sentiment underscores the severity of the issues raised by residents.
A primary concern highlighted in the reviews revolves around water billing. One resident reported experiencing "way too high" water bills and indicated that the issue remained unresolved even after multiple attempts to address it with management. This suggests potential problems with the billing system or the cost of water at Apple Creek.
Another significant issue raised pertains to maintenance and responsiveness. One reviewer detailed a protracted and unsatisfactory experience with a door repair, stating it took five trips for management to attempt the repair, and even then, it was "still not right." This raises concerns about the efficiency and quality of maintenance services provided at Apple Creek.
Furthermore, the same reviewer advised potential residents to "don't believe anything you are told," indicating a perceived lack of transparency or reliability in communication from the management. This is a serious concern for anyone considering moving into a community, as trust and clear communication are essential for a positive living experience.
An updated review from a current resident, posted on 07/11/2020, further amplifies these concerns. This reviewer identified Sun Communities as the management company for Apple Creek and described them as a "predatory business." The review alleges that the management employs individuals who actively patrol the neighborhood to identify minor rule violations for the purpose of issuing fines. This suggests a potentially strict and punitive approach to community rules enforcement.
The same reviewer further claimed that if management dislikes something not explicitly stated in the rules, they utilize an "other" category to issue violations and fines. Concerns were also raised about the office hours being inconsistent with posted times, particularly at the beginning of the month, allegedly hindering residents from paying rent on time and incurring late fees. The late fee was stated to be $55, with an additional penalty if a rent payment via drop box was off by more than $5.
The reviewer also stated that Apple Creek, under Sun Communities' management, had refused to partner with the Better Business Bureau, potentially to avoid addressing business violations. The reviewer strongly advised against moving into Apple Creek or any community managed by Sun Communities, describing it as a "trap to prey on the lower income class" despite its seemingly attractive appearance.
In a subsequent update, the same reviewer alleged harassment from management in the form of "BS 'violations'" following the initial review. They claimed that these violations were often for infractions less significant than those occurring at other trailers within the park and that the "other" rule category was used to fabricate additional infractions. The situation reportedly escalated to the point where the residents received an eviction notice for "threatening management," which they denied, stating their only threat was to seek legal counsel. As a result, the reviewer, their pregnant wife, and two sons were forced to find new housing.
Given the overwhelmingly negative feedback and serious allegations presented in these online reviews, it is imperative for anyone considering Apple Creek as a potential residence to exercise extreme caution and conduct thorough due diligence. While the physical environment of the park is not explicitly described in detail, the focus of the reviews is heavily centered on negative management practices, billing discrepancies, and maintenance issues.
For individuals actively searching within the "RV parks near me" category, it is important to distinguish between temporary RV parks catering to recreational vehicles and mobile home parks designed for longer-term residency. Apple Creek appears to be the latter, offering spaces for mobile homes. The services typically associated with such parks include lot rental, water, sewer, and electricity hookups. However, the negative reviews raise serious questions about the reliability and cost of these services at Apple Creek.
Promotional information is absent in the provided data, which is understandable given the overwhelmingly negative sentiment expressed in the available reviews. It would be prudent for potential residents to seek information from sources beyond the provided reviews, if possible, or to be extremely cautious and skeptical of any positive information presented by the management.
In conclusion, while Apple Creek is located in Amelia, Ohio, and may appear in searches for "RV parks near me" or mobile home living options, the online reviews contain significant and concerning allegations regarding the management practices of Sun Communities. Issues such as high water bills, poor maintenance, inconsistent office hours, strict and seemingly arbitrary rule enforcement, alleged harassment, and even eviction following negative feedback have been reported by residents. Prospective residents are strongly advised to proceed with extreme caution, conduct thorough independent research, and consider these serious allegations before making any decisions regarding Apple Creek.

Apple Creek Reviews
If you are looking for a place to live don't live here...keep looking water bills way to high..took 5 trips for them to put a front door in and it's still not right..don't believe anything you are told. As of January 27th my concern about the incorrect water billing has not been resolved..and due to the weather I don't anticipate any one wanting to attempt to repair the door the incorrect water billing is my biggest issue at this time..no your current reading is not correct.....
Jan 27, 2025 · James RustIf I could have given negative stars I would have.***UPDATED 07/11/2020***The company that manages Apple Creek is Sun Communities. I am a current resident. They are a predatory business.Do NOT move into any community they own. They employee people whose sole purpose is to daily patrol the neighborhood specifically searching for the most minor rules violations so that they can fine you.If there is something they don't like that isn't clearly stated in their rules they have a category of "other" and will write in a violation to fine you. If your one day late on your rent they will issue an eviction notice. Their posted office hours are a joke as we constantly run into issues of the office being closed when its posted that it should be openThis happens more at the begining of the month so that you can't come in and pay your lot rent on time. This way they can charge you a late fee of $55. They have a drop box but if your gestimation of rent is off by more than $5 they hit you with a late fee. They have refused pairing with the better business bureau so that they don't have to deal with business violations.I can not stress this enough, DO NOT MOVE HERE!!It looks pretty but its a trap to prey on the lower income class.**UPDATE BELOW**Because of this review the managment has been harassing me with BS "violations" when over half the trailers in the park are much more clearly violating rules. They have also exercised the rule category "other" to make up more infractions. When I stood up to them they decided to evict us for threatening managment. No threats were issued other than getting a lawyer. My pregnant wife, my two sons and I are all now having to find a new place to live because of the horrible treatment of this company.NEVER EVER MOVE HERE AND IF YOU LIVE HERE GET OUT BEFORE THEY SCREW YOU OVER!!!
Apr 23, 2025 · Ben TaylorMy little sis lives in there she says she loves it laid-back easygoing old school trailer park
Feb 22, 2025 · Dan Parks jrI have a friend that lives here. I hope to find a trailer here that I can rent!
Mar 29, 2025 · Lillian BrengmanFirst off, I want to say this place is a good place to live. I wanted to start off saying that because it is but it has its flaws to.Second off, I want to name off the cons to this place. One thing that really has gotten under my skin is all the cats running around the neighborhood. Everybody wants to feed them but doesn’t want to claim them. I went as far as calling the park and calling animal control but I haven’t gotten any answer. The cats are getting out of control. They have jumped on my car and scratched my hood on my brand new car that I still currently owe money on and I am paying $26,000 for with my hard earned cash. I can’t walk my dog because they are sick with runny eyes and the cats try to attack my dog because she is tiny.Lastly, the cats have scratched and ruined all of my patio furniture now I am going to have to throw all of my furniture out and buy all new. I really like living here but these cats have to go. It’s been nothing but a burden on me and my family and has cost me a ton of money.
