Bella Vista Mobile Home Park Introduce
Welcome to Bella Vista Mobile Home Park, located at 1570 Willow Pass Rd in Pittsburg, California. For local users searching for "RV parks near me" with an interest in long-term living options or exploring the possibility of residing in a mobile home community, Bella Vista Mobile Home Park presents a residential setting in Pittsburg. However, it is crucial to approach this park with significant caution, as the publicly available reviews from former residents paint a concerning picture regarding management practices, safety, and infrastructure.
One extensive review from a former resident who lived in space #18 for over two years details a number of serious issues. While acknowledging some positive aspects such as having made friends within the community, having multiple vehicles with parking space, and a consistent payment history, the overwhelming majority of the feedback is negative and alarming.
The "bad" experiences reported by this former resident include a retaliatory towing of their truck (used to tow their trailer) at their own expense just five days before their scheduled move-out, despite providing two months' written notice. Upon confronting the manager, the resident alleges they were threatened with physical violence, subjected to profanity and derogatory name-calling, and faced physical aggression. The reviewer also claims the police were supposedly called by the manager but never arrived. Furthermore, the former resident states their entire security deposit was withheld despite cleaning the space according to guidelines, and they were subsequently informed they owed additional money. This negative interaction culminated in the deletion of their initial online review, suggesting a pattern of suppressing negative feedback.
Beyond management issues, the same reviewer reports significant infrastructure problems. The water was allegedly shut off for over a month, with bottled water provided as a temporary measure. Disturbingly, notices distributed regarding this issue were reportedly dated from 2014, indicating a potentially long-standing issue with contaminated water supply. Additionally, the park's laundry facilities were described as non-functional, with both dryers and the second and last washing machine ceasing operation. When the resident purchased their own washer and dryer, the washer was stolen within a week, and the manager then demanded the removal of the dryer.
Safety and security appear to be major concerns at Bella Vista Mobile Home Park, according to this review. The former resident states that numerous items were stolen from both inside and outside their unit, with theft allegedly recorded on security cameras, including incidents involving management. When seeking assistance with these matters, the resident was reportedly told to call the police, which they did. However, the thefts apparently continued, affecting other residents as well, with management seemingly indifferent.
Another concerning incident reported by the same reviewer involves being aggressively shouted at by the manager for visiting former neighbors after moving out, highlighting a potentially hostile environment even for past residents.
Finally, the former resident recounts being charged a pro-rated fee for two days for an unoccupied space after their trailer had been moved out, simply because they slept in their vehicle on the property while waiting for their cat to return. This suggests potentially unreasonable and punitive billing practices.
A second review corroborates some of these negative aspects and introduces additional concerns. This former resident described the park as "a really nice quiet place to live," with the significant exception of the proximity to a train line with frequent trains and only a flimsy plastic safety fence as a barrier. This raises serious safety concerns, particularly for families with children or pets.
This second reviewer also details a separate building on the property containing only a shower, which allegedly had a drain hole that could allow for voyeurism. Furthermore, they report that homeless individuals frequently came onto the property to use the showers and bathrooms for drug use, creating an unsafe and unsanitary environment. The management was reportedly aware of these issues but did not address them effectively. The reviewer also mentions slow maintenance response times for their own trailer and consistently malfunctioning and foul-smelling laundry facilities. Finally, they note that scavenging through the dumpsters by random individuals was a common occurrence that management ignored.
Considering these detailed and highly negative reviews, Bella Vista Mobile Home Park appears to be a community with significant challenges related to management, safety, infrastructure, and overall living conditions. While one former resident initially found it quiet and made friends, these positives were overshadowed by the numerous serious issues they experienced.
For local users searching for "RV parks near me" in Pittsburg, Bella Vista Mobile Home Park, based on this information, would not be a recommended option for short-term stays, given the reported safety concerns and infrastructure problems. For those considering long-term residency in a mobile home, the experiences of former residents suggest a potentially hostile and poorly managed environment with significant safety and maintenance issues.
Given the severity of the allegations in these reviews, prospective residents are strongly advised to exercise extreme caution. If considering Bella Vista Mobile Home Park, thorough due diligence is absolutely essential. This should include attempting to contact current residents (if possible) to gain a more balanced perspective, visiting the park in person to assess the conditions firsthand, and asking very direct and detailed questions of the management regarding the issues raised in the reviews.
Potential questions to ask the management would include:
- What is the current management's response to the issues raised in these reviews?
- What measures have been taken to address the alleged retaliatory towing and deposit withholding?
- What is the current status of the water supply and laundry facilities?
- What security measures are in place to prevent theft and unauthorized access to the property?
- How is the proximity to the train line managed to ensure resident safety?
- What is the condition of the separate shower building and what measures are in place to ensure privacy and safety?
- What are the park's policies regarding maintenance and repairs for resident-owned mobile homes?
- What are the current lot rental rates and the terms of the lease agreement?
In conclusion, Bella Vista Mobile Home Park in Pittsburg, CA, based on the available online reviews, presents a community with significant and concerning issues related to management practices, safety, and infrastructure. While it is important to consider that these are individual experiences, the consistency and severity of the reported problems warrant extreme caution for any local users searching for "RV parks near me" or considering long-term residency in a mobile home. Thorough investigation and direct engagement with the park are strongly recommended before making any decisions.

Bella Vista Mobile Home Park Reviews
Apparently management didn't like my last review, as it appears to have been removed (similar to my residency after 2 unfortunate years)- let me explain:The "good"1) never had a missed payment for over 2 years as a tenant in space #18.2) made multiple friends within the court3) had multiple vehicles, and space to park them4) there's a few more, but honestly, the perks did not supplement or nullify the dirts, jerks, or butthurtsThe BADWhen I decided to find residency elsewhere, and informed management I was leaving (2 months' notice in writing), 5 days until my move-out date, my truck (used to tow my trailer) was towed at my expense🤯. When I confronted the manager, she threatened to punch me, used profanity 🤬and derogatory name-calling🙉, was physically aggressive, called the police (who never came if in fact she did ever call), took my entire deposit (after i cleaned the entire space, and exited similarly to which guidelines suggested)😓, proceeded to inform me i OWED money, then deleted my online review🧐. There's not sufficient text allowance to continue, but I'll try😲...The water was shut off for over a month, and bottled water was provided to remain within landlord/tenant legalities. When notices were distributed, leaflets left taped on resident doors were dated from 2014 (indicating a contaminated water supply for over 10 years)🤢. Prior, the second and last washer machine ceased operation, following both dryers being in operational= no more laundry for any tenant🤨. I bought a dryer and washer machine, and within one week, my washer machine was stolen from outside my trailer, and the manager followed footsteps by demanding removal of the dryer👍.Many items were stolen from inside and outside my unit, in fact, with all recorded theft on camera, including my own and management🥸. When asked for help with the matter, I was told to call police, which I did, made reports, but as I have a demanding work schedule, my absence was noticed by thieves obviously, but not regarded by management and continuously occured, to other residence alike as well 😤.Without wasting more of my or your time, I'll conclude by listing one more situation:😬Once moved out, I returned only to visit previous neighbors or friends I had made while a resident, I was angrily and once more, aggressively shouted at from outside my friends's trailer, to leave😘, from who else but the lovely ex-stripper "manager" who fumed and stormed around outside the biggest, most well-kept, most costly, and also never missed a payment (or had any issues prior to me being a guest at a current) resident's trailer🤗.And one last thing- the reason i was told I owed more money was because after I moved my trailer✌️, i came back after working all day and slept in a vehicle (with the door open) all night for 2 nights, until my cat came back🐾. I was actually charged a pro-rated 2-day fee for a space that was unoccupied, along with multiple other spaces within the park 🥱.I continue to return to the next door trucking company service yard and vehicle body shop in front and repair shop in the back of the building to visit more friends and say hello😀
Jun 29, 2024 · austinThis was a really nice quiet place to live, except that I lived in a trailer where the train went by multiple times per day. They did NOT have an actual fence separating us from the train. They just had an orange plastic safety fence, which was knocked over by the wind. Plus, there is a separate building on the property that has nothing but a shower. Watch out, there is a hole in there where "Peeping Tom's" could watch you while showering. It's just a drain hole, but people can see right in. Many homeless people came on the property to take showers or use the bathrooms to do drugs. My family once had to use that shower because our water wouldn't get warm...We rather go shower in a lake or river, then use that bathroom ever again. BTW, the management was well aware of the events going on in that bathroom. Management was super slow on getting stuff fixed in our trailer, but always super quick on accepting their rent payments. Washers and dryers hardly ever worked and when they did, your clothes came out smelling like piss. Random people would always be going through the dumpster, to collect cans and bottles and management didn't care.
Sep 01, 2019 · Kait&Calib SmileyThis used to be a really nice place to live until Michael wheat the manager came around and made it hard for everybody to live the way they used to. We used to be a really nice Community we all knew each other and it was a community but now it's not he makes it a point to not make you comfortable besides the water being really nasty and the washer and shower being disgusting (because the untreated well water makes your clothes dingy ), we liked it but now. I mean what the hell does he expect from these people that live here. ITS A TRAILER PARK!
Apr 16, 2017 · Carlito GeeI live here so it might be considered bias. It's a nice quiet park. I just wish they had more washers and dryers.
Jan 02, 2022 · Brigitte NicholsEasy excess. With accommodation of shower. Nicely quiet during days and nights
