The park is nice clean one of the better maintained rv parks I've stayed at. very friendly park host . I gave it a 4 because the showers have no hot water. if it is 70 degrees I would be very surprised and that's all hot. you will freeze taking a shower so make sure you watter heater works . I found out mine didn't after getting there no big deal just use bath house. nope no hot water at all everything else was great but showers are important. I could not give a 3.5 due to water in bath house staying here for a month and having to get a hotel to shower twice a week wasn't really in the budget. to park management please turn up the water heater in bath house it's extremely cold especially for this time of year

By the time we could camp again we had passed the one-year extension and lost over $300 for the pre-payment we had made. They give no refunds in cases of emergencies.
Apr 11, 2025 · M RiggsSame as Mama Gurties. They will not issue a refund. We were scheduled to stay just after Helen (absolutely tragic) and NC government put a no travel ban for area. All the park would do is issue a gift card. I'll probably never use it. Do not give them your money!
Feb 07, 2025 · Cory JuntunenGreat, pretty RV resort. Very friendly staff. Michelle helped us out when our truck broke down. She found us a spot and 1 next to us for the friends traveling with us. She worked with us while we waited for word on our truck.The staff here is outstanding and friendly.The bathrooms were clean. The resort has a nice pool, game room and laundry. And lots of trees. The area is beautiful. Michelle gave us a list of waterfalls and other sights to see in the area.Overall this is a very nice resort with very nice staff.

They had Bingo every Tuesday and the host doesn't keep any money, the pools and facilities are clean, and there are dog poop stations everywhere.The staff provided a BBQ and music event for the 4th of July, followed by a campfire.Ron and his wife, Heather, are very friendly and we enjoyed every night. Ron went above and beyond and helped my boyfriend fix the back of the RV.Our car and the RV fit nicely and there are many hiking trails nearby.Overall we enjoyed our visit at Franklin and will stay here again!
