River Pointe Mobile Home Community Introduce
For individuals exploring "RV parks near me" in the Burnham, Illinois area with an interest in long-term residential options, or those specifically seeking a manufactured home community, River Pointe Mobile Home Community, located at 2826 138th Pl, Burnham, IL 60633, USA, presents a location with both positive and negative feedback regarding its environment and management. Situated near a body of water, the community offers a potentially calm and peaceful setting. However, contrasting experiences regarding management responsiveness and community conditions warrant careful consideration for prospective tenants.
The environment of River Pointe Mobile Home Community benefits from its proximity to a river, which one resident describes as bringing "a calm to the community." This suggests a potentially tranquil setting with the aesthetic and possibly recreational benefits of waterfront living. The same reviewer also notes "quiet neighbors," contributing to the peaceful atmosphere. This positive aspect of the environment could be appealing to those seeking a serene residential setting. However, a contrasting review describes the "mobile homes" as "old and run down," indicating that while the location near the river might be pleasant, the condition of the individual homes within the community may vary significantly.
The services and management of River Pointe Mobile Home Community are a subject of differing opinions in the provided reviews. One resident expresses a positive experience with the management, particularly regarding allowances for lot improvements. This reviewer states that the manager is "fair when considering allowances in lot improvement that tenants desire" and was accommodating to their requests, even offering input while respecting the tenant's ownership of their mobile home and the manager's ownership of the lot. This suggests a degree of flexibility and communication from at least one member of the management team. However, a starkly contrasting review paints a negative picture, alleging that "the manager(s) don't care about the tenants." This reviewer also mentions issues with broken laundry facilities ("washers and dryer are always broke and you can't get your money back") and a lack of assistance or prevention regarding theft from lots, further claiming that the responsible parties are "someone staying on the property." These conflicting accounts highlight the importance of prospective tenants seeking current and comprehensive information about the management and services.
The features of River Pointe Mobile Home Community include its location near a river, which is a significant environmental feature. The allowance for lot improvements, as reported by one resident, could be considered a feature that empowers tenants to personalize their living spaces, subject to management approval and community rules. The mention of propane heating for the homes, paid separately, is a specific detail about the utilities. The negative review also points to problematic features such as old and run-down mobile homes (at least some within the community), unreliable laundry facilities, and alleged security issues with theft occurring on the property. The presence of community rules and the requirement for written requests for lot improvements are also features of the community's operational structure.
The positive review emphasizes the sense of a "safe, peaceful community" fostered by the management's approach to rules and allowances. The reviewer's willingness to "recommend RPMHC to any prospective tenants" speaks to a positive overall experience. In contrast, the negative review strongly advises against residing in River Pointe, citing the condition of the mobile homes, the perceived uncaring management, issues with laundry and theft, and a highly negative personal interaction with someone named Bill, accusing him of theft and unresponsiveness. This extreme divergence in opinions underscores the potential for varied living experiences within the community and the importance of thorough investigation by potential residents.
The mention of lot improvement allowances suggests that tenants have some scope to personalize their surroundings, which can contribute to a greater sense of ownership and community pride. However, this is contingent on management approval and adherence to community rules, indicating a balance between tenant desires and community standards. The separate payment for propane heating is a practical consideration for budgeting and understanding the full cost of living in the community.
There is no explicit promotional information provided for River Pointe Mobile Home Community. However, the positive review, if reflective of the current overall community environment and management, could serve as an indirect form of positive word-of-mouth. Conversely, the strongly negative review acts as a significant caution. Prospective tenants would need to weigh these contrasting experiences and seek current information to form an objective assessment. The fact that the community might offer waterfront living could also be considered an implicit selling point, depending on an individual's preferences.
For individuals considering River Pointe Mobile Home Community based on their search for "RV parks near me" (for long-term options) or as a potential manufactured home residence, it is crucial to approach with caution and conduct thorough due diligence. Contacting the management directly at (708) 540-6199 or +1 708-540-6199 is essential to inquire about current conditions, lot availability, rental rates, community rules, security measures, and the status of amenities like the laundry facilities. It would also be beneficial to speak with current residents, if possible, to gain a broader perspective on the living experience within the community. Given the starkly different reviews, a personal visit to the property to assess the condition of the community and its surroundings would be highly advisable.
In conclusion, River Pointe Mobile Home Community in Burnham, IL, presents a mixed picture based on the available reviews. While its location near a river and the potential for a calm environment are positive aspects, there are significant concerns raised about the condition of some mobile homes, the responsiveness of management (with conflicting reports), the reliability of amenities, and security issues. For those seeking long-term residency through "RV parks near me" or considering manufactured home living here, a thorough investigation, direct communication with the management, and ideally, a visit to the community are essential to reconcile the contrasting experiences and make an informed decision. The allowance for lot improvements is a potential benefit, but the overall living experience appears to be highly dependent on management and community conditions, which seem to have varied over time.

River Pointe Mobile Home Community Reviews
I am near a body of water, a river. It brings a calm to the community along with the quiet neighbors. The management is fair when considering allowances in lot improvement that tenants desire. Like myself , there are improvements I want to make on my lot , yet in the community rules it states I need the manager 's approval. All requests must be in writing .He has allowed me to do as I desired and included his inputrelated to limits. I have to remember I own the mobile home and I am responsible for it's upkeep and he owns the lot it sits on and his rules outline his expectations. All of which promote a safe, peaceful community.I would recommend RPMHC to any prospective tenants. C.Rodriguez
May 03, 2023 · ChristineMobile homes are old and run down. The manager(s) don't care about the tenants. Washers and dryer are always broke and you can't get your money back. Someone always steal things from your lot and there's no assistance to prevent it and it'll be someone staying on the property. Propane heats the homes paid separately. The worst place I have ever known to reside in. There are better options than these. Bill is definitely the biggest s***head I have came across. Stole all of my spouses things and never answered any of my calls when I had a concern or issue about something.
Mar 31, 2019 · Amanda MansonPurchased my mobile camper, small and cozy. River is just steps away, I love it here, it's quiet and there is a lot of wildlife animals, especially different kinds of species of birds. Property manager is so nice. I'm here to stay. 😁😁
