Big Oak MHC Introduce
Big Oak MHC is a mobile home park located at 3300 Lansing Switch Rd LOT 167, Longview, TX 75602, USA. While the platform category is "RV parks near me," it's important for local users to understand that Big Oak MHC primarily offers mobile home living, although some long-term RV options might exist. If you are considering this community for yourself or your family, it is crucial to be aware of the contrasting opinions expressed by its residents in the available online reviews. You can contact the park at (903) 668-4385 or +1 903-668-4385 for further information.
The limited number of reviews for Big Oak MHC presents a dichotomy in the experiences reported by residents. One reviewer expresses strong negative feelings about the community, describing it as a "very trashy place." This individual claims that "most of the homes are dumps with no under pinning and trash all over the grounds." This paints a concerning picture of the park's overall environment and maintenance, suggesting potential issues with the upkeep of individual properties and the common areas.
Underpinning is a crucial structural element for mobile homes, providing stability and protection from the elements. The alleged lack of underpinning, coupled with the presence of trash throughout the grounds, could indicate a poorly maintained and potentially unhygienic living environment. Such conditions can significantly impact the quality of life for residents and may also raise concerns about safety and property values within the community.
In stark contrast to this negative assessment, another resident offers a positive perspective, stating, "love this place." This reviewer highlights the affordability of Big Oak MHC as a significant advantage. Furthermore, they express appreciation for the social environment it provides for their children, noting that their "kiddos have friends" within the community. This suggests that Big Oak MHC may foster a sense of community and social interaction, particularly for families with children.
The positive reviewer also specifically praises two individuals, "Mrs. carmen and Mrs. holly," describing them as "amazing" and "very helpful." This positive feedback regarding the management or staff suggests that some residents have positive interactions and receive good support from the park's personnel. The reviewer concludes by strongly recommending Big Oak MHC, indicating a high level of satisfaction with their living experience there.
Considering the platform category "RV parks near me," local users specifically seeking short-term RV accommodations might find that Big Oak MHC, as a mobile home park, may not cater to this need. Mobile home parks primarily focus on long-term residency in manufactured homes, and while some might offer limited spaces for RVs, the amenities and regulations could differ significantly from those of a traditional RV park. It is essential for RV travelers to inquire directly about the availability of RV sites, the types of hookups provided (water, electricity, sewer), and any restrictions or terms for RV stays.
For local users in Longview considering a more permanent living situation and exploring mobile home parks, Big Oak MHC presents a complex picture. The affordability mentioned by one resident could be a significant factor for individuals and families seeking budget-friendly housing options. The sense of community and the positive interactions with certain staff members are also attractive aspects that can contribute to a positive living experience.
However, the serious allegations of a "trashy place" with poorly maintained homes and grounds raised by another resident cannot be dismissed. Such conditions could indicate potential issues with park management's oversight of property maintenance and adherence to community standards. It is crucial for prospective residents to thoroughly investigate the current state of the park and seek assurances that any reported issues have been or are being addressed.
To make an informed decision about Big Oak MHC, local users should take the following steps:
- Contact the park management directly at the provided phone numbers to inquire about the availability of mobile home lots and any potential accommodations for RVs.
- Ask specific questions about the park's rules and regulations regarding property maintenance, waste disposal, and community standards.
- Inquire about the management's role in ensuring a clean and safe living environment for all residents.
- Request information about the fees associated with lot rental and any additional charges for amenities or services.
- If possible, schedule a visit to the community to personally assess the condition of the homes, grounds, and common areas.
- Attempt to speak with current residents (beyond those who have left online reviews) to gather a broader range of perspectives on living in Big Oak MHC.
The contrasting reviews highlight the importance of conducting thorough due diligence before committing to living in Big Oak MHC. While the affordability and potential for community are positive aspects, the serious concerns about the park's cleanliness and maintenance need to be carefully considered and addressed through direct inquiry and personal observation.
In conclusion, Big Oak MHC in Longview, TX, presents a mixed image based on the limited available reviews. One resident appreciates its affordability and the sense of community for children, along with helpful staff. However, another describes it as a poorly maintained and "trashy place." For local users searching within the "RV parks near me" category, it is unclear if suitable RV accommodations are offered. Those considering mobile home living at Big Oak MHC should weigh the potential benefits of affordability and community against the serious allegations of neglect and conduct thorough research to determine if it meets their standards for a safe and comfortable living environment.

Very trashy place. Most of the homes are dumps with no under pinning and trash all over the grounds.
Apr 24, 2025 · Jessica Morganlove this place, not only is it affordable but i love that my kiddos have friends. Mrs. carmen and Mrs. holly are amazing and they are very helpful and i couldn't recommend this place enough!
Aug 08, 2024 · Travis EadesThe park is nice and quiet. Everyone seems to keep to themselves. Overall the management will work with you if you talk to them. They are usually very responsive to issues. They do enforce park rules, like no broken blinds and your yard needs to be kept up. Which adds to the overall welcoming feeling to the park.
Jul 26, 2020 · Jace JunWe lived in the community and sold our house to the park when we moved out. Now 2 years later the house is still in our name and the county levied on a refund from another property we own to pay the taxes. The office said corporate paid the taxes and they would straighten out the matter and correct the issue. Nothing has been done and management will not return my phone calls.
Sep 13, 2022 · Denise ButcherThe friendliness of the management staff. They were personable as well as professional. The park was well kept. Yards green and cut. Their homes were in much better shape than any other mobile home park I've seen. This truly is a community.
