Biltmore Estates MHC Introduce
If you are searching for "RV parks near me" in the Roanoke, Indiana area and are considering various long-term accommodation options, including mobile home communities, it is crucial to thoroughly evaluate all available information. Biltmore Estates MHC, situated at 8230 N Roanoke Rd, Roanoke, IN 46783, USA, has received recent online reviews that raise significant concerns regarding the safety, upkeep, and management of the property. These reviews should be carefully considered by any prospective residents or those seeking long-term RV living options.
One reviewer states unequivocally that "They do not care about safety or upkeep." This individual alleges a lack of community care, asserting that the management's primary focus is on occupancy and payment. Specific issues mentioned include lower lots that flood due to a lack of maintenance, leading to trailers with "roaches and black mold." These are serious allegations that point to potential health and safety hazards within the community.
Another, much more detailed, review strongly advises potential new managers, attendants, and residents to "BEWARE!!!!" The reviewer recounts a series of negative experiences over nearly two years of living at Biltmore Estates MHC, beginning in November 2022. These issues include a two-week delay in water service upon move-in until gas was connected, followed by a three-month wait for sewage backup into their home to be addressed. The reviewer also reports having to independently replace a malfunctioning water heater.
Further grievances include broken verbal agreements regarding door replacements and lighting fixtures, with legal intervention reportedly needed to get the lighting fixed. The reviewer also details multiple instances of water being turned off for hours without notice. Significant discrepancies in billing practices are alleged, with initial information about a combined bill for lot rent, trash, and water proving inaccurate. The reviewer claims to have been told water was a separate charge based on individual usage, only to later discover it was billed as a whole and split among all trailers. Additionally, trash was reportedly an extra charge not initially disclosed.
A particularly concerning issue involves a neighbor's water leak that allegedly flooded the reviewer's yard for an entire summer, leading to extra water charges for the reviewer. Despite the flooded conditions preventing mowing, management reportedly attempted to fine the reviewer for the unmowed area. The reviewer also states having to pay property taxes in their first year, followed by a rent increase after only one year of residency. Obtaining the property title allegedly took a year and a half.
The reviewer further describes issues with late fees, alleging that despite being told they would be waived if lot rent and trash were paid on time and water was paid when posted, they still faced late fees due to inconsistencies in when water bills were posted. The reviewer claims that the management falsifies posting dates for lot rent, trash, and water, potentially leading to unfair late fee charges. Contacting corporate to resolve a late fee issue reportedly resulted in the refusal to remove the last month's charge.
Finally, the reviewer details concerning conditions within their own dwelling, including soft spots in the flooring, a leaking roof, and a malfunctioning air conditioner at the end of the 2023 summer that allegedly went unaddressed. The overall sentiment of this detailed review is one of extreme dissatisfaction, accusing the management of prioritizing profit over resident well-being and neglecting necessary repairs and maintenance. The reviewer strongly advises against working or moving into Biltmore Estates MHC.
Based on these two highly negative reviews, the environment of Biltmore Estates MHC is portrayed as potentially unsafe and poorly maintained. Specific concerns include:
- Flooding in lower lots due to lack of maintenance.
- Presence of roaches and black mold in trailers, allegedly linked to the flooding.
- Lack of care for community upkeep and safety.
- Frequent water shut-offs without notice.
- Potential for disputes with neighbors (as indicated by the flooding yard issue).
The services and features, based on the negative experiences, appear to be unreliable and potentially misrepresented:
- Delayed or absent essential services (water).
- Slow or non-existent repairs (sewage backup, doors, AC).
- Inconsistent and potentially unfair billing practices for water and trash.
- Lack of transparency and potential falsification of posting dates for bills.
- Rent increases after only one year.
- Extended delays in providing necessary documentation (title).
- Poor communication and lack of responsiveness from management.
There is no promotional information available in the provided data. Given the severity of the negative feedback, any promotional claims by the park should be viewed with extreme skepticism and thoroughly investigated by prospective residents.
For local users searching for "RV parks near me" who might be considering a longer-term stay in a mobile home community, the information available for Biltmore Estates MHC is deeply concerning. While the platform category might attract those seeking various forms of temporary or extended accommodation, the issues raised in these reviews suggest significant potential problems for anyone considering residing at this location, whether in a mobile home or an RV for a long duration.
Prospective residents are strongly advised to exercise extreme caution and conduct thorough independent investigations before considering Biltmore Estates MHC. This should include:
- Contacting the management at (260) 676-2006 to seek their response to the allegations made in the reviews.
- Visiting the property in person to carefully assess the conditions of the lots, common areas, and any available facilities.
- Attempting to speak with current residents to gain a broader perspective on their experiences living in the community.
- Checking for any additional online reviews or complaints from other sources.
- Inquiring about the park's policies on maintenance, safety, billing, and dispute resolution.
In conclusion, the available online feedback for Biltmore Estates MHC in Roanoke, Indiana, paints a highly negative picture characterized by allegations of neglect, safety concerns, mismanagement, and unfair practices. Local users searching for "RV parks near me" who might be considering this location for long-term living should be aware of these serious issues and proceed with extreme caution, conducting thorough due diligence before making any decisions. The information strongly suggests that Biltmore Estates MHC may not provide a safe or satisfactory living environment at this time.

Biltmore Estates MHC Reviews
They do not care about safety or upkeep. Not community care they just want people in and to pay. The lower lots flood because they don't maintain. Trailers full of roaches and black mold because of it.
Aug 31, 2022 · MaryAnn SteffenBEWARE!!!! I wish I could talk to every new manager and new attendant and tell them do not work here. Do not move in. From day one it has been a nightmare! They have no sympathy or regards to problems that are going on. This will be a long review but the read is worth it. They are only worried about making money. We have lived here for almost 2 years now and it has been one problem after another. We moved in November of 2022. They refused to turn our water on till we got gas turned on. So that took 2 weeks of no water. Once water was turned on we had to wait 3 months for them to fix the sewage backing up into our house. Not to mention we had to spend extra money to get a new water heater because that didn't work. Unfortunately all we had was verbal agreements on getting our doors replaced. But they said our doors would be replaced along with a lighting fixture put up. The doors never got replaced and we had to have a lawyer call just to get out lighting fixed. They have turned the water off multiple times for hours without notice. We were told lot rent, trash, and water was all one bill. Then as we were signing papers we were told that water was a separate charge and billed according to EACH trailers usage. We found out that trash was an extra charge. I recently found out water is charged as a whole and split between all the trailers. Our neighbor who rents has had a water leak all summer flooding our yard. So we have been paying extra for water, and they tried to fine us for not having that area mowed while its flooded. We had to pay property taxes our first year living here. They raised the rent after us only living here a year. It took the a year and a half before we got our title. And we were told to pay lot rent when water was posted there would be no late fees. Never had a problem till now. Once I explained I was told the late fees would be waived and just pay on time. I had to call corporate to get the fee removed but they refused to remove the last months late fee. I thought we were paying water not a late fee. Water was not posted till after the 9th. I'm being told that I have to check every day for water to be posted and just pay that when ever it get posted to avoid getting charged a late fee. As long as lot rent and trash is paid on time. But they falsify when they post everything. They can post lot rent and trash on the 4th of the month and say it was posted the first. They did the same with water. I have a feeling that if water is paid late they will charge a late fee because they say it was posted on the first. Our flooring has soft spots our roof is starting to leak. Out ac went out the end of 2023 summer. They try to cover up any problems just to get you money then never answer you or fix anything. Please do not work here or move in!!!!
Sep 11, 2024 · Kathleen RedmanMe and my dad and my brothers were living there and they do not want to fix anything and my brother Luke went through the steps and my dad was about to sue them for not fixing it
Apr 27, 2025 · blake watersA/C unit in purchase agreement but cause it cost $5k-$10k they refuse to give us it.Floors were moldy an caving in.Roof they haven't fixed properly.Human feces coming up our pipes back in Nov 2023 and it took them a month to fix not even properly. The underneath belly sprung a leak before moving in and found out by the neighbor behind us. They say it's not leaking and it's dry but still having issues with our flooring.Stray cats are everywhere and getting underneath not only our trailer but others and the cats are destroying underneath our trailer. They aren't doing anything to fix it. You can smell the cat urine inside our home no matter what season it is.Not to mention all the potholes that are doing damage to our vehicles. There's tenants who let their dogs constantly run loose an not on leads.Took them Nov 2023 to April 2024 to get our title for the trailer. They've been through 3 property managers since we've lived here in the short time frame.Their Kimmel location was without water all winter long. They left old carpet from previous owners in the shed and refuse to get it removed.Trash service (waste management) doesn't dump trash properly an left with half a trash bin at least 3x a month and property manager can never get ahold of.They do not care about safety or upkeep.Their hours are 9a-5p so that way they cannot be bothered when people get off work an may have a complaint. Good luck trying to call corporate, they either hangup on you or don't return phone calls. Property manager are hard to contact.
Jul 03, 2024 · Kayla WomackIf only negative stars were a thing. When we lived here a few years ago it wasn’t bad under the old management. Just moving back, we clearly made a mistake.
