Huntington Mobile Estates Introduce
For individuals and families exploring long-term living options in the Huntington, Indiana area, the search for suitable housing may include mobile home parks listed under categories like "RV parks near me." While RV parks typically cater to temporary recreational stays, these platforms often include mobile home communities offering more permanent residency. Huntington Mobile Estates, located at 390 W Joe St, Huntington, IN 46750, USA, presents a complex picture based on recent customer feedback, with both perceived positives and significant concerns raised by residents.
One resident describes Huntington Mobile Estates as "a decent place to live" but immediately follows this with a caveat about the park's extensive rules. The most unusual rule highlighted is the requirement for residents to "pay their property taxes every year on top of paying a lot rent." This financial obligation, beyond the standard lot rental fee, is a significant point of contention for the reviewer, who questions its fairness. Additionally, this resident points out a restrictive policy regarding the removal of mobile homes, stating, "if you buy a mobile home, you can't remove it out of the park." This lack of mobility for homeowners could be a major drawback for those seeking flexibility or considering future relocation.
Further concerns are raised about noise restrictions within the park. The reviewer humorously suggests a potential "quiet time at like 8pm," before recounting an incident where a neighbor faced "trouble for playing music not real loud but you could hear it at 830pm on a Saturday night." This is described as "crazy," indicating a potentially overly strict enforcement of noise levels, even during weekend evenings. The close proximity of the mobile homes is also noted, with the reviewer stating, "the mobile homes are so close that you can hear kids/dogs running in a home next to you." This lack of sound insulation could impact residents' privacy and peace.
Despite these criticisms, the initial sentiment of this reviewer is that "overall it's not bad," though they emphasize the need to investigate the property tax issue further, implying a significant reservation about this particular financial arrangement.
In stark contrast, another reviewer strongly advises against living at Huntington Mobile Estates, stating, "Don't live here, they will bury you in fines. Aswell as a horrible lease agreement." This paints a much more negative picture, suggesting that the financial burdens extend beyond property taxes to include potentially excessive fines and unfavorable lease terms. The reviewer claims that the management's primary goal is to "take your money" and recommends an alternative, "evergreen trailer park down the street," which is described as "more lenient and kind." The concluding remark is a strong condemnation: "Overall this place will leave you in a worse position than you started."
When considering Huntington Mobile Estates in the context of "RV parks near me," it's important to differentiate between the two. RV parks typically cater to short-term stays for recreational vehicles, offering amenities suited to travelers. Mobile home parks, on the other hand, are designed for longer-term residency in manufactured homes, often fostering a greater sense of community. Huntington Mobile Estates operates as a mobile home park, and the reviews highlight significant concerns about its rules, fees, and overall management.
The feedback from residents raises several red flags for prospective tenants. The requirement to pay property taxes in addition to lot rent is an unusual and potentially costly arrangement that warrants thorough investigation. The restrictions on removing a purchased mobile home limit homeowners' flexibility and investment control. The strict noise policies and the close proximity of homes could impact residents' quality of life. Finally, the allegations of excessive fines and a "horrible lease agreement" suggest potential financial risks associated with living in this community.
Given these concerns, individuals considering Huntington Mobile Estates should exercise extreme caution and conduct thorough due diligence. It is essential to contact the management directly at (260) 200-1380 or +1 260-200-1380 to seek clarification on the park's rules, fees, and lease agreement. When you reach out, be sure to ask specific questions about:
- The exact details of the property tax payment requirement for residents.
- The terms and conditions of the lease agreement.
- A comprehensive list of all park rules and regulations, including noise restrictions and fines.
- The policy regarding the removal of mobile homes purchased within the park.
- All fees associated with residency, including lot rent, property taxes, and any potential fines.
- The management's approach to enforcing park rules and resolving disputes.
- Any amenities or services offered within the park.
It would also be beneficial to visit Huntington Mobile Estates in person to observe the community and potentially speak with current residents (if they are willing) to gain additional perspectives beyond the online reviews. Pay attention to the proximity of the homes, the overall atmosphere, and any visible signs of management presence or enforcement of rules.
The strong negative sentiment expressed in one review, particularly the warning about fines and the lease agreement, should not be taken lightly. Prospective residents should carefully weigh these concerns against the more moderate, albeit still critical, perspective of the other reviewer.
In conclusion, Huntington Mobile Estates in Huntington, IN, presents a living option with significant caveats based on recent resident feedback. The unusual requirement to pay property taxes, the restriction on removing mobile homes, potentially strict noise rules, and allegations of excessive fines and a problematic lease agreement are serious concerns that prospective residents must thoroughly investigate. While one reviewer found it "not bad overall," the specific issues raised, particularly the financial and regulatory aspects, suggest that careful consideration and due diligence are essential before making a decision to reside in this community. Exploring alternative options, such as the "evergreen trailer park" mentioned in one review, might also be prudent.

Huntington Mobile Estates Reviews
It's a decent place to live but yes they have many rules. The craziest one you have to pay their property taxes every year on top of paying a lot rent. N just so you know if you buy a mobile home, you can't remove it out of the park.I hope this doesn't happen but they might start a quiet time at like 8pm haha but seriously. A neighbor of mine got into trouble for playing music not real loud but you could hear it at 830pm on a Saturday night. That is crazy! N let me just tell you the mobile homes are so close that you can hear kids/dogs running in a home next to you.But overall it's not bad but definitely looking into this tax thing cuz thats not right
