Camelot Manufactured Home Village Introduce
While your search may be under the category of "RV parks near me," it's important to understand that Camelot Manufactured Home Village, located at 3700 Babcock Ln, Eugene, OR 97401, USA, is a mobile home park providing long-term residential living rather than temporary RV accommodations. As such, this introduction will focus on the characteristics and potential aspects of Camelot Manufactured Home Village as a residential community within the Eugene area, based on the available online reviews.
The limited feedback from residents presents a somewhat mixed picture of Camelot Manufactured Home Village. One reviewer describes the park as "extremely well-maintained" and notes that residents appreciate the management, considering the rent to be "reasonable." This positive feedback suggests that at least some residents experience a well-kept living environment and satisfactory management practices, particularly under previous ownership.
However, another review offers a contrasting perspective, indicating a potential shift in the park's management and overall atmosphere. This reviewer mentions a change in ownership following the passing of a previous owner, with their daughter taking over. The concerns raised include alleged increases in lot rental fees and the implementation of mandatory services for residents living on a budget. The reviewer also describes a perceived "money grubbing" attitude and a lack of respect towards residents, particularly older individuals. Furthermore, this review points to a decline in the maintenance of communal facilities, specifically mentioning issues with the front gate not functioning properly at night.
Given these contrasting viewpoints, it is essential for prospective residents to approach Camelot Manufactured Home Village with caution and conduct thorough due diligence to gain a comprehensive understanding of the current living conditions and management practices. The information suggests that the park's reputation and resident experience may have evolved over time.
Drawing upon general knowledge of mobile home parks, Camelot Manufactured Home Village likely offers individual lots for residents to place their manufactured homes. These lots typically include utility hookups for water, sewer, and electricity, with residents usually responsible for their individual consumption. Waste management services are also generally provided. The "extremely well-maintained park" comment suggests that the physical infrastructure and common areas may have been in good condition at some point, although the more recent review indicates potential deterioration in the upkeep of communal facilities.
The mention of "club maintenance" in the negative review implies the existence of a clubhouse or similar communal facility within Camelot Manufactured Home Village. Such clubhouses often serve as gathering spaces for residents, potentially hosting social events or providing amenities like laundry facilities or recreational rooms. The reported decline in its maintenance could impact the quality of life and social opportunities for residents.
The issue with the "front gate not opening at night properly" raises concerns about security and convenience for residents, particularly if the gate is intended to control access to the community. Functional security measures are often a valued aspect of residential parks.
The fact that residents reportedly found the rent "reasonable" under previous management is a point of consideration. However, the subsequent allegations of increased lot rental fees and forced services suggest a potential shift in affordability and the value proposition of living in Camelot Manufactured Home Village.
Features of individual lots in Camelot Manufactured Home Village would typically include a designated space for the manufactured home, parking for residents' vehicles, and possibly some area for landscaping or personal use. The size and layout of these lots can vary. Prospective residents should inquire about the current lot rental rates, any additional fees for services, and the terms of the lease agreement.
No specific promotional information for Camelot Manufactured Home Village is available in the provided reviews. Mobile home parks may occasionally offer incentives for new residents. To determine if any current promotions are being offered, direct contact with the park management is necessary.
For anyone considering Camelot Manufactured Home Village as a potential long-term residence, a thorough site visit is highly recommended. This would allow for a firsthand assessment of the park's current condition, the upkeep of common areas, and the functionality of amenities like the front gate. If possible, speaking with current residents (beyond relying solely on the provided reviews) can offer valuable and up-to-date insights into the living experience and the current management practices.
Contacting the park management directly at (541) 343-4366 or +1 541-343-4366 is crucial to obtain detailed information about lot availability, current rental rates, any mandatory services and their associated costs, the status of communal facilities, and the rules and regulations of the community. It is important to ask specific questions based on the concerns raised in the negative review to understand the current management's perspective and policies.
A careful review of the lease agreement is essential before committing to residency in any mobile home park. This document will outline the responsibilities of both the park management and the residents, including details about rent payments, utility charges, maintenance responsibilities, and park rules. Understanding all terms and conditions is crucial for a positive living experience.
In the context of a search for "RV parks near me," it is important to reiterate that Camelot Manufactured Home Village is a long-term residential mobile home park and not a short-term RV park. The infrastructure and community are designed for individuals and families seeking a permanent or semi-permanent housing solution for their manufactured homes.
In conclusion, Camelot Manufactured Home Village in Eugene presents a complex picture based on the available reviews. While the park was reportedly well-maintained with reasonable rent under previous management, more recent feedback raises concerns about increased costs, mandatory services, and a decline in the upkeep of communal facilities. Prospective residents are strongly advised to conduct thorough research, visit the park, speak with current residents, and directly engage with the management to obtain a comprehensive and current understanding of the living conditions and management practices before making a decision about residing in this community.

Camelot Manufactured Home Village Reviews
Extremely well-maintained park. Residents love their management and say rent is reasonable.
Aug 24, 2024 · Rochelle Love ElderAt one point had a good owner, he passed away and money grubbing daughter took over and started demanding a lot more for lot rental and forcing services on people who live on a budget.(relative and their neighbors.) No respect just where is my money kind of attitude...cut down on club maintenance and constant problems with front gate not opening at night properly. list goes on and on. Not the way I would want any older relative to spend their golden years.
Aug 31, 2019 · Jack WestI visited a friend today at Camelot manufactured village and was amazed at how well it was designed. It was easy to find my way around and didn't take long to find the house I was looking for. The place is full of up to date manufactured homes and they do a great job on the up keep of every property I saw! It is not a trailer park by any means!
Dec 20, 2018 · Eugene Humes JrLove Camelot. We have friends that live here. All yards are simple but beautiful. And It's an extremely quiet park. If I were looking to buy, I definitely would take a serious look at Camelot.
May 07, 2018 · Penny AllmettThe management is wonderful! Space rents are very fair, and it is a clean, conveniently located park.
