They can be contacted at (541) 484-5604 or +1 541-484-5604 for further information.
To provide an objective introduction to Idle Wheels Manufactured Housing Community, it is crucial to consider the experiences shared by individuals who reside or have resided in the community. Recent reviews paint a concerning picture regarding management practices, rent increases, and the overall condition of the property.
One highly critical review details a troubling incident involving the park manager allegedly having the reviewer's grandfather's motorhome towed without proper procedure or documentation. The reviewer claims the manager failed to provide paperwork for the tow, did not post a legal notice of the impending tow in a noticeable location such as the mailboxes, and lacks documentation of the towing company or the motorhome's destination. Furthermore, the reviewer states that the police were not informed of the tow. Contacting the corporate office in Portland reportedly did not resolve the issue, with the reviewer stating that corporate was equally unhelpful and unaware of the details. The reviewer concludes with a strong negative assessment of both the manager and the corporate office's actions, expressing particular dismay that this occurred in a 55+ mobile home park.
Another long-term resident, who has lived in Idle Wheels for approximately nine years, raises significant concerns about the annual space rent increases. They describe these increases as "STEEP," far exceeding the cost of living adjustments typically received from SSI or SSD. The reviewer cites increases in the range of 5-9.9%, which they argue makes it increasingly difficult to afford living in the park, especially given the requirement that rent should not exceed 30% of income, leaving 70% for living expenses. This resident implies that these substantial rent hikes are disproportionately impacting residents who rely on fixed incomes and are already below the poverty level.
Adding to the negative feedback, the same long-term resident claims that the commodities listed on the park's webpage are "non existent." They also highlight the poor condition of the infrastructure, specifically mentioning "huge pot holes and roads in BAD shape," expressing concern that it is "just a matter of time before someone gets hurt... bad."
Despite these serious issues, the reviewer offers a slight positive note, stating that their neighbors are the sole reason for giving the park a two-star rating. This suggests that while the community of residents might be a positive aspect, it is overshadowed by significant problems with management and the physical environment.
Considering these direct accounts from residents, individuals searching for "RV parks near me" within a 55+ community should be highly cautious about Idle Wheels Manufactured Housing Community. The allegations of mismanagement, including the handling of vehicle towing, coupled with substantial and potentially unsustainable rent increases and neglected infrastructure, present significant red flags.
For those specifically seeking the stability and predictability often desired in long-term RV living within a 55+ community, the reported rent increase practices at Idle Wheels appear to be a major concern. Additionally, the alleged discrepancy between advertised amenities and reality, along with the poor condition of the roads, could significantly impact the quality of life and safety for residents, including those with RVs.
It is important to acknowledge that these reviews represent the experiences and opinions of specific individuals at the time of their writing. However, the severity of the allegations, particularly regarding the management and the infrastructure, warrants serious consideration and thorough investigation by any potential resident. For individuals searching for "RV parks near me" that offer a stable, well-maintained, and responsibly managed environment, Idle Wheels, based on this recent feedback, appears to fall short.
Prospective residents should conduct extensive due diligence, which would include visiting the property to assess the condition of the roads and infrastructure firsthand. Inquiring directly with the management about their policies on vehicle towing, the frequency and magnitude of rent increases, and the availability and upkeep of amenities is also crucial. Attempting to speak with current residents beyond those who have posted online reviews could provide a broader understanding of the living conditions and management practices within Idle Wheels Manufactured Housing Community. Given the serious nature of the complaints, exploring alternative 55+ RV parks in the Eugene, Oregon area with more positive and consistent feedback regarding management and property maintenance is strongly recommended.
In conclusion, while Idle Wheels Manufactured Housing Community is a 55+ mobile home park in Eugene, Oregon, the recent resident reviews highlight significant concerns about management practices, substantial rent increases, and the poor condition of the infrastructure. Individuals searching for "RV parks near me" who prioritize responsible management, predictable costs, and a well-maintained living environment should carefully consider these perspectives and conduct thorough personal investigation before considering Idle Wheels as a long-term living option. Based on the available information, there are substantial reasons for caution.

Idle Wheels Manufactured Housing Community Reviews
The manager is terrible, he had my grandfathers motorhome towed & had no paperwork for it of whom he had tow it & he did not post a legal due process of him going to tow it cuz it was never posted where it would be noticed like posting it at the mailboxes which he did not do & he has no paperwork of where it was towed to or who the towing company was that towed it & he did not inform the police of such tow incident. So I contacted the corporate office in portland which it was not ever resolved cuz they were no help at all they did not know who towed it or where it was towed to so they are as much responsible as the manager. No good.... very poor action on both parties the manager & the corporate office. Its a shame that this happened & to think this is a 55+ mobile home park absolutely appalling!
Jun 26, 2021 · Tina DelgadoI’ve lived here going on 9 years. Annual space rent increases are STEEP- far beyond the 1.5% increase we may get for SSI or SSD cost of LIVING increase... try 5-9.9 % sp rent increases thus majorly disqualifying us from living here where they require 30% of income to go toward rent with 70% left for living expenses. The commodities they list on web page are non existent. Huge pot holes and roads in BAD shape. It’s just a matter of time before someone gets hurt... bad.I understand ‘business’ and increases are a part of it... but these are ridiculous. Tenants here, for the most part rely on SSD or SSI income alone, thus already far below poverty level.Only because of the neighbors, I give it the 2 stars.
Mar 18, 2021 · Lori QuinnThe landlord doesn't maintain the grounds properly. Potholes in the road and so many spiderwebs, the laundry room looks like a haunted house.
Jul 28, 2019 · Nizita MaruvakaNo maintenance for the park. Best thing about the place is the location. At least the rent is reasonable.
Feb 02, 2023 · william johnMy wifes grandma has lived here for decades, it is a very quite peaceful retirement community.
