Falcon Wood Village Introduce
Located at 1475 Green Acres Rd in Eugene, Oregon, 97408, USA, Falcon Wood Village presents a residential option for those seeking long-term housing in a manufactured home community. Situated in Eugene, a vibrant city in the Willamette Valley, Falcon Wood Village offers a location with access to urban amenities and the natural beauty of the surrounding area. While the platform category is 'RV parks near me', it is crucial to understand that Falcon Wood Village primarily operates as a mobile home park catering to long-term residents who own their homes but lease the land. It does not appear to be designed for short-term RV stays; therefore, individuals seeking temporary RV accommodations should explore dedicated RV parks or campgrounds in the Eugene area.
The available customer reviews offer a stark contrast in perspectives regarding Falcon Wood Village. One review raises significant concerns about the ownership and management practices. The reviewer alleges that the park's ownership is attempting to acquire the entire park to rent out individual units, advising potential buyers against purchasing homes within the community due to the risk of being evicted. This review characterizes the ownership as "very shady" and mentions that a complaint has been filed with the Federal Trade Commission (FTC) for investigation. This serious accusation warrants careful consideration for anyone contemplating moving into Falcon Wood Village.
Conversely, the second review paints a much more positive picture of the community itself. This resident expresses love for living in Falcon Wood Village, highlighting several appealing aspects. The presence of "tall trees that give shade" suggests a mature and pleasant physical environment within the park. The reviewer also praises the friendliness of both the residents ("people") and the staff. A strong sense of community is further indicated by the comment that "Almost everyone takes excellent care of their homes and the gardens are incredible," pointing to a pride of ownership and a well-maintained aesthetic throughout much of the park.
In terms of amenities, the positive review mentions a "pool and hot tub" that are kept clean, providing recreational opportunities for residents. Additionally, there is a "common space that anyone who lives there can reserve," described as "very bright and comfortable," suggesting a valuable community area for gatherings or events. These features contribute to a potentially enjoyable and social living experience within Falcon Wood Village.
However, even the positive review identifies a significant downside: "the rent for the land under our manufactured homes goes up faster than inflation." This is a common concern in land-lease communities, where residents own their homes but are subject to increases in the monthly lot rental fees. While the community itself may be desirable, the escalating land rent can pose a financial challenge for homeowners over time.
Based on the contrasting reviews, the environment of Falcon Wood Village presents a mixed picture. The presence of mature trees and well-tended gardens suggests an aesthetically pleasing community. The amenities like the pool, hot tub, and common space enhance the quality of life for residents. However, the serious allegations regarding the ownership's intentions and practices raise concerns about the long-term stability and security of homeownership within the park. The issue of rapidly increasing land rent is another significant environmental factor that impacts the financial aspect of living in Falcon Wood Village.
The services and features of Falcon Wood Village, as indicated by the positive review, include:
- Friendly staff.
- A swimming pool.
- A hot tub.
- A reservable common space.
- Rules or a community norm of residents taking excellent care of their homes and gardens.
While not explicitly mentioned, it is reasonable to assume that Falcon Wood Village also provides essential infrastructure for a mobile home park, such as:
- Individual lots for manufactured homes with utility hookups (water, sewer, electricity).
- Internal roadways for access throughout the park.
- Waste management services.
The negative review's implication of potential eviction for homeowners suggests that the park currently operates on a land-lease model where residents own their homes but rent the underlying land.
Promotional information for Falcon Wood Village is not explicitly provided in the reviews. However, based on the positive aspects highlighted by one resident, potential promotional points could include:
- Emphasizing the beautiful environment with tall, shady trees and well-maintained gardens.
- Highlighting the friendly community atmosphere and staff.
- Showcasing the clean pool and hot tub as recreational amenities.
- Mentioning the comfortable and reservable common space for residents.
However, any promotional efforts would need to address the serious allegations raised in the other review regarding the ownership's intentions and the potential risk to homeowners. The issue of increasing land rent is also a significant factor that potential residents would need to consider. To obtain official promotional information or to inquire about the current status of the ownership and rental policies, interested individuals should contact Falcon Wood Village directly at (888) 485-1128 or +1 888-485-1128.
In the context of 'RV parks near me', Falcon Wood Village is clearly presented as a mobile home park for long-term residents who own their homes and lease the land. The amenities mentioned cater to a residential community rather than short-term RV travelers. Therefore, individuals seeking temporary RV accommodations in Eugene, Oregon, should look for dedicated RV parks or campgrounds that are equipped to handle their needs.
For those considering long-term residency in a manufactured home in Eugene, Oregon, Falcon Wood Village offers a community with appealing environmental and social aspects, as well as some desirable amenities. However, the serious allegations regarding the ownership's intentions to convert the park to rentals and potentially evict homeowners present a significant risk that must be thoroughly investigated. The issue of increasing land rent is another crucial factor to consider for long-term affordability. Prospective residents are strongly advised to contact the park management directly to address these concerns and to seek legal counsel if considering purchasing a home within the community.
In conclusion, Falcon Wood Village in Eugene, OR, is a mobile home park with a seemingly pleasant environment and community atmosphere, offering amenities like a pool, hot tub, and common space. However, serious allegations regarding the ownership's intentions to transition to rentals and potentially displace homeowners, along with concerns about increasing land rent, warrant extreme caution for potential residents. While listed under the platform category of 'RV parks near me', it is not suitable for short-term RV stays. Individuals interested in long-term residency should contact the park management at (888) 485-1128 or +1 888-485-1128 and conduct thorough due diligence before making any decisions.

Falcon Wood Village Reviews
This place is trying to own the whole park themselves and rent out individual units, so do not buy anything in here, because they are trying to kick out the people that own. They are a very shady group of people, and I have turned them into the FTC for investigation.

Jun 15, 2023 · Jane LincolnThis seems like a very clean and quiet manufactured home park. I do not live there but my family previously owned a park and this park looked to me like people took pride in their spaces and were thoughtful of their community. I didn't rate it 5 stars only because I was not there long enough to truly see any deeper issues, not I wouldn't expect that at all
