Richland Heights Mobile Home Park Introduce
If you are searching for "RV parks near me" in the Columbia, Missouri area and are exploring various long-term living options, it is crucial to be aware of the significant concerns raised in the limited online reviews for Richland Heights Mobile Home Park, located at 3901 E St Charles Rd. While it functions as a mobile home park, which typically offers a different model from traditional RV parks, the available feedback indicates potential challenges that prospective residents must carefully consider. You can contact them at (980) 875-1491 or +1 980-875-1491; however, the content of the reviews strongly advises caution and thorough investigation.
The customer reviews for Richland Heights Mobile Home Park highlight serious issues, primarily concerning the management and billing practices. One detailed review strongly suggests potential mismanagement and exploitation of tenants. The reviewer recounts the experience of friends, described as "young and just getting started in life," who signed a lease several months prior. Despite multiple requests, these tenants have allegedly not received a "simple mailbox key." This lack of a basic necessity raises concerns about the responsiveness and attentiveness of the management to resident needs.
Furthermore, the same review alleges that "The rent has raised on more than one occasion" within a short period. Frequent and potentially unjustified rent increases can create financial instability for residents and may indicate questionable business practices. The reviewer also points out discrepancies in utility billing, stating that "Water and trash, both or one or the other was supposed to be included yet on various months they are charged." This suggests a potential breach of the lease agreement and a lack of transparency or consistency in billing, leading to unexpected costs for tenants.
The reviewer expresses concern for the tenants, noting that "They're kids, they are scared to complain for fear of getting kicked out." This fear of retaliation for raising legitimate issues indicates a potentially intimidating or unsupportive management environment, where tenants may feel vulnerable and unable to assert their rights. The reviewer emphasizes that these tenants "don't party or cause any problems whatsoever" and "both work good jobs," suggesting they are responsible residents being unfairly treated. The reviewer concludes by calling for investigation and rectification of the management's behavior, highlighting the potential for exploitation of individuals in a vulnerable position.
Another, briefer review offers a slightly more balanced perspective on the environment but still raises concerns about management. It states, "Nice place for live, quiet, just the management can be a problem.." This suggests that the physical environment of Richland Heights Mobile Home Park might be generally pleasant and peaceful, which could be appealing to those seeking a quiet residential setting. However, the caveat that "the management can be a problem" corroborates the serious concerns raised in the more detailed review, indicating that issues with the management are a significant drawback of this community.
Based on these two reviews, the environment of Richland Heights Mobile Home Park appears to be potentially quiet and pleasant. This could be an attractive feature for individuals seeking a peaceful long-term living situation, possibly as an alternative to the sometimes more transient and less serene atmosphere of typical RV parks. However, this positive aspect is significantly overshadowed by the serious allegations and concerns regarding the management.
Information regarding specific services and features of Richland Heights Mobile Home Park is limited in the provided reviews. Beyond the mention of included water and trash (which is reportedly inconsistently billed), there is no information about other amenities such as laundry facilities, recreational areas, or community centers. Potential residents would need to inquire directly with the management to obtain details on what services are offered and their reliability.
Similarly, there is no promotional information available in the provided reviews. To learn about the availability of spaces, the costs involved (lot rental fees, potential home rental or purchase options), and any current incentives or special offers, it is crucial to contact Richland Heights Mobile Home Park directly using the phone numbers provided. However, given the negative feedback regarding management practices, prospective residents should approach any interactions with caution and ensure all agreements are clearly documented.
For individuals seeking a long-term living arrangement in Columbia, MO, and considering options beyond typical RV parks, Richland Heights Mobile Home Park presents a mixed picture. While the environment may be quiet and potentially appealing, the significant concerns regarding management practices, including alleged improper billing, unjustified rent increases, and a lack of responsiveness to tenant needs, are serious red flags. The fear expressed by tenants of potential retaliation for complaints is particularly concerning.
Therefore, this introduction must serve as a strong caution against considering Richland Heights Mobile Home Park without conducting thorough and independent investigation. Potential residents should attempt to verify the claims made in the reviews, inquire extensively about management policies and billing practices, and ideally speak with current residents (if possible) to gain a broader understanding of the living conditions and community environment. It would also be wise to be aware of tenant rights in Missouri and to seek legal counsel if any interactions with the management raise concerns about unlawful or unethical practices.
In conclusion, based on the limited but critical online reviews, Richland Heights Mobile Home Park in Columbia, MO, appears to be a community with a potentially pleasant environment but significant issues related to management conduct and billing practices. Prospective residents are strongly advised to exercise extreme caution, conduct thorough due diligence, and consider alternative housing options in the Columbia area that offer more reliable and ethical management.

Richland Heights Mobile Home Park Reviews
This place needs to be investigated. Visited friends here that are young and just getting started in life. They signed a lease several months ago. Have asked many times for a simple mailbox key and have yet to get it. The rent has raised on more than one occasion. Water and trash, both or one or the other was supposed to be included yet on various months they are charged. They're kids, they are scared to complain for fear of getting kicked out. They don't party or cause any problems whatsoever. They both work good jobs and are simply being taken advantage of. This behavior by management needs to be addressed and rectified. They are laws and contracts at will, without repercussions. It's sad, to take advantage of people in their position.

Feb 25, 2023 · Dan TybergThe management is no good in my personal opinion as you enter the mobile home park they have a bunch of rules listed. The rules are sensible , what's not sensible is the management who only apply they're rules on an individual basis and not to all whom live there
