Creekwood Estates Introduce
Welcome to Creekwood Estates, a mobile home park located at 3501 Clark Ln, Columbia, MO 65202, USA. For individuals and families in the Columbia area, and those exploring 'RV parks near me' with an interest in a mobile home community, Creekwood Estates presents a living option that has recently undergone changes in ownership and management, leading to notable feedback from its residents.
Creekwood Estates can be contacted at (573) 615-6778 or via mobile phone at +1 573-615-6778 for inquiries about residency and community information. However, based on the available online reviews, it is crucial for prospective residents to be aware of significant concerns raised by current tenants regarding the new ownership and management of the park.
One review highlights a major issue concerning lot rent increases, stating that the "new owners have jacked up the lot rents multiple times in less than a year." This significant and frequent increase in fees can have a substantial impact on residents, particularly those on fixed incomes. The same reviewer also points out a lack of responsibility from the new owners regarding the maintenance of common areas, specifically mentioning the trimming or removal of trees. This suggests a potential decline in the upkeep of shared spaces within the community.
Furthermore, the review indicates a change in the community's demographic, noting that "Apparently it is no longer a 55+ community." This shift in policy could be a significant factor for those who specifically sought a senior living environment. The reviewer expresses concern that these changes, including the rent increases, suggest an attempt to displace long-term senior residents on fixed incomes, labeling it as "Nothing but corporate greed." This sentiment reflects a significant level of dissatisfaction and unease among at least one segment of the current residents.
Another review echoes these concerns and broadens the scope of criticism, stating that "The new owners of Creekwood Estates and the new manager DO NOT CARE ABOUT YOU OR YOUR HOME." This is a strong indictment of the current management's attitude towards residents and their properties. The reviewer further elaborates on a "major sewer issue going on" that they claim the management has "refused to fix" and continues to "act oblivious" to. Unresolved infrastructure problems like sewer issues can create significant health and living environment concerns for residents, indicating a potential disregard for their well-being.
Considering these two reviews, a concerning picture emerges regarding the recent changes at Creekwood Estates. The primary issues highlighted by residents include:
- Significant Lot Rent Increases: Multiple increases in a short period can create financial strain and instability for residents.
- Neglect of Common Area Maintenance: Failure to address tree trimming and removal in common areas can detract from the park's appearance and potentially create safety hazards.
- Change in Community Age Restriction: The apparent abandonment of the 55+ designation may be unwelcome news for those who chose the community for its senior living environment.
- Lack of Care from New Ownership and Management: Residents express a feeling that their well-being and their homes are not valued by the new management.
- Unresolved Major Infrastructure Issues: The alleged refusal to fix a significant sewer problem indicates a potential disregard for essential living conditions and resident health.
For individuals and families in Columbia, MO, who are searching within the 'RV parks near me' category and considering a mobile home community for long-term living, Creekwood Estates presents several serious points of caution based on recent resident experiences. The reported issues of escalating lot rents, neglected maintenance, changes to community demographics, and a lack of responsive management are significant factors that could negatively impact the quality of life for potential residents.
Prospective residents considering Creekwood Estates should undertake thorough due diligence to ascertain the current conditions and management practices. This should include:
- Contacting Management Directly: Inquiring about current lot rents, any planned future increases, policies on common area maintenance (including trees), and the status of any reported infrastructure issues, such as the sewer problem. It would be prudent to seek clear and documented responses.
- Visiting the Property: Observing the condition of the common areas, the overall upkeep of the park, and any visible signs of infrastructure issues.
- Attempting to Speak with Current Residents: If possible, engaging in conversations with a broader range of current residents beyond those who have posted online reviews can provide a more comprehensive understanding of the current living environment and management responsiveness. Asking about their experiences with rent increases, maintenance, and the management's handling of community issues would be particularly relevant.
- Reviewing Lease Agreements Carefully: Understanding the terms of the lease, including clauses related to rent increases, maintenance responsibilities, and community rules, is essential before committing to residency.
- Investigating Local Regulations: Familiarizing oneself with local and state laws governing mobile home parks and tenant rights can provide a framework for understanding the obligations of the park owners and the rights of the residents.
Given the serious nature of the concerns raised in the online reviews, prospective residents should approach Creekwood Estates with caution and prioritize gathering comprehensive and up-to-date information before making any decisions. The reported lack of care from the new ownership and management, coupled with significant rent increases and unresolved infrastructure issues, suggests a potentially unstable and unsatisfactory living environment for new tenants.
In conclusion, while Creekwood Estates is located in Columbia, MO, and may appear as an option for those seeking 'RV parks near me' for longer-term residency, the recent feedback from residents paints a concerning picture. The significant lot rent increases, alleged neglect of maintenance, changes in community demographics, and reported lack of care from the new owners and management, particularly regarding a major sewer issue, are serious red flags. Potential residents are strongly advised to conduct thorough investigations and gather substantial additional information before considering Creekwood Estates as their new home.

Creekwood Estates Reviews
The new owners have jacked up the lot rents multiple times in less than a year. They won't take responsibility for trimming or removing trees in the common areas. Apparently it is no longer a 55+ community. It appears they're trying to get rid of senior citizens on fixed incomes, even tho most have lived there for years and keep their properties in good shape. Nothing but corporate greed.

Feb 04, 2025 · Derek LongI use to live there about 5 years ago. It's a very nice mobile home park. For 55 yrs old and older. It's quiet and everyone is very friendly. It's right behind Home Depot. There is fast food places and Cracker Barrel. And motels and hotels all around you.I loved living there and I would love to be able to live there again. A lived with a good friend but she had to be put in an assisted living home.So I would recommend anyone over 55 to check this mobile home park out. You won't regret it
