A great little mobile park with apartments out in the North Eugene area out by HWY 99. The new owners have done a fantastic job fixing it up and are only getting started. Soon this will be one of the best hidden spots for someone looking for affordable housing in a tough Eugene market.

If you call affordable housing a $1,000.00 a month for a apartment, next to a homeless camp of over 200 residents , a hidden gem, well your definition of affordable and gem are far off from my definitions of those two inaccurate statements you made. Most tenants are on fixed incomes and there rent is constantly raised. Three or four times within the last 2 years. Better than under a bridge but comparable to the mckenzie motel in springfield, but more rules. Which dont apply to everyone. Just depends on your lease which every tenants is different. But yes a far improvement from horse stalls and temporary living quarters built to house railroad workers in early 1900's. There should be laws to protect citizens from being completely robbed by landlords. Just because its legal does not mean its right . Affordable housing , Obviously you meant , outrageous pricing with perks of a homeless camp and all the awesome mess that 20% of them make everday. Which is why so many businesses have left the area. Has potential but rent increases, surroundings and unrealistic rules have haulted that potential. All to save and or make a dollar. The minimum amount spent to maximize there already large profit margin. At the expense of tenants.Of course the plumbing issues throughout the whole park are known but owners ignore it. Roots backed with out of date plumbing have compromised the plumbing. The owners know this yet bill the tenant for any issues. The apartment buildings have no foundation as defined by law. The attic is filled with asbestos insulation along with mold covering the entire inside of the buildings. Electrical issues plague the apartment buildings, leaving live wires , faulty outlets and fire hazards. Let us not forget the rats that are as big as cats. As well as cat leukemia plaguing the homeless abandoned cats that roam the entire park. In short it is nothing short of human rights being violated. Lead paint is another aspect. My residency at Camellia Park was without a doubt one of the worse experiences that I have ever endured and I would not wish my worse enemy to live at Camellia Park. It would be nice if the fire marshal, code inspectors and others did there job and held these criminals accountable. Millionaires who rob every cent from those already in a tough spot.
